Sbp Homes — Severe Mismanagement, Deception, and Mental Harassment by SBP Builders

I am writing to bring to your attention the appalling conduct and consistent deception exhibited by SBP Builders in relation to the possession of my property. The purpose of this email is to express my utmost frustration and seek immediate intervention from RERA to rectify this unjust and distressing situation.

First and foremost, SBP Builders made explicit promises regarding the possession date, assuring me that I would receive possession in March. Their representatives, Mr. Mishra and Mr. Ravindra from the sales office, repeatedly emphasized SBP's reputation for timely possession. However, they have continuously misled me by providing false information and continually changing the expected possession date.

The builder made commitments regarding the functioning of the lift, initially stating it would be operational by the end of January. Then they shifted the date to mid-February, followed by the first week of March, and subsequently postponed it to April, May, and June. However, the lift remains non-functional to this day, and the builder has failed to provide a concrete timeline for its completion.

Similarly, the promised possession date of March 31st has been continually delayed, with subsequent assurances of possession in May, June, and July, only to now claim possession will be granted in September. The builder refuses to provide a definitive date, and their lack of accountability and refusal to apologize for the repeated delays is utterly unacceptable.

Furthermore, SBP Builders demonstrated a complete lack of professionalism and honesty during the documentation process. They provided my papers significantly late, causing unnecessary delays and inconvenience. Initially, they proposed a loan at 9.8% ROI for 90% of the property value, asserting that it was the best offer available. However, after a few days, Mr. Mishra suggested an 80% loan at 8.8% ROI. To my dismay, when I went to the bank, the loan documents reflected the original 9.8% interest rate. Upon confronting Mr. Mishra, he attempted to deceive me by claiming the rate had changed again, which was disproven by the bank manager. This blatant manipulation and false commitments have severely eroded my trust in SBP Builders.

Moreover, the builder imposed an unjustifiable fine of 80, 000 INR on me due to their own mistakes and miscommunication. They assured me that the fine would be waived if they received approval for a loan at 9%. However, even after securing a loan at 8.7%, they are now evading responsibility and redirecting me to their CRM team. This lack of accountability and the constant runaround is utterly frustrating.

To add to my mounting grievances, SBP Builders failed to include the promised closed parking space in the official letter. Despite my continuous inquiries, they have persistently delayed providing the necessary paperwork. In addition, they have sent threatening letters to my home, threatening legal action if I delay payment, despite the fact that the delays and mistakes were entirely their own doing.

They also promised a monthly compensation of 10% if the possession is delayed. However, I have yet to receive any compensation, and the builder's lack of communication and transparency has only added to my financial burden. I am currently bearing the burden of both the home EMI and rent, which has put an enormous strain on my financial resources. This situation has caused immense mental harassment and stress, resulting in my father's depression and negatively impacting my ability to support my family, manage my education, and fulfill my professional obligations.

Furthermore, SBP Builders assured me that modifications to the flat, including tile and ceramic selections, kitchen washbasin relocation, and wall removal, were possible. However, they have consistently avoided addressing these requests, claiming that their responsibility ends with the sale and that other matters are beyond their control. Despite making prior appointments and visiting their office, I have faced repeated delays, empty promises, and a lack of cooperation.

I kindly request a prompt response outlining the measures RERA will undertake to address this critical situation. Time is of the essence, and any further delays will exacerbate the financial and emotional hardships imposed on me and many other affected homebuyers.
