Hello,

I used to stay in a rental house in a standalone building in Mahadevapura, Bengaluru with friends. We have been asked to vacate the property as the landlord needed the property for personal reasons (as per his message).
Aug 2022 we started to stay. 22nd September 2023 they asked to vacate in 1 month time. (in agreement, its 2 months notice)

There were so many things that the owner never followed from the agreement.
None of the basic things (fans, taps) were repaired by him.
Handed over the house to me with 1 layer paint. The gum-tape marks on walls were still there.
Washing machine plug setup initial charges also charged to us.
Window pane was not locking properly, house fuse was of bad quality (we had to change it) and many more.

Now, when we were searching- it was difficult to find a house to shift in the mid of month. When asked for extension, it was a strict NO. Then, finally we found a house where we had to shift by Oct 15 and the rent starts same day.
When we gave back the house key by Oct 15, owner is saying that he's going to cut 1 month rent as painting charges (its OK as per agreement, but for a single layer painting what we got- we know its too much). Again, they are not charging rent till 15th, instead they want us to pay rent till 22nd. He's also asking me to pay money for tank cleaning itseems, which isn't there in agreement. They gave us only 1 house key and no room keys. Now, they say that we have got room keys too.

Every month rent, owner needed in cash only. He was not ready to receive online payments. He's not sharing his Aadhaar or PAN to any tenants. When asked, he says with rough voice that he has more than 50 rental houses and he never shares PAN to anyone. I feel he's clearly not paying any taxes for these. No rent receipts were given.
After 11 months of rental contract, it was mentioned to increase rent by 10% max. But he increased it to 15K from 11K. When we were about to create a new agreement, he asked to plan for vacating this house.

I have even heard similar bad feedbacks from other tenants who vacated in last few months. One person contact too we have.

If we ask something, they say its there in agreement. When we question them against their stance saying something they're doing against agreement- they are not ready to hear. Moreover, his son says that he's also an advocate and he knows how to tackle us if we go legally.

I need suggestions here. I have the agreement document, whatsapp messages of owner and a call recording o[censored]nnecessary charges he wants to cut from deposit.
