Amarprakash gives an unprofessional customer service. Read below

The draft agreement that they sent had wrong name, wrong PAN number, wrong project name etc. When questioned they said it is 'draft' and we have to correct :-)

The next version of the same document had a diffferent and incorrect name for POA.

The agreements are clearly one-sided. They dont mention anything about the amenities. So if the swimming ppol, Gym etc is not ready, then the buyer has not legal hold. When asked, they say 'no builder puts these in agreements' etc. Totally non-cooperative.

For customization they charge a flat fee of Rs 25k. So even if you ask for an additional switch board that costs Rs 300, you have to pay Rs 25,300.

We wanted some changes like relocation of a wash basin and some additional plug points etc. For this they asked for immediate details. We sent the same within a day. After that there was no response. After we followed up repeatedly they sent a response after 3 weeks. So, when they want us to respond, it is within a day. If they respond it will be 2-3 weeks. But when they need payment, they will send a photo of the site and start asking for immediate payment.

For the customization the first drawing they sent was wrong. Then we called and explained it. Then they sent another version which was wrong again. Then we visited their office personally to explain what we wanted. After a week they sent another wrong version. They simply dont listen or understand simple things. So we decided to drop the customization altogether rather than taking risk.Also, they give some funny reasons like have to get EB permission for additional plug pints etc. Clearly, they dont want to help the customer. But they have a CR manager, CR executives whose job is to do what the customer wants. But unfortunately, they are prepared to say No rather than Yes.

In between they also sent wrong emails to us, instead of sending to the correct buyer. Project name was wrong etc and we are not the intended recipeient.

We have no idea about the quality of their construction, since our apartment will complete in April-2012. Will update about this later.

Am also looking to buy an apartment in heritage Chrompet. Kindly help me out if have to check with them specifically.
Amarprakash giving worst customer service. They have only money minded. Do not go to purchase a flat in Amarprakash projects. They will not do what they told while purchasing.
Even after flat was handedover there were some pending thinsgs. We had to do a LOT of follow-up to finish those.

Toilet had a leak in the Closet. So they remvoed the closet, removed the tiles and now moved the big pipe backwards. When asked, they said the closet should have been a bit back. I donno how the engineer/supervisor all missed it earlier. When asked if they dont review these things, they said mistake happened etc.

While fitting the electrical items, we noticed that there was no wired point for the calling bell.As per the electrical diagram that they gave earlier the calling bell should be above the dining area. We could not locate it. Finally our electrician found that the wiring had ended in the junction box on top of the main electrical board above the main door. A calling bell is supposed to be in the center of the house, so that it can be heard everywhere. But now it is just above the apartment's main door, on top of the main electrical box.Funny..Again we asked why they didnt find it and why it was not supervised earlier..No convincing replies..

We are still following up on getting our exclusive car-park marked, though they have said that a particular slot is for us.

Piped gas they now say we will give only after 40% of residents come. They did not say this so far in the 1 year+ after booking till delivery

Same reason for Reverse Osmosis unit for each apartmen which they are supposed to give

On handover they will give only one set of keys. Other set they say they will give after project is over. They dont commit a date for this. When asked why they need another key they say for repairs that affect other blocks

In the agreement they dont commit about finishing date for amenities like swimming pool, gym etc. When asked they say no builder does it..
If you ask them something they ll say 'you are the only person asking this sir'...etc

Sales team promises everything before you buy. But reality is different. Each and everything u need to follow-up. Very unprofessional. When they want payment they will send you mails in advance. But when you want something, u have follow-up till the end.
I am one of the customer for Amar prakash The Royal Castle. One of the worst customer service of CRM department who deal with you, they say they have everything got approved but if you ask for the documents nothing is approved.

They have not even got the blocks approved after they change to 4 floors to 7 floors.

Be aware before booking and ask for your block plans and documents they will provide other block plans and documents and they promise once they get approval they will provide the same but what is the guarantee... all the rights are reserved by builder. As per agreement once they raise request for payment 7 days to pay but they give 5 days only and if you delay they will charge you 24% p.a interest for the dealy.

Pls. go through the agreement completely each sentence. nothing on customer side.

Amarprakash is a very unprofessional builder. The following are the shortcomings of their project ambrosia.

a) Project was supposed to complete in Nov 2011. They have completed it from June 2012 onwards. And no communication of delays till we ask them. Some people got handover only in August 2012.

b) Tiles of different shades in almost all flats. When some tiles get damaged, these guys replace the damaged tile, but do not keep sufficient wastage stock and so when they replace the tile, it is from some other batch and the tile has a different shade which is very visible.

c) Poor quality of switches. Most of the switches are very flimsy and the switches come out of the board on even slight pressure.

d) Was supposed to provide common Ro plant as per agreement, but now he has given individual kent ro for each apartment.

e) Poor quality of finishing - walls are not smooth at all and lot of times, the beams are not straight.

f) Pathetic customer support - any issues will never be responded to. The CRM people will just say "pannidalaan ga", "sollidarenga", but they will never ensure that anything is done and we will lose our mind in following them up.

