Anubhav Plantations Limited, T.nagar, Madras (chennai)-600017 — Non-payment of returns on 6,000 investment in Teak Farm Plan under Scheme AV-1 since 1996

I, Promila Bansal (now Promila Gupta), wife of Rajiv Rattan, wish to register a consumer complaint against Anubhav Plantations Limited regarding my investment in its Teak Farm Plan under Scheme AV-1.

The details of my investment and the issue are as follows:

1. I invested ₹6, 000 for a period of 20 years in the Teak Farm Plan under Scheme AV-1, vide Application Form No. 621969 dated 25/06/1996, against Receipt No. 79052 dated 11/07/1996.

2. Subsequently, I received a Lease Agreement relating to Land/Plot No. 709, measuring 1.15 cents (approximately 500 sq. ft.), for a period of 99 years. The agreement bears C. Code: DL06R002 and B. No. NB138 and was received by me on 28/12/1996.

3. Thereafter, I received the Sale Deed relating to the above-mentioned land on 23/01/1998. However, I have not been able to identify the exact physical location of the land covered by the Sale Deed.

4. As per the scheme/commitment made to me, I was to receive interim returns from the teak plantation and the value/returns relating to the land at the end of the 20-year period, which became due in approximately June 2016.

5. However, despite the completion of the 20-year period, I have not received any payment, interim returns, settlement amount, or other benefits from the company in respect of my investment.

6. Approximately 30 years have now elapsed since my investment, but the company has neither paid my due returns nor provided a satisfactory explanation regarding the status of my investment, teak plantation, or the land allotted to me.

RELIEF/REQUESTS:
I therefore request the concerned authority to kindly:

Take up my complaint and verify the records of my investment under Scheme AV-1;

Direct the company to provide the complete status and account of my investment;

Provide details regarding the teak plantation associated with my investment, including its status and returns generated, if any;

Provide the exact location and present status of Plot No. 709, measuring approximately 500 sq. ft.;

Provide the present/current value of the land and the benefits/returns payable to me under the scheme;

Direct the company to pay all amounts legally due to me, including applicable returns, interest and/or compensation, as may be determined by the competent authority; and

Provide a written explanation for the non-payment of my dues despite the completion of the 20-year term in June 2016.

I am ready to submit copies of all relevant documents, including the Application Form, Investment Receipt, Lease Agreement, Sale Deed, and any other documents available with me, for verification.

I request that the matter be examined and appropriate relief be provided, considering that a substantial period of approximately 30 years has elapsed since my original investment.
