[Resolved]  Acme Builders — Unauthorised Booking of Flats

Dear Sir,

I want to bring in your attention that ACME housing group is doing illegal booking for their OAKWOOD and ASHWOOD buildings in ACME OZONE projects in THANE(w). Earlier they had permission of 15 floors to build in each building, but now they are booking flats for 16-30th floor without legal permissions. They asking for 20% money and saying that they will arrange legal permissions after elections, which are due in Maharashtra. This is serious offence and there are chances that they dupe investors money. I request you to look into the matter.

Please don`t book in Acme avenue as they are lying all the time about the project, B wing work has yet not started, every time they promise and nothing happens about B wing and we have formed a group and going to send legal notice to Dharmesh construction asking why B wing work is still not started after several promise, and after will move to court and also decided to put in all the leading news paper about the Acme Avenue project and falls promises made by the builder. Yes you are Right. Even I noticed about that project. Strange thing about that project is they are using the Brand Name of Mr. Deepak Parikh who is chairman of Hdfc Bank, they are saying that Mr.Deepak Parikh has 50% personal stake in this project however actually stake is of HDFC Property Funds where in it is not even disclosed that it is on basis of profit sharing or as a loan no things have been disclosed on liablity. I wonder How such great personality like Mr. Deepak Parikh who set an example in bringing Satyam Comp back to track, is allowing them to dillute his Brand for such a small project.
THanks for sharing the info.I visited the site last weekend and they told me, booking has begun again.
THey are saying floors from 1-17 are booked and have started the take booking for the remaining floors from 18-30.The price they are quoting are 3950 psf as base with a floor rise of 25 rs.
In all, the total comes to about 4500 psf.
The sample flat look very nice, i liked the project very much and was above to consider booking one flat this week end.Now i need to think twice ebfore going ahead.I also feel, they are just blocking few bottom flats (1-17 floor), so that they can sell it at much appriciated price.Acme group also visited property expo exhibition at Oman and they got very good response from the NRIs there.
They will also be launching few more projects in the next march in the adjacent area, which may be authorised.
Any idea about their bookikg for ACME AMRUT at DAHISAR(East)

Looks like builder is short of funds and hence doing such thing. Be away from such THUGS...

I am sure more people will read this and double check the documents and details before buying property with them..
Can some one assist me with more details ; cos customer service team says .resolved.

Can we trust their project or prefer to ignore such projects and buy resale properties and be safe.

it has become too difficult to get big size load and then run behind such builders who treat us like beggars.
How do we know what has been resolved.. ????

Makes false promises. Most of its projects are hyped and delayed. Doesn't pay you interest on delayed possession. Customer care is sort of payment collection department manned by dumbos.
Strongly believe that buyers should stay away from ACME. Please don't buy house with any of ACME's projects. Not sure how banks like HDFC are funding/supporting this project.

Acme is a reputed brand. They have completed more than 50 projects in Mumbai.
I'm myself a resident of Acme Regency. Recently I visited Acme Ozone with my family, The project plan is very interesting & was by far the best among other builders in GB Rd.
I will book my apartment this December. Go for it, GB rates are increasing, its the best place to invest right now after Panvel.
Dear All,

Has anyone booked a flat in ACME AVENUE (Kandivali West)? I have booked a property their in B wing, as per my last visit they work for B wing has started. I have got a letter from the builder saying that i should pay Stamp Duty, Registration and MVAT. But as the property is still under construction should I go ahead with the payment of Registration, Stamp Duty and MVAT. Pls advise on the same also if anyone else has also got any similar request from the builder, and what have you done about it?

i visited the avenue site last Sunday. Construction was on. I think there's some misunderstanding. Acme is a good developer.
My brother purchased a property at Ozone at 2013 & 2014 we got the possession. Excellent location.
Nice project. No issues with possession or construction. Great plan & developer.
Acme is a trusted developer. They have lots of projects in Mumbai & till date there are no complaints of these projects. Though there are 1-2 projects which had issues but that was because of change in govt laws. I have 2 flats with Acme's past projects - Ozone & Regency.
They have one of the finest towers in Andheri & Kandivali & coming up with more new projects in Goregaon.
Excellent staff & sales rep.
Acme is one of those builders whom we can trust these days.

There are many new developers in Mumbai today who will disappoint you with product quality & possession delays. Acme on the other hand has a legacy of almost 100 projects in Mumbai itself from last 40 years.
I've purchased 2 flats with Acme, in Regency & Ozone. In both the cases the quality of the product, amenities, locality, payment related support etc had been wonderful.

They have a huge land bank in Mumbai & are also planning to develop some more projects around Andheri & Kandivali.

In case anyone is planning to purchase a property, please check the builder profile. Go with builders who are in the market from more than 2 decades, Acme is one of them.
I'm a real estate investor & i invest on properties from affordable to luxury. My very 1st investment was one of Acme's project Ozone which is in Ghodbunder Rd. From last couple of years I received good returns on this projects.
Acme projects are really good for investment. They foresee the project location price & build their projects.
They are in this industry from last 40 years. I recommend this brand over any new brands in market, atleast i'm sure that i'll get the possession of my home.
Hi all, just wanted to share some thoughts on Acme Housing as a company.
I'm an owner of a flat in Krishna Kunj, Bhuleshwar.

About the company: It's a very old company, my Father has invested in one of Acme's project when i was young. The company has grown tremendously in these past 40 years or so. They understand building technology & you know that your upcoming home is in good hands.
I wont deny that there were delay in possession for some projects but that is very common in current market. Its very natural & common for a project to be delayed. There are govt. norms, luxury products used in interiors imported from other countries & overall quality maintenance which delays the project. Any investor can bear the possession delay until & unless they get good returns & Acme has never disappointed in terms of returns.
My father & cousins got good returns in whatever projects they have invested. Most recent project was GB road Ozone.

Customer Support: They are always available for you. Very pleasant & efficient staff.

Overall: Good builder. 40 years & still delivering luxury projects. Some 100 projects in Mumbai.
