Dear Everyone!
I bought 2 BHK flat in Mar 2010 from Mantra Properties in Mantra Majestica Project. After purchase I did the agreement with builder in same month. As it was a March month I was told to hold on to process the bank loan by banks due to financial year ending. In next following financial year I was asked for latest income tax details where I have to wait for another 3 months to receive from my company. Bank asked more papers and builder authorities delayed to give me which postponed the loan sanction till November 2010. When asked to builder to accept the bank loan and give the possession of the flat. Builder without hesitating asked under table money of 256000/- as interest and was not ready to give any documentary evidence for such a huge amount.

I was shocked to see the daring of the builder. When I raised the complaint to Police, Police on other hand negotiated with builder and told me this is universal practice and I should pay the amount asked by builder to him.

I had no option but to raise my consumer voice in local consumer forum. The case is in progess and taking long time for decision. I have already spent more than 18 months to get justice but it is still awaited with new date every time.

I am a simple middle class person, took a flat for my family. I don't know how much time it will take more. Is there any way to teach lessons for such builders? or we have to stay in independent country slaved in hands of Politicians, Bureaucrats and people like this.

Gentle request who ever is dealing with Mantra Properties for their new sites, Pl. read the agreement before signing. The builder is very smart and takes absolute ownership of everything with letting you down nothing left behind with you.
Few steps before taking flat with Mantra Properties;-
• Visit his completed sites, see the progress. Half the things are incomplete as per promise.
• Talk with flat owners of old sites, discuss financial and transaction history with few people.
• Discuss and read old agreement to get idea of agreement which builder is making with you.
• Don’t sign any document without reading anything.
• Papers will be shown to you last moment, tell them you require time, go home read and then take decision.
• Take clear financial payment schedule and understand everything otherwise he is smart to trap you in future.
• Consult your legal advisor. Collect all site papers demanded by him from builder. After confirmation only decide to take flat with builder.
• If you are looking for loan, show all papers to your bank authority. After clarifying from them take decision to take a flat.
• Builder has not made any society with his older sites and keeping all rights with him. Clarify the formation and contribution for Society.
• Builder has kept money making rights with him. Eg. Mobile tower income if installed in premises will be taken by him whereas it should go to Society.
• No pots in balcony, steel doors installation to main door is allowed.
• where there is no security and security hired don’t take responsibility to secure your assets.
I am educating with some facts but you will know more once you go in deep. In short I want to close this note by keeping your informed before taking any decision.

Guys, stay away from this builder. This is very professional cheater. They don't even no how to do construction. All are just to ruin your life. Construction quality of walls are like balloons. If you give a hard cick on wall it will show its appearance. They just make fool to ordinary people by showing brand Priyanka chppra and balana ...

They will tell u 24 hr water. Getting 2 hrs watet Daily is a huge achievement..

Really be away I would say i[censored]r buying flat in Mantra any site. Instead don't buy the flat.

God save you from such fraud guy...

They have the same practice everywhere. Very much professionally trained people appointed to ditch normal people.
Agree...this is very fraud builder...be careful...ask the sample agreement doc...then only book the flat.


How Mantra Builder dupe its customer.

1. You book the Flat with Initial Amount.

2. Then you will keep calling builder for agreement but he will deliberately make it delayed.
As per his Term & Condition it should be done within 15 Days from purchase.

3. After agreement you will start you loan process with bank for which bank.
Builder will deliberately make delay and mistakes in providing docs.

4. Now bank will take its own time for processing Minimum 1 months (any national / private banks takes this much time)

5. Once your loan passed and builder gets the amount you will ask the builder for posssession.

Now from here Onwards builder will start showing his true coulor…..

6. Builder will ask you to clear the dues, which would be counted from the date of booking and that would be huge amount
Now you can't do anything you have to pay the amount to builder otherwise he will threten you for legal action.

7. The Builder will not even touch to your flat to start preparation for completion unless you pay him the due charges.

8. Once you paid the charges then he will complete the work after several followups (1 or 2 months) with worst material.

This is very fraud builder….be very carefull.

9. Construction quality is one of the worst quality.

The builder will never show sample agreement copy for reading.

This agreement is as good as staying as a tenant and you can neither quit nor stay kind of situation.

Suggesting buyer not to caught in the trap of this builder and better look for any revowed builder.

There is no gurantee of possession and no guarantee of construction material.

Points to remember before booking flat :

1. Ask for sample agreement copy, do not book unless he provides it.

2. Have clear written communication on all things.

3. If there is any delay from builder for any doc get it written from him.

Biggest fraud ever seen & suffered !!!

This builder charge you very less rates per square feet and tell you loading of 30-33% (Varies customer to customer).

But he considers lobby area while calculating total area which will not be specified in any of the documents but customer has to pay extra for that area along with extra loading on same area.

Builder & its staff is also rude... they follow very unlawful practice...


Please stay away from this builder...

I have visited Pune Keshav Nagar site on Yesterday Evening, The keshav Nagar site is new project for this Builders. One of the Executive from builders .He behaves like me as hilter. actually I am going to enquiry about the project, In between I told something about other project going nearby.

