My Experience with House of Abhinandan Lodha – One Goa: A Caution for Prospective Buyers
I am sharing my personal experience with House of Abhinandan Lodha (HoABL), One Goa, so that prospective customers can make an informed decision before paying any booking or advance amount.
How it started
On Sunday, 28 June 2026, from approximately 7:30 PM to 9:30 PM, I attended a video call conducted by Ms Srishti Srivastava and Anshika Singh from House of Abhinandan Lodha, during which the One Goa project was explained to me.
I had specifically conveyed that I was looking for a ready or near-ready house because of an urgent requirement. During the discussion, I was informed that a plot could be allotted immediately and as represented to me during the call, villa construction could be taken up and the villa could be ready in about one year.
I was also informed about an offer available at that time of free lifelong club membership worth Rs.10.62 lakh, 2 Lakh discount on call application, 1 year cam waiver etc. which forced me to book the plot without visiting the site and plot and was encouraged to secure my booking by paying ₹99, 000/- on the spot.
Before making payment, I specifically asked what would happen if I visited the site and subsequently did not wish to proceed if I don’t like. In that case they committed me that my money would be refunded within 45 days. They shared me such communication in wats up. The representatives were extremely responsive during the booking process. Relying upon what was communicated to me, I paid ₹99, 000 on 28 June 2026.
An important clarification about the name
At the time of booking, the word “Lodha” naturally made an impression on me because I was familiar with the well-known Lodha name in Mumbai. Both the ladies supported to me understanding. However, I subsequently noticed an important disclaimer in the company's own communication stating:
“House of Abhinandan Lodha has been established in 2020 and is not, in any manner, associated with ‘Lodha’ or ‘Lodha Group’.”
I believe prospective customers should be aware of this distinction and independently verify the exact company/entity with which they are dealing before making any payment.
My site visit and cancellation request
As discussed during the video call, I personally visited the Goa site on 4 July 2026. Based on what I saw at the site, the status of development did not meet my requirement for having a house within the timeframe I needed. Infact there was nothing on the site and it may take another 5 to 6 years to get some development there.
I therefore contacted Anshika Singh on 4 July 2026 and informed her that I did not wish to proceed and wanted my ₹99, 000 refunded. I was advised to send an email. However, according to my experience, at this stage I was not specifically informed that the cancellation request had to be sent to the dedicated cancellation email address. Accordingly, I replied through the email channel available to me and communicated my request for refund on 4 July 2026 to update hoable email.
There was also a WhatsApp group involving us, and I shared the screenshot of my refund email there for information. My understanding was that my request had been taken up and that I needed to wait for the stated refund period of 45 days starting from 04 July 2026.
What happened after 45 days waiting
After waiting for the refund period and subsequently pursuing the matter, my experience changed considerably. Getting clear information regarding my refund became extremely difficult. In my experience, calls and WhatsApp messages did not receive the kind of responses that I had received during the booking stage. It was only subsequently after 45 days, that I was informed about the specific cancellation email address.
I was shown communication referring to a:
“100% Transparent Refund Policy”
which stated that the application amount was:
“100% refundable within 45 working days from your cancellation request.”
The communication also specified the particular email address to which a cancellation request had to be sent.My concern was simple: had this specific procedure been clearly communicated when I first requested cancellation on 4 July 2026, considerable difficulty and uncertainty could have been avoided.
A fresh refund timeline
I ultimately sent the cancellation email to the specified cancellation address on 10 August 2026.I was thereafter informed that the company considered my cancellation email as having been received on 10 August 2026 and that a 60-day refund TAT would be calculated from that date. This was particularly frustrating for me because I had already communicated my intention to cancel and seek the refund on 4 July 2026. I had acted according to the guidance available to me at that time and believed my refund request was already being processed. The difference between my original understanding regarding 45 working days and the subsequent communication regarding a 60-day timeline commencing from 10 August caused me considerable confusion and frustration.
Repeated follow-up for my own ₹99, 000
I was subsequently asked to follow up with Ms Urvashi Waghela regarding the refund. Thereafter, I continued pursuing my ₹99, 000 refund through emails, WhatsApp messages and telephone calls. No responses to phone calls and wats up messages replied by Urvashi.
The email responses I received were largely along the lines that the team was reviewing the matter, working to expedite the refund and would inform me after processing. Rest assured type tec. For a customer waiting for ₹99, 000 of her own money, receiving general responses without a definite resolution was extremely frustrating. After prolonged efforts, I reached a stage where I communicated that if my money was not refunded, I would consider approaching the police/appropriate authorities. After that Ms. Srishti she gave me contact of her senior officer.
Finally, someone helped me
I want to be completely fair while sharing my experience. Towards the end of this difficult process, a gentleman named Ashish ([protected]) intervened and genuinely helped me. He assured me that the refund would be taken up and committed to getting the matter resolved.
My sincere thanks to Mr Ashish.
My interaction with him finally gave me confidence that somebody was taking ownership of resolving the issue. After all these follow-ups and considerable effort, I finally received the complete refund of ₹99, 000 on 16 October 2026 after 105 days of my payment. I want to convey my gratitude to Ashish ji.
Therefore, I want to be very clear and fair: I am not saying that House of Abhinandan Lodha ultimately withheld my ₹99, 000. I received the full refund.
My concern relates to the difficult customer experience I personally went through in obtaining that refund, particularly the communication regarding the correct cancellation procedure and the point from which the refund timeline would be calculated.
My advice to prospective customers
Based entirely on my personal experience:
1. Please visit the actual project site before paying ₹99, 000 or any other booking/advance amount.
2. Do not make a property decision merely because an offer is stated to be available only for a limited period (which I made).
3. Verify the exact identity of the company/developer. Do not assume that House of Abhinandan Lodha is associated with the well-known Lodha/Lodha Group. Read the company's own disclaimer carefully.
4. Get every important sales representation in writing, particularly representations regarding construction and delivery timelines.
5. Ask for the complete cancellation and refund procedure in writing before making payment.
6. Specifically ask:
o Where does the cancellation request have to be sent?
o When is cancellation officially considered received/accepted?
o What is the exact refund period?
o Are there any deductions?
o What documents or forms are required?
7. Keep copies of everything: payment receipt, emails, WhatsApp conversations, offers, cancellation emails and refund-related correspondence.
8. Do not depend solely upon telephone or video-call discussions. Important commitments should be obtained in writing.
9. Most importantly, visit the site yourself and satisfy yourself regarding the actual stage of development before paying an advance.
10. Be aware with the sweet talks of sales executives like Sristi Srivastav ([protected]) and Anshika Singh ([protected]) from Abhinandan Lodha, if they approach you. They never support when you need it. Urvashi Waghela ([protected]) doesn’t deserve to sever in any company.
My final view
I ultimately received my full ₹99, 000 refund, and for that I am relieved. I particularly appreciate Ashish, who helped bring my case towards resolution. However, the journey from my first cancellation request until receiving the refund was, in my personal experience, stressful, frustrating and required persistent follow-up.
I am sharing this experience not to make unsupported allegations against anybody, but to make other prospective buyers aware of what I personally experienced and to encourage them to exercise due caution.
Visit the project first. Verify the company. Check the actual development. Get construction timelines and promises in writing. Understand the cancellation/refund procedure completely. Only then pay your booking amount.
I learned this lesson through my own experience, and I sincerely hope that sharing it helps another prospective buyer make a more informed decision.
In public interest
Thanks & regards for patient reading
Ms. Rajashri Wangnekar/Sawant
