RPS Group Infrastructure Ltd. launched their biggest residential project Savana in 2006 with big promises. However even 5 years after launch & very stagnant construction progress. RPS has extracted almost 90% payment from us in 2010 but building only the concrete structures
I mean we have been given promises but RPS has never even fulfilled any promise.
Response from RPS on possession is only an eyewash and everytime We receive a scripted and standard response but no real effort is seen from the RPS.
Now I have received the enhanced EDC demand....... I don't understand?......No developement, no infrastructure, no possession of flat...........inspite of this we have to pay 1.7 lakhs in 30 days.....
As per Builder Buyer Agreement, possession to be given by end of 2009......Words by RPS- " U will celebrate your 2009 Diwali at this Home"........Now 2 Years delay in Possession is by RPS then Why we should we Pay this enhanced charges.......Govt will increase this EDC charges in future also what is the Gurantee that we will get Possession in 2011......If RPS doesn't give us Possession in next 3 Years then it doesn't mean we will pay the EDC charges.
What about Increased Home Loan Interest? we have paid 2 Years extra to Bank, As of now.
What about my Rent which I am paying for past 2 Years becoz of delay in Possesion.
RPS can't wash his hands by 6% saying Penalty P.A., whereas Home Loan Interest is 10.25% & House Rent is 15000 per Month ( 1.8 Lac Per annum- 10% Basic Cost of Flat).. RPS will have to understand our Problems also like Extra Home Loan Interest, Rent Paid,
No Commitment they are Giving on Possession date.
