The matter cited in respected Mr. Rajeev nelieth had already attended by Santhimadom Builders.
His villa already ready to handover some little bit finishing touch is pending & this is informed to him in our last mail with snap.
Regarding his monthly rental, we had paid already 11 months rent as per our earlier agreement their after as per their words his parents want to stay there. So that’s why the rental formation can not be moved further.
Regarding his gift land of 10 acres land in madurai we had already register with him & handover the original documents to him in his last visit in India-2010.
We admit our few mistakes the villa construction work is delay as per the agreement,
One of the reasons to delay this project is their two representative which were appointed by Mr. Rajeev was there for interception in this project. They are change the plain every time when they visit to Project site.
Rajeev sir’s father visit yesterday & as per discussion with him he will happy to takeover on June month

Every one knows that this is a huge big project around 600 villas & we accept that the project is some delay due to various constraints. We also try to handover all villas as soon as possible. So we can constraint on our other projects.

Mr. Chairman,

Where is the response to my reply to your email sent to me on my office email and also to the forum? How are justifying the non payment of rental when you have not yet haded over the villa? How do you expect someone to stay in the villa when the work is not completed? What about all the expenses I have incurred by coming to Guruvayur based on the dates you kept giving me and yet the work not being completed?

The work quality also needs to be looked into. Anyone who has visited the proerty says that the quality of work needs to be improved. 15th June is the date for hand over of the villa, it should be with the boundary wall completed and securing of my proerty and with all furnishings, ifttings as per the agreement. I have already pointed out that you have not worked based on the gareement. How are you going to make up for the missing bathtub in the bathroom? The double sink in the kitchen?

You could have done much better by ensuring that those clients who have paid you the money get their villa on time than work for everyone else. The rent as you all advertised never was meant to stop, yes, I understand you have problems but there is a limit till which you can expect a client to understand. You have to make good the loss of money I have faced and till the villa is handed over to me you have to compensate me.

I am hoping that after this we see a positive response from you and a better customer relationship.

I am also one of the villa holders in Santhimadom-Munimada project from last two year.
Last week I got the mail from some one that santhimadom cheat the people with false commitments
When I was check with this site I was shocked to see this much of complaints against Santhimadom.
When I see the chairman regarding my last week visit in their office, He explained me everything regarding this controversy with proof & I am fixed to see that

I know the chairman from last two year he is very indulgent Person. After this meeting this is indeed to write this mail in this site for favor of Santhimadom
Santhimadom management has made some commitments to we all which are yet to be full filled regularly. They accept their mistakes in few areas due to hardships faced by project delay management,
Due to pending of KTDC approval they can not able to rent out their villa’s, till that last year he give rent to customer’s in his own pocket & we all know that Santhimadom is a huge big project which including around 550-600 villa in Gurvayur & its not possible to clear rent to all customers with in his pocket Evenly my arrears are also.
Now they have started two new projects & started to overcome from their problems.
So, I hope that in future all problems against santhimadom is resolve & and that time we all are proud to being with Santhimadom Group

All I am asking is the valid points:

1. Rent till you hand over the villa to me.
2. Ensure villa is handed over properly and with all work done
3. Furnishings and fittings as per what i have been offered when I signed the project
4. Cost I have incurred to the wrong dates given by you time and again to me.

15th June is the date for you and your team to ensure you keep your words and results finally.

TO ALL THE INVESTORS WITH SANTHIMADOM

You all must have seen the commitment given to me by the Management that the villa will be handed over to me by the 15th June. Till today they have not completed the work. This is even after I have sent them reminders with clear instructions of what all is still wrong with the villa and the poor quality of work. The only person who answers the phone calls when called is their Customer Services person who is an employee nad has no powers to make any difference. When iw as asked to contact RANJITH, as usual this man will not answer the calls.

The work is still to be completed, they have not worked with quality though they have shown some improvement but not that you would expect based on the advertisement they give to attract customers. I am still to be provided with the fittings, furnishings, equipment as per the list they have given me and all they send is apology email that work is still not completed. Simple examples is instead of 8 seater dining table, they send me photo of 6 seater placed in my villa. The two bowl kitchen sink is now a one bowl sink and they are only apologising than sorting it out. Bathtub had to be pushed on them which I dont even know if they have fixed.

I do not want to waste time of the viewers by adding all my point to point complaints because SANTHIMADOM builders have not shown any improvement. Did we do wrong by trusting them and paying them full amount with our head earned money?

I have invested with SRK builders and paid 40% of the money to them and they are now compensating me for the delay in work, I sent the same email to Sanhtimadom builders so that they can also learn that quality builders who value their clients are doing lots to make up for the losses of their investors but this management of Santhimadom does not seem to understand the pains and difficulties of the investors.

