Agree...this is very fraud builder...be careful...ask the sample agreement doc...then only book the flat.
How Mantra Builder dupe its customer.
1. You book the Flat with Initial Amount.
2. Then you will keep calling builder for agreement but he will deliberately make it delayed.
As per his Term & Condition it should be done within 15 Days from purchase.
3. After agreement you will start you loan process with bank for which bank.
Builder will deliberately make delay and mistakes in providing docs.
4. Now bank will take its own time for processing Minimum 1 months (any national / private banks takes this much time)
5. Once your loan passed and builder gets the amount you will ask the builder for posssession.
Now from here Onwards builder will start showing his true coulor…..
6. Builder will ask you to clear the dues, which would be counted from the date of booking and that would be huge amount
Now you can't do anything you have to pay the amount to builder otherwise he will threten you for legal action.
7. The Builder will not even touch to your flat to start preparation for completion unless you pay him the due charges.
8. Once you paid the charges then he will complete the work after several followups (1 or 2 months) with worst material.
This is very fraud builder….be very carefull.
9. Construction quality is one of the worst quality.
The builder will never show sample agreement copy for reading.
This agreement is as good as staying as a tenant and you can neither quit nor stay kind of situation.
Suggesting buyer not to caught in the trap of this builder and better look for any revowed builder.
There is no gurantee of possession and no guarantee of construction material.
Points to remember before booking flat :
1. Ask for sample agreement copy, do not book unless he provides it.
2. Have clear written communication on all things.
3. If there is any delay from builder for any doc get it written from him.
