[Resolved]  Srinivasa Rao Batchu — Rental scam

I'm Madhur Jain, I have recently placed an Ad in Sulekha.com to rent my apartment in SMR vinay.
Thereby received a call from "Srinivas Rao Batchu - Phone:- [protected]" who claimed to live in Kukkatpally and work for "Sierra Atlantic" in Nanakramguda city. He proceeded to claim that he own's several rental apartments in Hyderabad himself and he now needs to rent in SMR vinay due to its proximity to his work place and his individual construction site in Vyshali Nagar in Hafeezpet. He also told me that his own NRI friend has offered him his 3 bed apartment adjacent to SMR vinay without any obligations for rental pay. He then claimed to know people on the same floor as my apartment who have
offered to rent their apartments to him at a very low cost.

He then moved on to lecture me that he keeps his house clean and advised me that one should only rent to people who consistently maintain the house in a good condition. Later he started to discount the amenities (AC,Furnishing,Modular Kitchen with Chimney) in the apartment and told me that he doesn't require any of those and began to quote the lowest rent possible for 2 bed configuration.

His glib talk made me suspicious and I enquired whether he was a real estate broker/agent. But he flatly denied it and claimed to be something else. I later realized his full identity from a email I received from him and some search on google which revealed his Linkedin profile where he tags himself as an "Independent Real Estate Professional".

I realize now that his modus operandi might have been to initially gain my confidence and then psychologically corner me into renting the apartment. He then might switch the renter at the last minute or sublet it to somebody else. The point being illegal use of subterfuge to psychologically impact people to place a fire sale on their property.

I 'm writing this mail so as to let residents of SMR Vinay know about potential scams while renting their apartment out. This mail is about a general scam pattern public should be aware.

There is no blaming here. The gentleman is explaining ti people his experience with a certain personality with regard to renting his apartment. Well, I don't what the fuss is all about. If you want to rent your apartment, there is no need for any unwanted talk. You put an advert, layout the details and the rent and then discuss with the renter what the agreement will be. The agreement should contain all clauses that are relevant to the rental and should be in accordance with local prevailing laws. Care should be taken to create an agreement that plugs all the loop holes that might inadvertently be overlooked.

Then do a background check and get references before you decide to rent. There should be at least 3 references unrelated to the renter. That's about it.