I kept quiet for so long thinking that they will improve but I dont see any change in their attitude or approach. They are not doing any favors to me or anyone who has paid them the money, they have to return our investment with promises they gave us and not just hide and think we will give up.

If you all do not wake up and start asking for your rights, you will only regret as things will not move. This is my final notice to the SANTHIMADOM management that i am now seeking legal action, reach to the various fourms and media where i will highlight the problems faced by an investor who has paid the full money and yet being made to suffer. I have all my losses, costs involved and expenses incurred with me which Santhimadom has to compensate. Mpre details of all my earlier emails

My name is Jai Nambiar, i am a NRI who has his own auto spares business in UK. My parents are ardent devotees of Lord Krishna and with that in mind I went to the Santhimadom Munimuda site today. I had a budget of 1.25 crores and wanted go go for a villa thinking that this will be a gift for my parents close to Lord Krishna. What I have seen there was disappointing, the project I dont see will be completed in another 4 years. I was lied by their sales team that the project is nearing completion and they wanted me to make an advance payment without even looking at their site. It was my good fortune that i went to the site without informing them and what i saw made me realise that all those who have invested there must be regretting. I could count how many villas have been completed and most of them were just rotting with no work in progress. I wonder how people who have invested money can face this and be silent. It does not matter to me as I am lucky and I did not go with their false stories and waste my money there. I am now a proud owner of a fully furnished 2 bed room apartment in the West Nada and I feel that was best invested where I have a property which is completed and well looked after.

If these kind of builders were to do the same in UK, they would be sued and put behind the bars. The sad part of India is that the investors do not know their rights and leave themselves at the mercy of such cheating builders.

Why am i writing this email when I am not affected? It is because I met one investor in their office today who was literally in tears and begging these cheating builder to return his money as his investment has been without any result for the last 2 years. When asked why is he not taking legal action, it was typical Indian response that who will support him. The builder has the contacts and will bribe the authorities. When will you all wake up and take your case as a team. If you all are united you will sort such corrupt builders and they will never ever cheat any other client. It is for you all to do the needful, stop being such helpless and get together and drag these cheaters to the court or get them to hand over the project with proper work and compensate you for the delay. Those who have paid them full money, which surprises me, should get compensated for the delay and the cheating.

Dear Customers,
We feel extremely sorry to read such letters that is senseless and baseless, and written without any consultation with us. The person who has written this letter has not visited out office or our sites as he mentioned. We maintain a record of our customers visited, in which the persons name is not mentioned for proof. He commented that he has come with a budget of 1.2 crores and purchased a two bedroom flat at guruvayur, in spite we have ready to occupy villas with us. This clearly says that he did not approach us or misguided by somebody else to create instability in our project. The allegation made by the customer is baseless and cannot be believed. The person written this letter may be our competent builder. This may not be ruled out also.
We accept our mistakes in few areas due to hardships faced by project management; the project is going behind schedule that does not mean we are not progressing. This comments made by above person some times misleading our customers into wrong thinking for which we are very much regretted. Our effort to improve the overall quality of our services for which a good support and feedback from you is necessary.
We request the above customer to contact us personally for further clarifications, before making further comments and apologize the management for misleading our valuable customers. We are in this field since many years, not for cheating or get cheated by such false customers.

Dear Radhakrishnan

I had made full payment on Oct 09, 2010 for two Villas, one in Kottapady and another in Munimada. You and your executives had promised a guaranteed monthly rent of Rs 5000 & Rs 3000 respectively for 5 days from the next month onward till possession (Renewed on every 11th month)besides 35 Cents of land at Guruvayoor as part of package. You also promised me that you would complete the Villas within 11 months and rent will be remitted to my account regularly.

You had paid monthly rent for 5 months only that too after lot of ordeal and innumerable personal visits to your office at Guruvayoor and abruptly, stopped payment of rent from the 6th month onwards under one pretext or other and were buying time by giving false promises. I wrote number of mails and spoken to you & your staff routinely almost everyday only to get a new date on every call. Further, 35 Cents land as part of package had not been registered and both Villas were also not been fully completed even after a year. You have yet to honour many of the commitment given at the time of collecting payment.

THE TOTAL OUTSTANDING RENT AS ON NOV 09, 2011 IS Rs 3, 20, 000/-.(RUPEES THREE LAKH TWENTY THOUSAND ONLY).
My questions are as follows:

1) When are you going to pay the arrears rent?.
2) When can I expect possession of my both Villas?.
3) When are you registering 35 Cents of land in our name?.

A positive resolution in this regard will be highly appreciated.
