Asha Township — paid full amount for the plot and not registered

I had very bad experience with asha township, i paid advance of 40 lac to asha township (Channakeshava/raju). I have paid advance with the condition that they will get all the sanctions necessary. The sanctions are still not in place and the layout is not approved.
Still i am behind them asking for the registration date or refund of my amount. They are postponing month on month that registration will be done and wait for few more days.
Please beware of them before buying.
Request concerned authorities to take strict action against them and have justice bestowed upon the distressed customers
