[Resolved]  Kataria Builteck Pvt. Ltd. — Poor standard and safety compromise

Those who are interested in Kataria Builteck ( Product like KB Ecocity, KB Royal, KB Paradise etc.), Pls first you watch KB Ecocity ( A project of more than 175 flats). Don't waste your hard cash before visiting the project which has already completed. Pls visit at least once to see what they deliver after lovely and lucrative promises. I am taking my half an hour for writing review for the builder with the intension that, the customers and to-be customers should ask builders about the already finished projects and be-aware of gap between promise and delivery. Sample flat would be for sample only but the reality is in KB Ecocity. People, who have already purchased, ready for the worst nightmare after possession. Kataria will reply in soft and would work slowest pace, and has compromised with safety of life. Pls make your life insurance cover before you enter in the flat. There is list of problems, a few are as below. 1. Kataria gang is not a builder, they are marketing people, once they sell the project, they are least bother about anything. 2. They will take BMRDA approval, but will not facilitate you “Occupancy Certificate”. 175 flat owners have requested to Kataria 100 times, but builder is shying away from the responsibility and putting them on the mercy of law. 3. Builder has violated the approved plan and has shifted the GATE of planned project, which has reduced the project area than what builder has sold to all owners. 4. Carpet area is barely 50 – 60% of the area of super build-up area, which is against the law. 5. There is serious conspiracy in buildup area and undivided share, 945 sq feet, 995 sq feet, and 895 sq feet has been registered with same undivided share of land. 6. Builder will not facilitate the meter in the name of owners; owners have to run for title change of electricity meter after the possession. 7. There is no plan of fire safety in this huge project. 8. They may promise of 4 to 5 bore well at the time of selling but the reality would be very different. Here for 175 flats, now they are saying they will provide only 2 borewells. 9. Still, the sewage water is not connected to sewage pipe, it is dumping in open space and inviting mosquitoes and diseases. 10. The swimming pool is not surrounded by iron gauge, and have treat to our childrain. 11. There is no separate wiring for power plug, in flat wiring, this is basic wiring skill. 12. The back up of electricity (DG), they will not run even if they have promised 24 hr power back up. 13. Circuit breakers are not of ISI mark, there are many cases of fire dysfunction of appliances because of the sub-standard circuit breaker. 14. Switch and wiring are of poorest quality and have serious threat of fire when you are not at home. 15. The common area is leaking with sewage water even after 1 month of building possession. 16. Main door and room door, bathroom door are having no difference and made of MDF wood. This will swell once you wash your door, just think about bathroom door. 17. Door locks of the flat are of same sub-standard, even main door can be open by trail of few keys of other flat. Security threat. 18. Bathroom floor may be of reverse inclination of the hole. Keep broom ready after each time you take bath. 19. No proper paintings of house are assured and glass windows are not cleaned. 20. Don’t surprise if water is not coming when you go to washroom, you have to run after to find who will do the needful. There would not be any responsible guy for 175 flats as maintenance activity. This is a routine job. 21. If you complain to Kataria, he will politely say they are working, since 4 month, I could not see visible progress in the work. They have diverted the money from KB Ecocity to other projects. Even they moved the labours and supervisors . 22. Majhar is not faithful in any case, he will not listen if you have already purchased flat. He will treat you like, he is your owner. 23. All taps are rusted in the flat even in a month, there is no cleaning of tank, atleast in last 5 month, since I am here. 24. All [censored]s Regards Aj
