[Resolved]  Sra Scheme — FRAUD IN TENANT

I Am Nitin K Jadhav. In Am Staying In Lalbaug. I Am Staying In Slum Area Where Sra Scheme In Now Going On. We Are Total 105 Tenent But At The Time Of Actual Sarve By Dy Collector We Found That There Are 130 Tenent. That Is Not A Actual. Means About 25 Room Added By The Society Illegally. The society directors not given us the total members list. I think it is fraud tenant. Now I want to fight with then. Can you guide me that what I can do now. To open this scam.

That is very Big problem because Dheeraj builders is not response public he not ready for meet any public like I am Poor people. This project is still pending on last 10 yr and the project submitted on 2004 in SRA. please send me running position on my email add. Pleas sir.

That is fact before leaving plot builder is given every thing but after leave plot he not show any problem like water supply, electricity supply that reason 80% people sale his room on builder and go outside. Please explain kya aap garibi hata rahe ho ya garib ko.

Hi I had purchased a house in chawl in the year 2003, In year 2006 it was taken under SRA redevelopment and the building came up in 2009 but i have not yet allotted room the builder says it was a not patra in addition no rent is also paid. Whereas I have all relevant document submitted to the builder in 2006, 2007, 2008, 2009, 2011, 2014 each time he said he lost the copies. I filed an RTI enquiry in 2013, 2014 Bandra and the people did not submit me any report and in fact the builder told me that I have the power to nullify your contract. We are devastated and do not know where to go. I collected my originals from the builder and thought will go the legal way but to my surprise the lawyer told me your documents are all forged and i[censored] fight u will lose the case. This has shattered us. We are left no way that’s the reason the builder is threatening us by saying I have the power to nullify. Now God help us. Is there any way to submit our case. Each time we visit the RTI he immediately gets the info I dnt know how.

GULATI CHS. 2.BHARAT CHS.ye dono bhi society slum declared hai. lekin BUILDER( m/s PASHMINA DEVLOPER PVT.LTD.) ne ye dono society ke logo ko ghar ke badle ghar ka vada dekar, logo ko rent dekar vah plot vaccant karaya.aur phir uske bad 2012 ko BUILDER ne SRA se 33/14D ka SCHEME approval karaya jo vaccant plot ke liye lagata hai.ye baat hame khud SRA ne letter ke reply ke jariye bataya hai.aur ab hamare yaha ke log apna ghar builder se magte hai to builder apne vaade se mukar raha hai.1.)BUILDER SLUM DECLARED PLOT PAR SRA SE 33/14D KA SCHEME APPROVAL KARA SAKTA HAI KYA?

15 02/12/2003 Asst. Municipal Comm. H/W Ward’s letter to Harshad K.D. once again requesting to produce the xerox copies of agreements of slum dwellers of subject property.

16 18/03/2005 Architect Harshad K.D.’s letter to The Colony Officer, H/W Ward forwarding the copies of correspondence between the various Department and also Layout of proposed development.

17 23/03/05 Asstt. Comm.”s letter to Architect Harshad KD informing the issuance of Annexure-II for Shastri Nagar CHS consisting 827 hutment dwellers by Addl. Collector (Enc./Rem) MSD. Therefore the Architect’s request of Annexure-II for proposed SRA Scheme on the plot cannot be considered.

18 11/04/05 Harshad KD Architect’s letter to Ex Engg, H/W Ward forwarding correspondence held with various authorities and requesting not to entertain any other Developers proposal for the same plot.

19 23/09/2005 Harshad KD Architect’s letter to AMC, H/W Ward, Bandra stating that the proposal of subject property pending since more than 8 years and there has been number of correspondences between the Architect and Govt. bodies and Consent of Members of the Society to give approvals and permissions to the society.

20 1/10/2005 BMC’s letter to SRA for its directives on the ongoing inquiry by BMC of the proposal submitted by the society’s architect and two new separate proposals received from other developers for the subject property.

20 06/10/2005 Minutes of Meeting of Housing Department/SRA regarding development of plot at Bandra bearing CTS No. A/110 (pt) in favour of the architect of the society.

21 17/10/2005 Architect’s letter to Shri Dayanand Mashke, Housing Minister confirming the joint meeting held between them. It was also confirmed that the proposal submitted by the Aavas Corporation in the year 1996 is prior to any other scheme. Lastly requesting other government authorities to call a final meeting regarding development of the subject property.

