Arun Excello is an awful builder. Guys who are investing on their future constructions consult DESH Apartment owners before your put your money down. I strongly recommend you go for better builders.

Arun Excello construction standard is below normal and he is just interesting in money. Classic example : They installed a generator set which was atleast 20 years old as per experts.

Their attitude towards customers is horrible.

I have purchased a flat in Madulika block 2, very poor quality construction. Water from bathroom seepages through the wall and goes all around the wall upto bedroom. You send complaints, they never acknowledge and even if they do that is not upto satisfactory. Worst thing, in some units, the ceiling concrete crack and came off. They did not make proper provision for treating drainage water and let the water directly into the nearby lake and caused lots of hardship to the villagers. One day villagers came and blocked the sewage line coming out of madulika.


Because this builder sponsor supersinger in Vijay TV, people think it is good builder, worst quality builder in my opinion.
They built too many houses in one place, and hence water problem skyrocketed now, it is not a good area now to buy a house
Arun Excello's Temple Green project has the following features, which is now claimed as budget house:
- No provision for A/C
- No provision for Water purifier
- Gas Pipe (claimed orally, but not part of Agreement)
- Difference in Agreement & Model flat for the model/brand & count of washbasin. Model flat & drawing displays two washbasins while agreement has provision of only one.
- Difference in Agreement & Model Flat for brand of kitchen sink, C.P. Fitting
- No mention of Park in documents which is claimed in Advertisements.
- Handling over dates shall not be delayed due to non-availability of EB connection.
- The PSP (Arun Excello) is not aware of any document, judgment or legal process or other charges or any latent or patent defect affecting the title of the Said land or any material defect in the Said land or its title which has remain undisclosed and/or which may affect the PTP prejudicially ...
- Defect Liability Period - That the PTP (buyer) after receiving the final possession notice shall raise within 30 days of such notice of possession in writing a no objection/claim against PSP (Arun Excello) in respect of any work in the Apartment which may be said have been not done or complete in accordance within the specification. Any such objection received after stipulate time shall be accepted only at the discretion of the PSP. The wall crack may not appear within 30 days so there is no guarantee if would be rectified at all.

I am Ganesh Gandhi from Chennai. I am the Ex-Employee (sales Executive) of Temple Green, Oragadam. I took 15 days leave because of my father sick. I know the management never accept my leave. Because he is my father not them. When i mail the reason of my leave, no response from anyone. May be, the company has been trying to treat me like a un-educated. So, i decide to resign my job.
But, when i went for apply it. they wont respond anything. They will see like a new fellow. I wont worried because i started my own business in my city life. Just imagine, if they are normal employees. They will screwed. But, i dont how the CREDAI is choosen the member like this.

Anyway i having the problem like My +2 Mark Sheet, my Provident Fund, My 15 days salary.

When i consult with my lawyer, he said make the notice file about the firm. But, the problem is because of the top employees, i am not interest to spoil the whole employee of the firm also.

Anyway guys, just imagine-

for employees, They will treated like this.

ARUN EXCELLO means excel in Money Collection. I have booked a Compact Home in Ponjeri on Sept'2010 and got delivered on May'2013. More than 6 months delay in handing over. When I claim for Delay charges, they just said that I have not paid them full amount before handing over. so, they will not pay any delay charges. When ever they demand for money, we have pay them without asking anything as a customer because they are money oriented. Not intended to satisfy Customers.

Quality of construction also not upto the mark. Painting work was very poor. Arun Excello showing Gimmicks in all Compact Homes as Low cost Homes; But in reality Compact Homes are Poor Quality homes and designed economically to save cost for Arun Excello.

I would like to suggest you all to go other Good Builders or Developers.
Just STAY AWAY if you plan to buy.

Reasons (I have two houses here)

1. No rental arrangements made by them as promised after 4 months of handing over (They assured the they have so many Nissan employees waiting to occupy while starting the building)
2. They collect 99% of payments + interiors + Extras + interests (with an unfair %) and handover 6-8 months delay (as someone says they are good in collecting money - expect cal center girls chasing you from the next day you received their due letter in midst of your business meetings)
3. No proper handing over (you have to beg them for everything)
4. No one responsible to answer you
5. Totally unprofessional and unethical management.
6. Property appraisal is yet t be seen - will take loooong time to see any profits.

Recently every owners should have received an email from the GM stating their incapability of completion in time and handling over with 6 to 12 month delay.

