I would like to inform you about the un-ethical practices by Director Priyadarshi Mishra of the company ALL ABOUT BUILDINGS PRIVATE LIMITED [Other Name: Design and Construct]; as we are seeking immediate help, we have outnumbered customers who were cheated, traumatized had to bear huge financial losses due to the inferior quality concrete grade used, unnecessary delays in construction at every stage which is against the signed agreement between us, and the company is unwilling to compensate or refund the paid money upon the contract termination for many reasons i) breach in the quality of materials (ii) aging delays at site work (iii) demand of more payments without completion of previous work.

We would like to get our money back, I would like to make a sincere request to all officials set down a strict injection on this company's owners so they cannot abscond from India or cheat any other Indian citizens. Priyadarshi Mishra misused the customer's money to build his luxurious life and he bought an expensive Apartment & BMW, AUDI expensive cars, & reportedly opened a new business unit in UAE https://www.fastserve.online/

I believe if these incidents were not reported to Government Officials & Senior Authorities, Public then Priyadarshi Mishra will keep doing sharp practices with very strong motives. I didn't lose hope to get justice by Indian Civil Law though I know it will be delayed.

We have a sincere request, Please initiate strong possible actions against him, so at-least his company should compensate other suffering customers asap, as I have a very strong feeling that may very soon (AABPL) will declare their company insolvent as they are not paying salaries to their employees, sub-contractors, construction materials supplier vendors, etc.

To Construct a Ground Floor, 1st Floor, 2nd Floor &Terrace floor along with applicable, GST @ 2.7% of the final cost of Rs.51, 89, 445/-on an empty vacant land address # No.669 in Reliable Dollar Colony Phase2E, Gattahalli Village, Rayasandra Road, Sarjapura Hobli, Anekal Taluk, Bangalore 562125.

The later Floor Plan was changed, and Project Value Increased due to the Addition of Floors to G+3, Final BOQ was received on Wed, Mar 2, 2022, inclusive of GST @ 2.7% of the Final Cost of Rs.73, 64, 629/- over email however which they didn’t bother to send a revised agreement till date.

I have experienced multiple delays in every stage due to companies' false commitments, and promises which were never fulfilled, (AABPL) company managed to build a basic foundation, sump, 1st Stage Plinth in the last 8 months, and every time (AABPL) denied sharing the construction materials quality, quantity details.

On 10.09.2022, I reached out to (CIVILAID) NABL Accredited Laboratory as per “ISO / IEC 17025:2017” certification company to perform the quality and strength inspection, we have found very shocking results from the Test received on 16.09.2022, that disclosed the column and beam strength is unsatisfactory, the concrete used for the foundation of the building is M15 Grade instead of M20 as per the structural designs which I did not approve in writing, However (As per Agreement is supposed to be M25 Grade used in Foundation), Inspection team doubted this quality and cannot retain the capacity more than Ground + 1st-floor building for long, the basic requirements for construction services is known to the company, still (AABPL) caused huge loss to my site with extremely poor laid foundation, used below M15 grade concrete, simultaneously suffered the loss of money, time, severely impacted my health mentally and physically.

i. Non verticality was observed in few of the RC beams.

ii. Non alignment was observed in beam junctions at various locations.

iii. Honey combed concrete was observed in RC column-beam junctions at various locations.

iv. Major distress features were observed in depth of foundations as per approved drawings the depth of footing was 2mts, but actually it was 1.5 mts.

v. The Coarse Aggregate (20 mm) Gradation does not meet with requirements as per IS 383-2016.

vi. The Fine Aggregate does not meet with requirements as per IS 383-2016.

vii. As per design the Grade of concrete M20, while testing it’s found approximately M15.

viii. Major distress features were observed in RC columns and beams insufficient of depth of footing; and there are many other points which proves the construction work carried so far doesn’t meet the strength required for Ground + 3 Floors.

ix. Foundation depth is only 5.1ft including 4inch PCC, according to the Agreement it is supposed to be 6 feet, many more flaws (Detailed Quality Report is Attached as a reference)

The work done so far at my site is not as per the actual amount paid for the construction and the quality and the work doesn’t justify in comparison to the excess paid amount, On Thursday, Sep 8, 2022, I sent an email to (AABPL) for Termination of the Contract because of the poor site condition, extreme delays in construction activities, absconding laborer’s due to huge debt and missed payments for multiple sub-contractors and vendors, and further violation of materials quality, Breach of contract by giving insufficient, unsatisfactory and disappointing, construction services this would cause me more delay in further constructing on plot with huge loss of money.

I have only option 2 options left to get moving further by spending additional funds.

i) Demolish the Complete foundation, remove the concrete debris and build everything from scratch. [Total Estimate additional Expenses: 7, 00, 000 to 8, 00, 000/- Lakhs INR]

ii) Retrofitting/ Jacketing mechanism on each foundation Column/Beam to provide Strength [Total Estimate additional Expenses: 6, 00, 000/- Lakhs INR] still we will not get enough strength to build G+3 Building to hold the foundation for 99 years.

Hence, I would like to get the total transferred amount including the compensation.

On 20th September I did receive a call from Directors Syed Suhebulla & Priyadarshi Mishra asking for 2days of time will send N. Ramesh to check the Site condition, Priyadarshi Mishra confirmed that he is ready to compensate for the loss (Call Recordings were available in digital format). All companies-associated culprit members immediately switched off their cell phones, blocked me from LinkedIn including other customers, and deleted the company pages to hide the public/social reviews.

I sent an email reminder on Date: Thu, Sep 22, 2022 – No response received & 2nd reminder on Date: Thu, Sep 29, 2022 at 4:14 PM; within 8 minutes Priyadarshi Mishra replied that he has received my Legal Notice and will reply to me via Legal channel.

There are more than 25+ customers who are suffering from (AABPL) fake company advertisement, low-cost construction, and poor commitments for most of them, some of them do not want to take legal action as their compensation is less than 5 lacs, few of them received cheques based on their demand for settlement, most of their cheques were dishonored when presented to Bank multiple times.

A few customers are ready to file a legal suit against company CEO: Varun Kumar Malisetti & Director: Priyadarshi Mishra, we will continue doing the same.
