Mantri developers are name sake Banglore #1 developers, Its a real blunder to rate them as top#1. Even I believe because of the rating they had, but now I realised that Mantri is a useless organization in terms of commitment. They have no commitment at all, they would have forgot about the meaning of commitment too. Starting from the Vice president of chennai operations until the down the line marketing respresentatives all are bluff masters. I wonder if Mr.Sushil Mantri, MD who build this Mantri empire is aware of this. For the Mantri Synergy project which they started in Chennai in 2007, Mantri missed 4 deadlines till now and again postponed the possession to mid 2011. I wonder if they ever keep promises. All the ladies and gentlemen who wants to buy any property with them, be sure that in the construction agreement, they will mention that they will pay a penalty of around 2.5 to 3RS per SFT for the delayed period, but they will not mention the end date of penalty in the construction agreement. So you will be ended up paying both the bank loans and rent which is proportionally more than 15 times than what the penalty they paid to you. I agree that every builder has challenges like non availability of cement or labor, but not such that they missed 4 deadlines which is not acceptable by any customer or atleast me. All Mantri victims, please place your complaints here so that we would have helped someone not to become a victim like us.

Friends - request you to inbox me at avin.[protected]@gmail.com. No point in expressing our frustration on a social media page, lets work together and approach a court, so that these issues can be addressed legally.

Legally, situation is much different and there are provisions to address our concerns, but we need to be united. Unitech and other builders inviting the wrath of the honorable SC, is a case in point.

I am also one of those customers affected by their fraud scheme, and struggling to get a response.

I agree with Avinash, i am also victim of Mantri Serenity project and their Pre-Emi scheeme from last 3 years. Pre-Emi never paid properly and even if paid they don't care Bank EMI increase due to ROI changes.

They can delay the possession as many times they can, however if buyer wants to opt out from buying flat after 3 years of Pre-EMI scheme they talk about the agreement and how i should abide by that.
My life's biggest mistake is booking their apartment without really doing any background check and also suggesting my cousin to book the apartment in same project.

Surprised to see that like us many others still falling into their Pre-Emi scheme trap and loosing their peace of mind. The Bank's (PNB, ICICI etc.)who join hands with such corrupt builders also dragged into court because once money is taken by the builders, it is the responsibility of buyer to keep paying the EMI's or to close the loan.
I am paying Bank the Pre_EMI (Rs.60K ) and bank is asking to get the registration documents to disburse the remaining amount of loan without any clue of non-completion of the project by their certified builders.

On top of that yesterday received email from Mantri Builders that, Mrs.Snehal Mantri received Woman CXO award of 2018. Really surprised to see that cheaters getting such top awards in India..

I already consulted my lawyer, however if we all can take action together it will be good and quick.

Tulip Cars — Change in Talk Plan

Dear Sir / Madam,
This is with reference to chain mails sent to vodafone to change my talkplan from 07.11.2008. i m communicating thru mails 1st and have been asked to submit a NOC Letter on our company letterhead with our HR manager's signature. whereas as i hv faxed the letter with our MD's signature to vodafone on 01.12.2008. i got the confirmation of receipt thru sms.

Upon checking on 03.12.2008 the status with vodafone care no.111, i come to know dat the talkplan will change in another 48 hrs. till 05.12.2008 there is no change in talkplan or no call or sms. again calling up on 05.12.2008 at vodafone care no. 111, the excutive informed that it will take another 72 hrs. to activate. But after this also there no reply or no change in talkplan happend ever.

I again called up the customer care no. 111 in mid of December and happen to talk to Mr. Vikrant who confirmed me the talk plan has already changed at their end but will get activated on my Mob.no. only from my next billing cycle which starts on the 4th every month. On 04.01.2009 which is my next billing cycle i checked my vodafone account on the website of vodafone where my talk plan was the same old corp 299. I called up the customer care no. 111 & Ms. Poonam informed me to change the talk plan of Talk 199 i need to submit a letter from the relationship manager of vodafone. But when i ask her i already got the confirmation the same will be activated from my next billing cycle, she transfer me to the concern person Mr. Avinash. He informed that he can not change my talk plan to Talk 199 but can suggest some other plan suitable to my usage.

There is no sense even after submitting the necessary documents and even after getting a confirmation of change in Talk plan, in fact there is no change at all... and neither of the executive is supportive to help me out with better option but giving me another talk plan which I m not interested in taking.

Is this kind of services what we should except from a company like Vodafone. I m very old user of Vodafone but this time i sincerely feel vodafone executives are not upto the mark to their punch line - HAPPY TO HELP to their customers.

I got possession of my flat, Tulip, Mantri Park, Goregaon E, Mumbai, in 2007 and only moved in on 11/12/10. They have still not managed to get municipal water supply. for the last three years they have been giving false promises, saying, "in one and a half months you will get municiapl water".

The construction is so poor, with the first rain all the walls hav developed major water patches. The maintanence of the building is pathetic. It is dirty, debris all over, pan stains, broken flooring, pathetic elevators. Overall it looks worse than a 15 year old building.

