All,
we stay in US and my father bought an apartment at tivoli project at whitefield bangalore in 2007. Project was developed by IDEB PARKWAY consortium.we were dealing with Ideb group and project was getting completed fast.In end 2008 or 2009 Mr gajra of Parkway took out advertisements against the project and IDEB causing project to stop.I just read of the net that project has now been taken over by Parkway after stopping it for 2 years and that they have no experience in developing.Some Praveen Tewani is owner of Parkway and I checked he is an electronics dealer in singapore.
I have also learnt that Mr gajra is agreeing to give 18% interest as damages to us.Huge money is owed to HDFC and my father informs that some warrants were also out on Parkway. Tewani ,as per their website owns UPTRON,the defunct electronics busness which closed down after going bankrupt in north India.
How is he going to finish.I have paid 65% and now they are asking butthe work is at standstill.I dont understand how a man who stopped the work thru public advertisements is now saying that he will hand over.UNless he gives us Post dated chqs as damages to ensure completion.
we should ensure our completion, damages for delay and compensation payable to us in case MR Gajra?tewani?Parkway? further delay our houses. before we release any further payments.

buyers of Parkway Tivoli,
my sister has booked a flat at tivoli in 2008, work was going on till early 2009 by IDEB. then she saw advertisements by Parkway against tivoli project and work also stopped.since them there were rumours regarding HDFC take over.now she informs that Parkway, who were against the project and instrumental in stopping the project have taken it over. can someone inform whats happening!
if they have indeed taken over then should they not pay her damages as they appear to be the people who stopped it in the first place.
Then i read that they are not avilable in bangalore, what happens if something goes wrong again.
pl advise.

we are in the same predecament as yourself, i called parkway office and one insisted upon damages for delay being paid and confirmation of delivery by issuing post dated renatl chqs be given.only receptionist answered and refused to put my call thru to anyone. I checked from HDFC and they confirmed that they had issued possesion notice but deffered the same on some payment commitment by Mr Gajra to them thru collections from buyers meaning that intent is to collect from us and pay up HDFC!!! then what happens to money neede for completing the project? i also called C2C and was informed that balance work runs into crores of Rs.
So if our money is to be used by Mr Gajra and his overseas partner Mr Tewani to repay for loan they have taken and used money elsewhere then how to ensure project completion. Unless mr Gajra/ Parkway/ mr tewani explain the above I am not giving any more funds to them.
On asking thes questions the receptionist put the phone down. on asking for marketing staff she said no one was there.
i suugest that we form a welfare association to ensure completion and give our money into an escrow amount to be used for project work only and not to repay the loan amount taken by parkway.
anyone offering their views?

beware guys there is a false id by name of digital123 and geeta 1985 planted on the net trying to cover up the scam being run by Mr Gajra, Parkway and their actual owner Mr tewani, who owns the now defunt company know as UPTRON- please see web.
we have checked from HDFC and all money which we will pay will go to pay the HDFC debts and not used for work. Parkway is not committing any compensation for last 2 yrs delay( i have learnt that digital 123 and geeta1985 have rcd compensation at 18% interest for last 2 year and post dated chqs for furure delay...

WOW, instant replies from geeta 1985 and digital123, as if they are on line all the time. guys I am as interested that project is completed, its not about IDEB or Parkway. question is I need guarantees for completion and those to me are not coming (maybe some of you are more persuasive than me so have already recd chqs from Mr gajra...I have not). so lets not push the blame on x, y or z or hide behind some other company.You say Parkway has paid to HDFC, but when I met HDFC they confirmed to me that all Tivoli collections will come to them to clear the loans first and not for construction...also when I rang up Parkway and asked to meet their MD, Mr Tewani, I was informed that he doest stay here and Mr Gajra in Calcutta.They connected me to Rajesh who was evasive in talking about compensation but was only asking for money to pay HDFC...so my friend, I have also burnt my fingers but do not want to jump from frying pan into fire without sureties now on completion of the project...thats all. i met the project consultants at site(it was not a sunday...and there was not even power at site...so much for progres...on asking why they dont even have a generator, project consultant informed that none has been arranged yet)...anyway he informed that work of about Rs25 cr is balance at site which Parkway is saying it will do in !0 months!!!
just be care full guys ...my money is hard eaned ...dont want to loose it.

would agree with you Ravi...I am not paying a penny till compensatiom is committed to us for last 2 yrs and assurance given that flat will be handed over by 30th nov. My Dad visited the site yesterday and no work had started, no staff was there. I rang up parkway office this morning and there was some commotion in the backround and the girl could not connect me to anyone.will try again tom...

we had a meeting on19th feb at site and Rajesh of Parkway was present.some of the buyers were also there. there were only 20 people working at site. We asked for mr gajra but he was not available.parkway insisted on payments but it was unananimously decided by all that we will make complete payment when parkway hands over the flats and not before. That way at least parkway will complete the project.
Big rumour that police have registered a case against Parkway directors( Gajra, Tewani and Co) but no confirmation is there.