Just STAY AWAY if you are planning to book now (Oct 2013)!
The worst behaviour and unethical management..I agree with all. Keep on postpone the handing over and very poor construction and no quality in works. Keep on reminded but no action so far. Temple green project was not handled professionally and very poor response.

The same thing as what Mr.Venkatraman Kesavan said happened to me also and they have been postponing the handover dates from Dec 2013 to till date and when we asked about it through email with several reminders moreover now they have started to threaten us like we are going to get the flat from them and also how are we going to live in the flat ...

It is the unprofessional and worst attitude of the Temple green project .. Guys trust me it is one of the worst investment ...

I have bought a 2 BHK flat in Temple green project in oragadam the quality of the flat is good and also i am getting the decent rental return its worth buying in temple green.
hi guys i have checked in oragadam there is no project apart from Arun Excello have delivered properly and done a good job.

they have filled the place with more people, we are living happy since there are at least 500 flats occupied and very secured and problem free living. Maintenance activity is excellent. Even the return on investment is good, i hope henceforth no need of builder's rental service since there are so many tenant coming on their own to the project for finding a home for rent.

i am breathing happy for investing in Arun excello and my investment is fruitful.

the above issues are not correct, if any one has any doubt please visit the project and believe your eyes. you will know the true colour.

I don't believe if any one claims to live in a peaceful life in arun excello. I am a owner of a flat built by Arun excello. They have an irresponsible AGM called Somasundaram who never cares about a customer's problem. He wont use any other word other than It is not out scope for any issue you raise or he will claim that it is builder's prerogative right.

They are good in advertisement and having understanding with Vijay TV to market their worst service as Best Service. Since we people are addicted to TV, we believe what ever they say is true(Idiotic and a lie)

I don't know any other builder's trouble as I didn't think of going to another builder again, so not complaining.
I know its been a while since my original comment. I am yet to see a single extremely happy Arun Excello home buyer. Construction standard is horrible. We have had numerous leaks in the house from rain/from the house above mine etc. The list is endless.

yes very true sailorjk, we are suffering after giving our hard earned money. the owners staffs and their families are bathing in a pool of customers blood. I wonder do the staffs and owners in arunexcello ever heard a word called humanity. They are only rich by cheating innocense, instead of doing such sins, its better to be a beggar.No doubt all our curse will impact on Arunexcello staffs, managers especially Hemnath, somasundram etc etc and owners. The day is almost near.

And good maintenance and security, my two childrens are studying in temple green cbse school, marketing excutive helped to get admisson easily, now my childerens are going to school and getting to home easily

arun excello staff behavior is not professional towards the people living there. they were not even attend your call and if by mistake they attend they will not reply to your queries.
Based on where you stay the customers are treated differently, I have never seen a such a awful behaviour from a manager in Temple Green.

I have two other flats in Chennai but not with Arun Excello, they provide all the services I need, I can't even rate this so it is really BAD.

PLEASE DO NOT INVEST IN ARUN EXCELLO.
I lost a lot of money by purchasing an appartment with them. Please be aware.

When you go to see the appartment you hear the following promises.

PROMISE 1: ON TIME EVERY TIME

I incurred a great loss by buying an appartment there. As the construction was delayed I had to pay lot of pre-EMI. The handover was delayed more than one year. So I was not getting any rentals anyways + I had to pay my EMIs.

They will just build four walls and rest all is additional. There would not be any curtain rods as well. A/C points- additional cost.

PROMISE #2 IMMEDIATE MONTHLY RENTAL

Words of the sales executive :

"We get so many rental enquiries that we are not able to accomodate. Even before the appartment is handed over, we start getting enquiries about rentals. So you will get a assured rental income not less than Rs.12/sq ft. We also have our rental assisance team who will help you in getting tenants."

APPARTMENT MAINTANENCE:
Rs2 / sq ft + 15% sevice tax. You will not get a rental of Rs.12/sqft as it was promised. But they will be so prompt in collecting the maintanence.

EMPLOYEES:

This is the best part of it.
They would use words like " You dont try to teach me", "I am not working in that department. call another number" ( absolutely no ownership and responsibility), "You have bought an appartment here, why do you want to post the issue in media and spoil the relationship", " The person whom you spoke has left the job, How do you expect me to know it", "The person you spoke left the job, now I cannot anything if you have a problem" etc etc etc..

You will go mad in explaining the issue from scratch to different person each time.