22 26/12/2005 Intimation letter of Housing Department to all the government authorities about the meeting for permission of development of CTS No.110(pt).

23 2.1.2006 Notice was dispatched to the concerned departments - SRA, BMC, Addl. Collector (Encr./Rem.), Chief Promoter of the society, AAVAS corporation and the architect of the society to attend an urgent meeting in the chamber of Ministry of State for Housing on 12.1.2006 @ 12.30 p.m.

23 12/01/2006 Meeting held in the Chamber of Ministry of State for Housing and attended by all. An order was passed stating that “Hon. Minister directed SRA to reopen proposal of AAVAS Const. & write to BMC. BMC to consider all 5 applications including AAVAS Const. & decide the deve. Of Annexure II.” Inspite of the said order of the Housing Minister our proposal was not re-opened and no letter was written in this respect to BMC.

6/2/2006 Architect’s letter to Ex. Engg., SRA asking to reopen or reinstate the file of the subject matter as per the Order of Hon. State Minister Shri Maske.

25 30/8/2010 Society’s letter to Addl. Mun. Comm. (Projects), MCGM requesting for a meeting with Asst. Comm. H/W Ward, Asst. Comm. (Estate) to reopen the matter of Annexure-II.

26 11/04/2011 Architects letter to The Director, MRTS regarding remarks of effect of proposal MRTS to the plot bearing CTS Nos. A/96 to A/125 of Village Bandra.


13. My clients state that the reasons given by SRA for closing our scheme filed was their failure to submit NOC of Chief Engineer (D.P.) which is incorrect as, as per the SRA Guidelines and Rules framed therein no such NOC is required to be submitted. The M.C.G.M. through their Asst. Commissioner, H/West Ward has issued the Annexure-II for Maharashtra Nagar no. 1A, 1B, 1C and 1D CHS. The schemes accepted by SRA & Annexure-II issued thereof by M.C.G.M. on the said plots are without considering the original conditions of M.C.G.M. to construct a Municipal office under Composite Scheme and to obtain NOC from MCGM.

14. My clients state that the society on 4.11.2011 held a General Body Meeting of the slum dwellers on the said property in respect of development under Slum Rehabilitation scheme. Accordingly, in the General Body Meeting of the slum dwellers they have reconfirmed the appointment of the developer and passed Resolutions in favour of the AAVAS Corporation and their partner.

15. In view of the foregoing paragraphs and under the circumstances, I am hereby instructed by my client to call upon you which I hereby do not to consider the proposal of Grace Property India Pvt. Ltd. and or give further permission and approvals without giving proper hearing to my clients, failing which my client will be compelled to take appropriate legal action against you and all the other authorities. Please further note that in the event of your failure to comply with the above my client would also be compelled to give the deliberate lapses and non compliance of the orders of the Housing Minister committed on your part a wide publicity in the media.

You as the Government Body looking after planned development of Mumbai City have to ensure that the persons are not penalized or prejudiced by unwarranted steps.

Its the most scam and tainted authority in mumbai. I am also fighting a case against SRA and Builder.
can this sra flat can be sold and if yes then hoe many years actually the owner of the house is expired and the there is dispute is going on between the legal heirs so we are willing to sale the flat

We have a shop in slum area and there is rehabilitation planned so is there any standard square feet area shop which should alloted for commerical shop under SRA scheme as builder / sra didnt confirm with us .
I'm staying in Sankalp sidhi SRA Goregaon Cheknaka Goregaon East, SRA completed 12years.there are following irregularities are going on, who will suggest us to take proper steps against such activities...
1.society becomes dumping ground, no cleanliness, total mess
2.No security guard, although more than five burglary and gharfodi incident happened during last five years
3 liqure consumption and drug trafficking possibility at construction area
4 selling underground water illegally, money goes to in personal hand
5 Arrogant attitude of committee Members, comes in mob and argue to create havoc atmosphere
6 allowed front side space for hoarding 25 ft height, no Account's of such receipt of such money
7 not maintained books of accounts,
No Audit done till today, just imagin 100 member's society, arerage maintenance charges Rs 500 per month, charge 10, 000 to tenant and owner each at the time of renting flat
8 spending on dj, during Ganpati and navratri, rangpanchami festivals, its start at 10 pm till 1am

We all are eligible for the above mentioned scheme and 13 eligible people have been removed from the allotment without any imformation which has been declared on 9th June 2021.
