Sub: Serious structural damage of Runwal Towers, Plot –C, Kolbad, Thane (W).
Dear Shri Subhash Runwal/ Shri Sandeep Runwal/ Shri Subodh Runwal,

There is a very serious reason behind drafting this letter to you as our
building Runwal Towers, constructed by your company which is 12 years
old, situated at Runwal Nagar, C-Plot, Kolbad is undergoing a serious
structural turmoil. We have frequent incidences of slab covering
collapses since last few months.

Today early morning at 3:30 am, a massive slab cover collapsed near
the entrance of Tower A (pl see the attached photographs of todays as
well as earlier slab cover collapses). Fortunately no one was injured
as the incidence happened in the early morning wee hours.

Sir, since the building was constructed and the possession given to
the members, in the year 1999, there were many construction
defeciencies observed like leakages, cracks in pillars and columns,
poor plaster quality, which was frequently brought to your notice vide
communication letters send to you by our previous all managing
commitees, resulting sadly in a poor response from your side.

We had done a structural audit very recently by a licensed structural
auditor. The remarks of the auditor were very serious regarding the
structural stability and he observed serious slab conditions inside
most of the flats, deep cracks to the structure and heavy corrosion
problems.

There are 15 commercial shops in the ground floor of the building,
which are vacant since last 12 years, due to your disputes with Thane
Municipal Corporation. We were unable to inspect them during the audit
as the shutters were locked but we are sure that there will be serious
civil conditions inside the shops.

Sir, you have not procurred the "Occupation Certificate" neither have
you done the Conveyance for the buliding/land. We had to forcefully go
to the Co-operative Society Registrar for the Society registration in
the year 2000. We have filed a litigation against you for not giving
us the OC but even there no one is attending the court dates from your
side and the response is ver poor even there.

There is no fire fighting system (which is mandatory) for the 11 floor
Tower. We had a fire incident in the last month, which was reported to
the Fire department. Neither there is effective drainage system to the
Buliding of 66 residential flats.

We, members of Runwal Towers, are living here in extremely dangerous
conditions due to lack of seriousness shown by you towards the safety
of our lives. We are an esteeemed class of active and retired people
from Business, Corporate, Communication/ Media and Government sectors.
Till date, we have shown a very patient approach towards the situation
and towards you, but henceforth, we are going to rake up this issue if
you do not respond.
