[Resolved]  Skyline Builders River Scape Apartment — Misrepresentation of Contract

This is regarding the quality of flats at the River Scape Project in Aluva, Kochi constructed by Skyline Builders in Kerala.We signed up the contract for this flat two years back in USA. In their brochures they claimed the apartment complex as a luxury apartment, but the entire project has no luxury inside the flat. The entire tile work is zig zag with non matching tiles. The plumbing fixtures are of sub standard. The constructed the ceiling in such a way that Geyser cannot be installed vertically. They are insisting flat owner to buy horizontal geysers forcing then to incur additional cost. Moreover they are now claiming that the space provided is for horizontal geysers only which was not disclosed in the brochure or in the contract we signed. The pictures shown the brochure was totally different from what it came out after construction. The flooring was done without any quality checks so that the tiles were displaced after a few days of stay. The tiles used inside the house and outside the lobbys were of really low quality. The plumbing work is so poor with low quality materials, and all the joints are leaking in almost every bathrooms and kitchen. They provided a Gym for the resident with low quality machines which are meant for domestic use, and ceiling leaking. The door knobs and other fixtures they provided are of cheap quality.

We had addressed this problems to the owner of Skyline Builders Mr Azeez, the Branch Manager Mr Shaji, House Keeping supervisor Mr Jace, Mr Varghese Vice-President of Marketing. But they are refusing to address these grievances in a satisfied manner. We the owners feel that we are cheated by the builder who took the money for a luxuary flat, but delivered a below standard flat. Skyline Builders Glen wood Apartment Trissur,

I have same kind of experience from my trissur flat. Most of the work was not completed on time and tiles in kitchen and bathrooms have not been fixed properly, windows and room doors not fixed peroperly. Its been very embarrasing for customers who belives skylines capability to provide quality building and quality support for their customers. Even several times, the issues have been raised with the skyline team and find no response from them . I am as a customer tottaly disappointed the way skyline treating their customer isssues and will not recommend any one to approch skyline for their appartments

I too had bought a so called luxury apartment at Pettah, Tripunithura, Ernakulam. The plastering work is so bad that the undulations are seen even after giving it putty finish. The ceiling is so uneven that when I had to do the interior woodwork the space betweent he woodwork and the ceiling had to be filled upto 2 inches with gunny sack and white cement/ plaster of paris. Tiles used are so poor that the ones laid in the balcony seems like they were old discarded tiles. I had written to Mr. Azeez, however I am yet to hear from him. A customer's concern does not seem important to him. I had paid Rs.2550/- per sq ft while booking in 2007 which is a high price considering the normal price of apartments in Tripunithura. I fell for the reputation that Skyline has in the market but am disappointed that they are not living up to it.

Confident group is even worser than skyline. They are too much advertising. but quality of flat is very poor. skyline is better than confident group. Atleast location of skyline is better. but confident you can see in jungles.

Thanks all of you for providing valuable info regarding all the builders..We NRIs are always at the receiving end as they have no other option than to believe these people and rely on the brochure they give..
My friends recommended me skyline but now I am having second thoughts..
PATHETIC...Really PATHETIC Skyline and Confident!!!

Thank you guys for posting feedbacks. I had to search alot to find this reviews because all you see it the flashy pictures and luxury pictures of foreign interiors and apartments which are not genuine.
We are from Dubai and are on the verge of investing in a flat from Skyline. Now, I wont even think of investing in any flats. I rather keep my money and live in a rented apartment all my life. Cant trust any property developers in India

I would confidently say that Skyline builders is one among the quality builders in Kerala who have the track record of handing over standard projects in Kerala. I do admit that there would be some complaints and defects in construction after all it is massive concreate structures they do. I was reading out Mr. Lal Mathew comments that he was complaining about this to Mr. Varghese who is the vice - president of Skyline Builders and on enquiry I understand that that Mr. Varghese himself owns an apartment in Riverscape project -, if the quality and construction of a project is so bad as quoted above, an employee of that company wouldn't invest in that property and the project has apprecaited 3 fold from the price what they sold the apartment and above all they are promoting their new water front property in the same location by showcasing Riverscape. They have also made a CD showcasing this project and is handing over to prospects and customers. These are the information I got and I have ensured that these statements are true. My sister who have gone to this apartment project had confirmed that the door knobs used are Jaguar brand as well and in fact spoke to a few customers staying in this tower as well. I have invested 60 lakhs in their new project River Villa which is further down to River scape after visting River scape apartment tower.

I understand they have been in the industry for more than 20 years and having done more than 100 projects in Kerala alone, always to a safe bet where you park your hard earned money; I beleive it is better to count on experienced builders rather than brand names.

Skyline you are assured on the delivery of the product, which is not the case with many other builders in Kerala.

Finaly I also gave up taking a chance. I will build my own dream house by myself. I always think about why these stupid builders charge so much... dont trust any builders .they are cheaters and big mafia behind it... Why should we waste our hard earned money???

Recently I visited this Riverscape apts at Alwaye and found it very nicely maintained. I enquired with two residents and they said that they are happy in this apts. I am thinking of buying an apt in this as it is very nice. I dont know how one person has a bad experience in this flat complex.

As a owner of Skyline Aster in Petta, Kochi I have to disagree with the posters regarding Lavender and Riverscape projects. The perception of luxury unit or not is in the mind of buyer as it only refers to the amenities provided. These projects are sold with no cabinets, light fixtures, appliances, etc. and it is up to the owner to make the unit a luxury type or not once they take delivery of it. The type/model of tiles, plumbing fixtures, light switches etc. were properly intimated to the owners and they had plenty options to upgrade or make changes. Regarding the workmanship, there is always going to be some issues, but Skyline personnel at the site was very cooperative to correct them. If you have dealt with some of the other builders as some our friends have, you will appreciate how well organized Skyline is compared to others. There is no perfect builder and as long the builder is wiling to take care of the problems, that is what counts.

I'm an owner of an apartment at "Harvard" Skyline Ivyleague, Edachira Kakkanad. I'm fully satisfied with the quality of apartment they did handover in August 2011. There can be a bit of warranty issues which may arise and its how the builder/developer handles during the warranty period matters. I had also some issues like leakages with plumbing and painting which the builder attended and rectified immediately. I did also get their prompt support while getting the interior job done by a subcontractor which I arranged myself. So I do here by disagree with the complaints raised on this builder.

1. Skyline is the absolute worst in terms of customer service.

2. They misrepresent the apartments in their brochures. The apartment looks nothing like the 'luxury apartment' advertised in the brochure.

3. They do not complete their apartments on time.

4. They cheat customers/employ cheap tricks to get what they want.

5. Their branch manager shouted at/tried to
blackmail us when we had paid 90% of the apartment price, on their excessively delayed project.

6. They backtrack on their word very often and lie to the customers.

To all the NRIs, to all the prospective buyers of apartments, please avoid Skyline Builders. I will not wish business with this unjust/terrible company on anyone. Our experience was and still is overwhelmingly negative.