The Builders staff is also rude... they follow very unlawful practice...

I am planning to buy flat from Mantra Propertied from undri site. Could you please suggest me for this location?

I am asking your suggestion because whatever reason mentioned above it was not happend to me like the executive was so soft spoken & also shown me the agreement copy. Also, he waiting for more than 30 days for agreement. But yes that is true that the builder provided very less rate per sq/ft as compare to other builder in that same area. So, I am confuse & want to confirm whether I have to buy or not because the execute with I am dealing he moved to another location & new executive is joined and now he saying anything which very scary & filling not trustfull.

If you don't want to donate your hard earned money, please do not buy flat in any of the project of Mantra

Most of above points are actually applicable to all builders and even you need to be smart while dealing with builders.
I would suggest do not do any deal with this builder very very fraud/cheater builder stay away from him.
About the quality work is very very poor/cheap .. I am experiencing now a days
Yes - dont go by their branding (brand face they call it). Talk to the people living in there societies.

I request you kindly read this and then thing about the Flat.

I booked one Flat in Mantra for Tingre Nagar Pune project, I booked this flat in Feb-2016, just paying 5100/- cause that time they have some offer.

The sales member who was there at Tingre Nagar site he was giving many offer that time, he just wants to sale that flat in any condition. Hence we booked that flat and for other remaining amount they given a one month.

When I am giving 5100 amount the sale person said if you cancel your flat then we will refund this 5100 amount.

But unfortunately I cannot have arranged remaining amount. Hence I talked with their sales team person Mr. Arvind, he asks me all question why I canceling this flat, what is flat number when you book this flat what amount you paid, I provided this all info on his official mail ID on 25 March 2016. And Mr. Arvind commit that you will get your amount back in next 15 Days.

But After 15 days I have not get my amount or any call or any update from Mantra.

Hence I again drop a mail then Mr. Arvind replied that "Your request is forwarded for cancellation." He drops this mail on 13 Apr 2016.

On 19 Apr I again drop a mail but no reply.

Hence I continue calling Mr.Arvind but he not answered me proper. he just saying I will call you I will check your update but no answer.

Then I received a call on 3 May 2016 from sales manager, Mr.Terence. Again same story he asking all the question which I already answered to Arvind.

Then he said Arvind left the company so i am the person who taking care of your issue. So i explain all the story and he said my other team member will call you Mr.Rajnikant.

So rajanikant called me i explain the issue. and he commit that I will get my 5100/- in may 1 week or 2 week 100%.

In 1 week I have not received nay update hence I called to Rajnikat so he said, Sir I need your bank statement, caue we need to check that 5100 he given by you.

Hence I fwd my bank statement on 11 May 2016, and then he said you will get yoru money in this week only.

But 2 weeks no update, I called many times to Rajnikant but he not answering my call, when my mom and my wife called him so talk very rude. So we can see how professional member are working there.

Then again I called to Sales Manager Mr.Terence so he is also same, he just saying sir don’t worry i will check and I will call but I never received any call from him.

Then finally Rajnikant called me at office at 18 May 2016 to collect the check, and see what he did, the cheque which he going to give me, my name is written on it that is Rushikesh which is wrong my correct name is Hrushikesh.

I got angry I said, I drop you many mail in all mail my name is Hrushikesh in bank statement also my name is Hrushikesh then how you do this. He not able to answer anything he said don’t worry I will make other cheque with your correct name and I will send this cheque at your home direct.

I said ok, but next full day no person come at my home or not call from rajnikant.

Next day I told him I will come to your office don’t send any person so still he said no sir I will send my person will come there till evening.

I said ok, but same no person came at home then I got angry and call to their customer care number, so from customer care Ms. Nilam is there and ask her for escalation process so as he is setting as a customer repetitive and still she don’t know the escalation process, she ask to someone and she providing me Rajnikant number, I said give me someone else number I have this number, then she give me some Head Number (Mr. Vagheswar), i direct call this head person so he was in meeting so he said call me after 15mini, hence I called him afar 40mini so I explain all the story, so he said ok sir I will call but no call from him.

Next day I lost my temper and call rajnikant and I said I will come to office I need my cheque today only,

And I got my check on 21 May 2016

Who this reading this my humble request to you before you take any action think it very carefully.

Hi had booked my flat with Mantra Properties 24 west Gaunge, due to some medical and financial problems i have cancelled my booking against the flat, at the time of booking they say that we will reimburse the amount in 15 days, however its more than 4 months for me today and there is no reimbursement done till date.

The in charge person does not even bother of giving a single reply to mail sent, i have drafted atleast 10 e-mails and not a single reply. When you call up the person who is in charge he has hell lot of excuses and many a time they dont even pickup your call.

Worst ever customer service encountered.

I have booked flat with Mantra properties in Moshi. My experience with Mantra is not good. They do not reply customer properly. The room size really small. I would not recommend to book flat at Mantra properties. I am asking possession but they are not replying although i have paid all amount.
Dear Sany puj, pls tell me about moshi site. Is everything fine there. I have just booked flat there and builder is promising the immediate possession and I have personally seen the flat ready. How about documentation. Is everything fine?
