Anbu Realtors Pvt Ltd — Reimbursement of advance against cancellation of booking

I have booked a plot No.54 in Sri Sai Garden with an advance amount of Rs.10, 000/- (Rupees ten thousand only), after a day they told that plot they cannot give since it was a fixation plot, so we took Plot No.29 and again they convinced us to take Plot No.58 for this process itself it took a week. After that they sent the copies of the mother documents along with legal opinion to us for verification. In that opinion the Plot No.58 was not mentioned, while enquiring they sent a separate opinion for plot No.58 only (in that opinion they changed only the first and last page and rest of the papers they took photo copy from the old opinion and kept in between to that opinion) to our surprise while asking them they also accepted that it was done like that only. For providing EC also they took nearly 10 days. Due to this the trust with Anbu Realators has gone and we approached them for withdrawal of our booking. While booking they told that if you are not satisfied we will return the money without any deduction. Now they have returned only Rs.6000/-. We have never used their utilities like vehicle, food and not even water for the site visit, we went on our own expenses. Please instruct them to return the balance Rs.4000/- to us.
