Updated by rajkumarbnh As per me and as I have given to understand by one there team lead " that's what they call these agents " this entire model is a big business model, these team leads getting investors like you and me are nothing but brokers, white collared agents, they work in big offices mainly Public Sector they get huge commission for getting investors, Most of these guys have 10 to 15 flats .
We have been given to understand that we are buying and investing in the land, if this is true, why is the price per sqft so high - on top of this -Every builder gives 10 Percent Goodwill and 10 Percent Advance of the market value of the land - Do these team leads enjoys this money
The industry norm for a Grade A Builder is 37 to 39 Percent of the total area share to landowner + Goodwill + Advance For lower Grade Builders its Minimum 40 to 44 percent of the total area share to landowner + Goodwill + Advance
Is this the reason these guys are scared of investors Whatsapp group ??

As per there presentation they say we are all same, they are also investors same like us as landowners, in such case why are these investors not given the account statement / expense statement / ETC why is that information hidden from us why there is no representation o[censored]s as investors to the respective builder, what if these guys disappear or something things odd happens to them
why the stories of failed projects never been told, like BM prestige, tubarahally, whitefield road 2 projects - these investors are suffering from past 6 - 7 years - don't blindly go by what they says use your brains, don't get greedy and invest all you have
None of these projects from past 4 years have started or even got approvals, except the small 1 acre project near Sarjapura road, it is very evident the focus is on getting new projects past projects no one cares and if you ask question you are silenced by some stupid arguments, I am a retired person I have my investment in 2 projects, my agent came and cried to me and says he is helpless, says I am sorry
I know someday bhagwan will catch up with these guys if not govt will surely, I request if you investors have any influence with honest govt officials, please report such things to them to help us get our flats faster, one of my neighbour is partner with a big builder have asked him to find more about these people, will keep posting as and when I get some information