Now on moving in I am told that I cannot park my car inside the compound unless I buy a stilt parking, as all open parking has already been alloted to customers when they purchased their flats. On probing further find out that they charged customers higher rates for their flats and alloted them open parking spaces, i.e. indirectly they have sold open parking spaces. According to the law this is ilegal, as builders can sell only stilt parking.

The result of this very behaviour of Mantri and all their false promises is very evident, as there are many flats still vacant and not sold since 5 years.

I strongly discourage anyone from buying any flat in Mantri Park, as you are dealing with thugs and cheats.

I totally agree with the sentiments expressed above. I am yet another victim, who does not receive any response whatsoever from the persons' whose names and contact details are given by the online contact staff. The management needs to improve on its customer service and response to custmer complaints.
I really agree with all the above, I wish some one could contact sushil mantri and tell what actually is happening in chennai constructions . Hope some serious thought will be given from both Mr and Mrs Mantri who are making a simple living a horrible living where everyday you face a problem.Atleast on rent you will have a dutiful owner who solves problems .Its a night mare where severe thoughts given a healthy person will deadly become sick. Hope some steps will be taken from the person concerned.
I am totally surprised that Snehal Mantri was given the Award on behalf of Mantri Developers when she has no commitment to her projects undertaken. Who decides on giving awards to craps and creeps. The Mantri Synergy Project in Chennai, OMR is the worst in construction, besides not having any Borewell for water supply and there is no sewage water treatment. Mantri Builders are real frauds and cheats and people should not buy anymore from Mantri Developers and make them run out of business until they fulfill their commitments in all their projects. Having made so much of huge profits in millions and millions, how shamefully they are unprofessional. I am pretty sure with this kind of attitude, they are ruining themselves.

Ya I also made a big mistake by investing in Mantri Navaratna. The problem is that once I paid the advance amount, the people from Mantri are very reluctant to even talk. When i write mail about the work progress no reply.
Already the possesion has been delayed by 3 months from Mar-2013 to Jun-2013.

When I talk about asking for any customization the reply that they gave is 'we cannot run behind each and every customer to do there work'. then why the hell do they book flats for individual. The work i am mentioning is not any major modification, those are just fixing up of grill, wood work etc. they simply replying to do all the work after the possesion.
Have anybody heared of that non-sense reply, basically builder will take care of these works and just ask for additional payment, but here Mantri doesn't even want to do this basic work and asking me to break the wall and fix the grills and do re-painting after taking possession. I have never heared such unprofessional behaviour. I am still worried about the quality of work after hearing lot of negative remarks about Mantri Synergy.

I think there is more shock in the waiting

Wow!! Read a lot of the reviews on mouthshut.com as well. Not one single developer was given a good review. Was interested in Mantri Alpyne, but after reading these reviews it sounds like my life is going to be like living in hell after we purchase. Developers should realize that customer is king.
I am forced to post a comment here because of the irresponsible and lackadaisical attitude of your representatives in Dubai - namely Sanjeev Birari and Sanjeev Kapoor.Wrote a mail to Sushil, the chairman as well - but no reply
To give you a bit of background information - I am based in Singapore and had approached Sanjeev Kapoor expressing interest on a pre-launch offer of Mantri at Kanakpura Bangalore - Mantri Serenity. I was told that I would get the place at a pre-launch rate of Rs.4690 per sqft which I thought was a good deal. I flew into Bangalore to check out the place and even though I liked the place, I was a bit skeptical as the approvals for building on the land were still not processed. However Sanjeev Kapoor assured me that those are minor things which will be fixed by the 31st of May. I was told that I had to pay a token amount of INR 2 lakhs to hold the price, failing which Mantri will have to increase the rates to R. 4890 per sqft. I was again skeptical of paying INR 2 lakhs without signing/seeing the sale agreement but was assured that this is normally the case and if the agreement wasn't acceptable, the money would be refunded as this is only a token money and not the deposit money. In the meantime I got my loan approved from HDFC Singapore as well.
The sale agreement was sent to me 10 days after I paid INR 2 Lakhs. I got my lawyers to go through the agreement and found that the clauses in the agreement were totally one-sided in favor of Mantri builders with no assurances whatsoever to me as a buyer and moreover the clauses mentioned does not conform to the current standard industry practices. I brought this to the notice of Sanjeev Kapoor and he told me that even he doesn't have any answers to the questions I have raised and his reply to me was - 'You shouldn't be reading all these agreements - you just need to sign them blindly'!
I refuse to sign a document which has clauses, I have serious concerns on and told Sanjeev Kapoor that I wouldn't want to go ahead with the purchase for this reason alone. I asked him to refund the initial 'Interest amount' of INR 2 lakhs that I had paid to which he sent a mail saying that he would ask for a full refund of the same and would let me know when I can have it. A couple of days later, since I didn't hear from Sanjeev Kapoor - I sent a mail again asking when I would get the refund and I was told that the amount will be forfeited - with no explanation given on why?
I then contacted Sanjeev Birari - who has been promising that he will call me for the last 8 days but has refused to get in touch with me. The only time - he called me was when he returned a missed call of mine (not knowing the number was mine) and immediately said I will call you in 5 minutes - well that 5 minutes is now close to 3 days!
I just hope Mantri Builders stop cheating people so blatantly!! Never again will I go for Mantri and a word of caution for all you guys planning to buy a house with Mantri - They are bloody crooks of the first order

