Hi All,

We are 3 brothers & have booked flats at Nirmal Lifestyle project (excel Building) in Jul 2010 and paid around 20% amount of the overall flat cost but still construction of the said building yet to be started and always received only one answer from their all reps. that, KDMC has not yet given CC for the said building. Many times we has visited to the actual site location & Head office (mulund) but the Nirmal staffs are not co-operating to resolve our queries. In fact they are behaving with us like detector. They even not shown their courtesy to listen our calls. They are very adamant and moreover, they are asking customer to apply housing loan with the banks which they have already been tied up. My brother who has shifted to the glory building as the excel building construction is not yet started. The same was insisted by them only. Initially he was applied loan with Bank of Baroda where he has a salary account but one of the account reps from Nirmal told him to get the loan from SBI. Now, after taken approval for loan from SBI the same reps. is forcing him to go with their tie up banks ( ICICI, HDFC, Andhra Banks) as he is not providing the documents (KDMC approval & CC received for the project) which has asked to provide by SBI. On discussion, he told me to go to any extent for the issues we will not change our terms & conditions.

These people are enjoying to have interest on our money since last 3 years without giving any updates. Request your help & solutions.
you are right, we hav also booked one in kalyan in last novembr and paid 45000/- and bal will due soon. meanwhile i asked the approval from forest dept. kindly share the information as common buyers/
They have not started the construction. It smells fishy . Do not purchase until you can sustain the amount . Most builders are bluffers .
can anybody tell what is the actual problem there? some body told me that there is fighting between villagers and builders same like noida and noida extension. please reoply me on [protected]@hotmail.com
But the builder have assured possession by March 2013 . (extention by 03 months)

I have booked a flat in Victory. I was told the possession is moved by a year to Dec. 2013. They also keep delaying the registration and stamp duty. I have paid 50% of the total amount. It is annoying now!! Can anyone tell me what should I do? Should I not pay them upcoming installments until I have the flat registered (since they said the registration will be done after 6th slab is completed and according to their demand letters, it is)

Dear friend, we are also in such a situation, I had book a flat in spirit, my friends also booked flats in other buildings. Now the think is happening no one is giving taking responsibility that when they going for start construction, how long this will take and when they will go for handover. They had already taken a money of 20% 3 years before (2009) for that flat which is still now not in existence actually in site. Several reasons, several commitment, several bluffing's they had started. They very well knows that the flat values had already increases in 3 years, thus no one is going to cancel the flat. Even if someone is cancelling, they can book in a higher rate. This is a true fact and they were playing with us.
I have booked a flat in Platano. I was also told that possesion would be by June 2013. My flat has still not been registrated. Toady I got a letter stating that I should pay the installments for the completed slabs ( Rs. 1, 62, 222) before 7 April 2012 or else pay 18% interest on it.

I would like your advice as to what should I do. Nirmal people lie a lot. Everytime I call them up, I am told that the registration will be done i the next month. This has been going on for almost a year. I am banking on a home loan for the rest 80% of the flat cost.

Can anyone please tell me what is the best way to tackle this situation? Now I am worried that the project itself is not legal. What is the law as far as payment of installments is concerned? Can the builder ask for further installments ( more than 20%) without registering the flat?

Hey Sandhya...I am in the same boat as you are... even I got the same letter. I spoke to the Nirmal Lifestyle and they told me that they are not asking for the principal amount but just for the interest rate that is nominal and is charged by banks and that is company's policy. I asked them I gave them 20% and have got nothing in return apart from receipts and they told me that I can collect the allotment letter. I told them that I informed them several times that I would take loan for the rest 80% and would not be able to make any payment without bank loan but they are rigid. Sometime back they told me that I can return the flat but I would get only purchase cost, nothing else...Anyone has any idea whats exactly going on...they told me that they have got NOC only till 7th Floor.

Hi, I bought my property in November 2010, was promised a lot about the nothing happened. I finally cancelled my property today and to the best of my knowledge they are not bothered. Please go ahead and cancel if you have the time but you will have to wait for 6+ months for your money. But at least you will be at peace of mind. However, if you do want to stick around please do if you can pay up. I am sure some day the property will be ready. But be rest assured you will face alot of issues in future with this company. Please note the cancellation procedure and make sure you follow it to the T. Take your original receipts and submit it along with the reason for cancelation.
Hi, I am also thinking of booking a 4bh flat in zone 2...cost at around 59 lacs..Can some one guide me abt nirmal project.They told me that possession will be in Dec 2016...Are the already 2010 projects ready for possession ...I reading the above the complaints ...I am doubting that the project will be ready by 2018 also..

I am interested in buying a 2BHK flat in Nirmal Lifestyle Kalyan, Could you please tell me if going for ADS(in which they free cost of stamp duty and Registration) is a right choice or going for a normal payment mode will be good. Point to note is i need to take loan in both the situation. But I don't trust ICICI and India bulls for taking loan(which is compulsorily if going for ADS scheme).


I worried if they do not do the registration on time, my loan will not get approved(in normal payment mode)
I went to the site few days back and saw construction going for other buildings like Advantage etc.. Platano A/B/C construction has also started. Hope we all get something on time...

I too was looking at investing in Nirmal Lifestyle Kalyan and so I went to the Nirmal Office and checked out the project details for myself. They say the project will complete in 2015 and you need to meet a Amit who is the Sales Manager. He was very helpful and took me through all the details very well. Look if you want to invest its best you visit them once.