As it is cousumer complaints forum, I thought five starts will indicate the issues is extrememly intense and selected all five starts. I am not able to edit it. But please dont go by the starts :(
We have purchased 3 apartments from Arun Excello(Block 3 F20 Megha, Block 2 S2 Madhulika and Block 2 F11 Atana). We have house warming function for Madhulika Block 2 S2 on 25th and 26th of this month and for that we requested Mr.Lakshman(CRM) and Senthil(Marketing Executive) to provide a common space to cook for around 60 members. In our Brahmin Culture, the pandit who is doing pooja will not have food neither prepared from outsiders nor from catering services and hence we requested management to provide some common space to cook food. But the way Lakshman and Senthil responded is too harsh. It is really frustrating that these marketing people's behave differently before we buying apartment their approach is different and after purchasing their approach is different. I have requested them many times to provide an alternate option for me on the same, but they speaking harshly and disconnected the call while speaking. And moreover Mr. Lakshman is customer relationship manager and he don't even know how to behave with customers. Also they didn't mailed any do's and don't for house warming function. One more thing I just want to convey here after handover of apartment(Megha Block 3 F20), we had noticed that the flooring looks horrible. The finishing was not proper & they used mixture of two different colored tiles which looks odd. The wall finishing was not proper, as it was not looking even & they haven’t removed the paint with carbide scraper which spreads in wall while painting the door. Also after two months of handing over the apartment, we have been facing severe seepage problem on top of the wall(ceiling) in bedroom which have been spreads over hall, kitchen & bathroom through wall. We had complained the same to facility team and sent an email, but I didn't got any response or acknowledgement till now. Also in Madhulika Block 2 S2 after handing over we see some air cracks on wall and same has been informed to Mr.Senthil and Mr.Rajendran, but it's been one month and still it is not addressed.

I am residing in ARUN EXCELLO TEMPLE GREEN, Vallakottai. In the LPG connection they have pipe lines for distribution of LPG directly to the apartment. So once in every month they come into and take meter reading of LPG connection and calculate amount which need to pay for the usage accordingly.
Recently i found that they use multiplication factor of 1m^3 volume of LPG= 2.7Kg equivalent. So i searched internet and everywhere else that this conversion is wrong and the SI unit conversion formula is 1m^3= 1.89 Kg approx of LPG so they are charging by doing fraud in distribution of LPG gas.
When i went to talk with manager of Apartment they call facility office, They said me the extra is for leakage and all pressure kind of thing. But according to my Engineering knowledge there is no such things.

Let me explain, The SI units came into existence because we had earlier problem in trading goods and services, So internationally they established the unit conversion from one form to another like the meter of LPG gas pipe line reads the value in meter^3 and the person who takes the reading in need to convert it to kg for per kg price assigning.

So from conversion they are cheating not only me, but whole community of ARUN EXCELLO temple green apartment residence.

Kindly help me sir, every month they charge more than 200 Rs for nothing.

They have the 24 Rs per month as maintenance charge and 47 Rs per kg rate for LPG. so there is no need to put extra fraud in unit conversion. They do not give stamp on paid book, and if you need the pay book copy or xerox i am here to give you the each and every apartment pay book for gas connection.

P.s:- Correct me if i am wrong, the unit conversion is best as i can know. And also if they need to charge extra for any losses they must include this price in service and maintenance section GAS PAY BOOK as they are already charging 24 Rs per month.

I spoke with the management they refused to give me any conversion table they had by LPG gas agency.

The same above complaints are very very true. I infact read the complaints before buying and I enquired regarding this to some of their staffs and thats what I made a mistake, they promised everything and told they will do high end delivery but as told nothing happened. Flat supposed to be handed over this month but seeing the construction work it will take another 6months, even we kept quiet for that but they havent registered our flat yet, its almost more than 7months after paying them full cash but still registration was not done. Since the staffs were not responding properly I raised the issue to M.Hemnath, general manager.After speaking to him, I then understood why staffs were so lethargic. Hemnath is highly irresponsible fellow and doesnt respect the customer and even he dont know how to speak to a customer, he just barked. Arun excello management should get updated by recording the calls like many customer service company. Otherwise just coz of the staffs approach itself Arun excello will loose many customers. After my purchase I thought of buying another to my sister here but thank god I didnt pushed her into this. I told her to seek another builder. I have asked them to return our full money but its fishy that why there is such delay in registeration, if someone knows please let us know as i highly doubt that someone filed cases against this company and thats why this project is delayed even for registration. Even though its rera approved project I dont see AE as genuine builders anymore. Please if someone know the reason for delay means, do lemme know. Overall its better to be away from Arun Excello.Thank you.