I bought an apartment in MANTRI ALPYNE, Uttarahalli main road Bangalore. Now Mantri has got into new cheating scheme called PEMI scheme in Bangalore. I am one of the suffering owner by Mantri's cheating scheme. From past 6 months they have not paid PEMI on time and from last two months they have not paid any PEMI at all!!! All request to their Vice President ([protected]@mantri.co.in) is NOT replied and they have started changing their CRM managers like Shirts!!!
One more important thing is they have great association with another fraud company called InvestinNest Who have cheated not less than 20 people in Bangalore itself. Their scheme goes like this. They lure customers to buy property through them rather than going through Mantri directly which will be supported by corrupt officials in Mantri. Th4y offer 1% return back to customer and issue credit note. Mantri gives them cash (I have video recording) and they just run away. At least 40 calls to InvestInNest ( Fraud king master -Vaneet gupta and Shankar Gowda in Bangalore in association with Mantri cheat customers like anything. I am not sure how to approach lawer but I am planning to take them to media and also to court.

I booked a 3bhk apartment with Mantri at the Webcity project and also paid a sum of Rs.1, 00, 000. Even after 2 months there was no developments in the paper work and all our requests to make minor changes to the apartment and the documents were declined. The draft document that was sent had everything in favor of the Developer and in case we failed or delayed a payment it would cost us dearly.

There was nothing holding the Developer responsible.

I discussed with my lawyer and he recommended that I get out of this project, since there are 1000s of unhappy customers in multiple projects of Mantri. When initially booked the apartment, they said if there were any issues on Mantri's side they would refund the amount immediately.

When I actually cancelled the booking, they do not want to refund the money and now say that they will only pay it back once they have sold that particular unit.

I will be raising a complaint with RERA and I'm willing to spend Rs.1000 for it aswell.

Anyone thinking of purchasing Mantri Apartments, please understand that they do not have funds and are waiting for your money to proceed. Eventually, they will go bust because of RERA penalties. Once they go bust, all ongoing projects will stop and all the customers who have put their money in Mantri expecting to get an apartment after a few year will be running pillar to post trying to get a legal solution. Trust me, Mantri Management will escape and the customers will remain unhappy.

Hi 'wecare' (really?), You are saying, "We can understand your displeasure..." but from when!!!? It is been 6 months since your PEMI fraud scheme started to taking out mental peace of mine. If you top management person Mr. Vinay nagpal cannot do anything about it how you will resolve the issue sitting in your call center or office unless you are Mr or Mrs Mantri. Please be realistic and don't fool people with your sweet words with swordy actions. I am owner at G block and there are already more than 100 discussions happening in other forums like Facebook.

If that is first part of the Mantri's black nature, second part is really horrible. Even after repeated request to support and get back our money by disassociating with INVESTINNEST headed by dark gundas like Vaneet Gupta you are still continuing your association with them and cheating customers by making them to go through agents like INVESTINNEST.
I don't want personal messages, please let everyone on the public know why there were delay in PEMI payment for last 6 months and also why you have become a goon by associating with INVESTINNEST? Do reply.
Wecare, are you still caring or sleeping on black money? Reply in public about the action that you have taken on PEMI and INVESTINNEST. Get out of your seat and speak to management rather than sending Neutral mails!

All the customers over here please DO NOT EVEN THINK OF BUYING ANYTHING from MANTRI Builders at this junction. They are under HUGE FINANCIAL LOSS it seems since they cannot pay even 2 month's EMI of people like me where I have a confirmation in the mail. I learnt from one of their executive that from past 6 months the payment is getting delayed since they are building a flyover and a super-high apartment near to Mantri Mall, Malleshwaram, Bangalore.
After receiving mail (the upper one) from so called WECARE I sent them an email asking when it will be resolved. FYI, I gave all the details like name, Flat details and contact number but there is absolutely NO response from them! I went with them ONLY because of PEMI scheme otherwise I would not have gone for a flat at all. I was helpless and two of my cheques got bounced to the bankers and they issued me a notice for which I have taken one more personal loan and my life is in doldrums! Next week, I need to pay my kid's school fee as well and I don't know how to take this issue further legally. Any solicitor's help who is in this forum will really help me. The Mantri family and their top management must be enjoying middle class people's hard earned money and must be sleeping on Black money! Real Crooks!

Don't buy any flats from Mantri from now onwards... they may NOT complete it at all. Dear WECARE don't act with two different colors! In the forum you are requesting me to write an email and send details but through email you are not willing to confirm the date of payment which is pending from past two months!!! I don't how this issue will be resolved but definitely you will have our family curse on you including a 5 year old kid!
