TOI — builder not refunding the deposit amount

Last month received agreement on 13th aug’19, now want to withdraw. They are charging me 75000/- as a cancellation charges on my deposit amount.in the agreement, no where it is mentioned about the cancellation charges. Request to kindly refund my complete amount along with the interest on the amount paid by me, as they have done fraud. Without approval from concern authority they have sell the flat