g) Name transfer of eb - he has not done name transfer of eb to the names of individual flat owners. Instead, the eb is in the name of amarprakash and he is just asking us to sign forms and provide eb card xerox every couple of months for the last 6 months and each time, he is saying that he will do it by the next bill, but he is not doing it.

h) Property tax assessment - while agreement states that builder is not responsible for property tax assessment, he is supposed to provide the documents to the zonal officer. While association asked zonal officer he said amarprakash has not submitted the documents despite repeated reminders

i) Gas bank operation - he has still not started the gas bank operation despite almost 80% occupancy of the apartment complex

j) Service tax - he has sent demands for excess service tax to the tune of 10 - 15 k rupees to everyone even though project delivery was before April 2012 when new service tax rules came into effect. And all installments except last were paid before April, but he is asking difference in service tax for all installments and not just the last installment which was after April 2012.

k) Compensation payment - Even if one payment is received late from the bank by even a day, no compensation will be paid for delay even if we have approved demand notice as soon as we have received it. Some people even gave blank sheets with their signatures for payment processing and even they have not been given compensation for delayed handover on the ground of the bank delaying payment. Bank says that they have not delayed and Amarprakash has approached them with the demand letter only 3 days before release of funds.
And even those who have paid from their own funds on time have not received compensation and have been told that they will be paid only if they clear service tax difference demand.

j) Handover of second set of keys - not handing over second set of keys even though project is completed. Also, he is supposed to measure the size of the flats and compensate for any difference in plinth area. He is avoiding doing that measurement also.
Amarprakash one of the worst builder. They have recruited employees who are fit for nothing...CRM dept has given worst services to customer's. Sketched and design team just a team doing time pass...If you send an email then no response. If you call then also no response

We have faced lot of problems with this builder. I don't want to mention those things.

My advice not to buy any flat from this builder. Even if you buy dont go for interior work. They charge too much...

Whenever they ask for payment just keep a mail proof on the date when they asked for payment and the date when you paid the amount. They charge penalty for late payment...

According to them customers are money trees. They can get money from that tree whenever they want...

I booked a flat on Amarprakash's project. They literally impress u saying about discounts and so on until you buy a flat. If you want to cancel booking, they are ridiculously ignorant and never hear to customer point of view. I didn't even get a receipt for my money after i cancelled. I sent email to their legal cell and got no replies. If anyone have a better view or suggestion about how to get my voucher at-least is welcome. Please do share your opinion. In my view amarprakash is a bogus company.

I will never go with your statement with regards to Amarprakash builders. A year back, I booked a flat in Suncity and I couldn’t proceed the process further when my financial situation went down. The builder clearly understood my situation and returns back the cheque within few days. Now I made my dream home come true with Amarprakash as my financial condition is going good. As of my knowledge you can approach the CSM team to get your cheque back.

I do have similar issue with the amar prakash's Sketches and design team, very unprofessional and highly costly, Initially I have requested to involve outsider for the wood works but they said no for it. Then with no other option I have given my work to these guys, As per norms I have given 50 % of money on Sep 2014, they initially confirmed the work will get completed before the house hand over on OCT 2014, But still as of date 06/02/2015 the work is going on and one of the most pain point is the work is going even we have occupied the house. Very Bad time management vary poor response totally waste. Whenever you ask for the completion they will immediately give an fake date.

You have got your No Due Certificate from the developer at the end of November month and that's the delay happened from your end. As per the agreement we have promised that we will complete the interior designing works after 3 months (90 days). Moreover, you have given repeated work order changes which had led to the delay but we are still within the time limit as mentioned in the work order agreement.
They provided me a full clarification regarding the delay on interior works. But, it was a definite mistake from my end, At this point I truly apologize for giving a false statement about them and I'm taking back my words.
Hi, pls don't go wt tis builder, their service is very Poor and they don't care about their customers.the important thing is that their site is not in crompet...more than 7km from crompet... They try to attract and cheat people through their adv.
I don’t think you are right, last week I visited their project, they answered clear to all my doubts and therefore booked my home there. Now, I’m really satisfied by their support and service. Moreover it was not so far from chrompet and the best budget for their project location.
Absolutely poor quality of customer service.
They were supposed to hand over Palm Riviera to me on April 1st. They have not done it and are plainly refusing to pay the contractually agreed monthly compensation. They also never notified me about the delay. But they had the gall to encash my post dated check that was due at the time of handover. Absolutely unethical company. Beware - do not do business with these people.
I noticed that most of the builders in the market are not making a prompt delivery, instead of getting our home on time, we would focus whether the home we get is upto our expectations.
I have booked the flat in temple waves and paid advance amount of Rs 10 Lakhs in the month of Feb. Due to my financial conditions and health conditions, I cancelled my booking immediately (by Feb itself). CSM team confirmed me that they will refund my money by April end. Now its June, I didnt get my money back. I m still following-up with them no proper answer. Wrost thing is for the past 2 days they are not picking up the call also. To pay my medical bills I took loan and now paying interest and I explained my sutivation, still no proper answer from them. So before booking think twice.
It is related to the previous comment posted by me on amount refund. I like to take back that comment as the CSM team understood my situation and confirmed me that they will arrange for the refund as early as possible (with in May'15). Thanks for the understanding and quick response Amarprakash CSM team.
