To the best of my knowledge in the past 11 years, not one single person has successfully recovered a voluntary reimbursement from Royal Garden Villas in Bangalore India or the Benjamin family. The string of “next month” type promises is the Benjamins’ calling card. In my opinion you will see nothing outside of a court room.
Others have launched civil cases both in India and the US, as the value of the land may have enough equity in it to compensate those who are at the top of the list. (So if you are considering civil action, waiting would be a mistake, in my opinion, as the longer you wait the less equity will remain.)
As far as evidence for the police goes the following will be helpful in going to the Bangalore Police:
- a copy of your booking agreement;
- copies or bank statements of cheques, or money transfers sent to Royal Garden Villas Bangalore;
- all emails between you and your salesperson;
- a written list of phone conversations (dates and what was discussed) with your salesperson or any employee of RGV or Royal Indian Raj.
