[Resolved]  Sahil Heights, Pimple Nilakh — Not Providing Completion

Hi All,

I made huge mistake by booking my flat in Vaishnavi builder's Sahil heights.
1. The brochure says lot of thing but it was told later after agreement that the brochure is older one and we are not giving those facilities
2. Look at the building A. The building is not complete yet but the possession has been given. The construction is still going on and not enough security measures have been taken.
3. After a lot of follow-ups one lift has been installed recently. The second duct is not even covered properly.
4. I havent got the VAT receipt yet, I paid it in March 2011
5. Since it is still under construction, there is a lot of disturbance and noise.
6. They have lack of professionalism.
7. There are not enough employees/security guards.
8. We have been charged Rs. 20,000/- for maintenance I am not sure how this money is being utilized. They are not provide any details about this.
9. When I ask about the amenities, they say those will be after completion of the project (I dont know when is that). If I press hard they say it's written in the agreement (I read agreement and I couldn't find anything like that)
10. It's been more than 6 months I got possession now, but I haven't got the car parking yet.
11. Don't have idea about Completion Certificate
12. Don't have idea about NOC of electricity, water, fire etc.
13. Don't have idea when the society will formed.
14. Don't have idea about below things,

•Proof of approved floor plans
•Copy of Building plan and approval plan
•NOC from local authority
•Completion certificate (CC)
•Transfer utility connection
•Handover of documents

Recoment you to not purchase flat from this builder. I don't how much time this builder will take to complete this whole site because the 5 years are already completed and nothing can happen from this builder. Please think before purchasing flat in this site.

Do not buy house from this builder it is black listed builder. No construction quality, he is building the sahil heights from last five years yet not complited and with lots of problem.
Resale your flat to the builder so that you will be out of pain and stress
We are facing same issue... has anybody filed legal action against this builder?
Very poor construction quality & builder is gaon chap goon.
Basic requirements like electric cabling is not even properly done.

if you visit this project check A/ B wing, you will be able to see the electric pipes running across the parking ceiling.
Always there is electric fluctuation in the society because of the transformer issue, builder has used third quality transformers.

Only good thing of this project is structure of buildings, you will get big common space.
But the safety measures are on stake.

The stair side walls are so low in height which are invitation for any day accidents.
I saw their are families with kids are staying in society which made me surprised how these parents are making sure the safety of their kids.
with such a low height walls while passing through stairs.

Building is now over to society & still there are lot of open issues with building maintenance.

I would not recommend to any one to buy /Rent Flat i this society.

No Main Gate
No Rear side boundary
Common entrance to society and the Basti at the back side
Same issue with their other project in Wakad. Sahil Vighnesh Residancy. Have anyone filed legal complaint?

Dear Friends, whoever is buying property here.. Requesting you to not buy property here as project is not good. Still people staying here are facing lots of issues.
1. Water issue
2. Parking issue
3. Builder are typical govevala so very unprofessional about their commitments.
4. No Completion Certificate
5. No Conveyance Deed
6. Transformer issue
7. No Rear side boundary
9. Common entrance to society and the Basti at the back side
10. Provided plats to government employee's so no one will going against him.

Better way to buy a flat from reputed builder to avoid such issue. The kalpataru will be starting their big project near to this in next few months, you can buy a property over there as its good for you
