[Resolved]  PATEL NEOTOWN — FLAT TERMS CHANGED

Patel Neotown a project of Patel engineering was launched in early 2010 at NOIDA Extension

They have changed their original plan to make more money by cheating and have made flat buyers life miserably. They are being cursed. The detail of fraud :

1. Height of buildings have been increased from 14 to 19 floor. Site will become congested but developers incurs only construction cost and sell additional floor at full value.
2. Balcony width has been increased from 1meter to 1.5 meter without buyers consent. Balcony cost is only 1/3rd of normal cost but they are charging full cost on additional super area (for 55 sft increase they are charging for 100 feet (45 feet is common area). They should charge for 18 sft instead of 100 sft
Patel's are money hungry people they can go to any extent to exploit flat buyers
3. They will start construction in April 2011. They have extended the delivery date by 1.5 year.

I agree and they are cheating to the buyers. Can any one suggest me should I stay with patel or change the builder?
They also have very objectionable clauses in their Flat Buyer Agreement letter like in case of farmers compensation buyers has to pay. This really does not make sense. Land is sold buy Noida authourity and brought by Builder why should buyer pay compensation.
I also have booked flat there and have opted to get the increased balcony as they are giving the same at discounted rates to the old buyers and I checked everything and it made sense to go for the revised size unit at slightly higher total unit cost at this time. I have seen that a 3 ft balcony is not very practical and if the width is 5 ft then the entire area is more practically useable.

In fact I would be more releuctant to pay for any area if the width was 3 ft as it doesn't make sense.

I also checked about the height increase - certain buildings have increased in height as they have eliminated a few buildings resulting in more ground area - so what is problem in that as long as builder is not changing the floor we have booked to the higher floor?

Regarding the clause in the flat buyer agreement that Gopi Pal is talking about I will have to check that. Does anyone know if its a standard clause in other builders agreement also? Mostly the agreements of all builders seem to have common clauses.