The FIR has been filed and has been confirmed by Parkway themselves. We are talking to them to understand the impact on the project schedule.

BTW we the purchasers have started a group called [protected]@yahoogroups.com where we post regular updates post the meetings with Parkway. Owners can join by sending the scanned copy of the first page of the sale agreement.

This is Manish Gupta here from Home Solution and we are working on sales of Tivoli Project at Whitefield.
Just thought o[censored]pdating on the progress of the project.
The project has been delayed by a long time, since parkway took over the project from last year end. They had informed in Jan 2011 that they would hand over the possession by 30th Nov 2011, but seeing the project there would be a expected delay of about 45- 60 days.
At the site the work is going at decent pace, not at what it should have gone. Apartments upto 6th floor are ready to take possession. The plumbing, flooring, door, windows, painting has been done and flooring upto 10th floor have been done in all the blocks.
The lift ( of Hyundai company) which to my knowledge is a pretty good company ( you can see the same in Brigade Metropolis) the latest update from the lift engineers is - in block A and B - the lift poles have been installed, they are installing the doors and in block A and B they would start the testing by early Dec, after fixing all the doors on all floors.
On landscaping - which is being done by Dhruv Associates, the excavation of the swimming pool is done.
The compound wall - foundation has been put, the compound wall has been take about 12 to 14 feet inside with the present compound wall, hence visitors car park would be outside the new compound wall. The foundation for the security cabin has been put.
Hence is it not that Parkway is not doing any work at the site, there has been steady progress and got the project to better shape as it was last year.
The things which are basic essential for people to take possession is
a. Providing power ( BESCOM)
b. Water: which is by borewell.
c. Powerback up: Installation of generator.
d. Entry plaza, basement : The marking and there has been work on the entry plaza is going on - the basement is also ready but need cleaning and checking of sprinkler system which already has been installed
Hence by Jan end at least the basic infrastructure such as Entry plaza, Security, power back up, power, water, lift should be ready.
The other work such as Club house, squash court, finishing of stair case room, lobby, landscaping might take 45 to 60 days.
Hence owners can take possession of apartment in Jan ( mid - end) and start the wood work and by march 2012 definitely they should be able to move into the project.
HDFC & Axis Bank are funding the project and payments have been done for new apartments sales done in last few months, hence bank also have checked the legal aspect of the project/ company etc and then only there are funding the project as the bank would not take risk if they would see any legality issue with the company/ project
Tivoli - the main usp being the floor plan which is probably one of the best plan in this surrounding, with very good carpet area and the work such as Structure, wall, etc are very well done, the project being stopped for 2 years - you would not see any seepage or cracks on the walls etc, which is very common in many of the projects.
It is not that Im supporting the developer, Im just trying to give the recent update and our view of the project - after working on the project for last few months.
Lastly it is all hard earned money of Buyer who would buy apartment and also understand after reading review on the project they would feel it to be a risk by buying in this project, hence we suggest that any buyer who is keen on the project can first get the legal papers checked by a good lawyer, and we or parkway group are always available to clarify any doubts on the Project etc.
With all these concerns - the price is kept reasonable considering the surrounding projects. But this does not mean that there are still issues with the project, developer or completion of work.
We at home solution work on almost all the big developers across Bangalore and we have taken personal interest on Tivoli project as getting a project in such prime location, with such good floor plan and such reasonable price is very difficult.

ok, can we have any other review from people who actually bought flats here? is it still worth buying amidst so many issues?
Legal Issues with property..I was inquiring about this project and got to know about legal issues from one local guy who is manager in a nearby apartment and insider of that area. He told me that out of total four acres of land only three acres belong to builder and rest one acre is panchayat/government land and builder has constructed the apartments on that illegally. Builder has already got notice from the village panchayat (under which it falls) in March 2012 to pay round 10 crores rupees or else the unauthorized part of building will be demolished. I would advise people to be strictly away from this project since legal issues are not yet over.. Don’t go by assurances from builder or brokers involved in this project and act foolish.

I don't think there is any legal issues on land. I am buyer in tivoli, most of the buyers have verified the legal papers with legal attorneys before buying the apartment. Request you not to put such comments.
Any update on this project?still any legal issues r pending?i m interested in thi project.
