Hi, I also got the letter from Omaxe on possession. Following are some remarks.
a) for 3 BHK, they said the actual area is increased by 40-50 odd sq feet, which is verifiable at the time of posession, before that. I read the Papers/sell Terms and conditions and it states that actual area might vary at final possession... so we can't do much.. infact this is a standard clause in most builder apts... and i find it logical, as one can never make a flat right to last digit.. on 1500 sq foot, 50 represents 3% variation... so no complaints
b) can somebody highlight on national building law and omaxe agreement to it's compliance... is it "must" for all buildings... what are the benefits/ issues
c) Does lucknow already have piped gas? Is piped gas pipeline coming to individual flats.. was this promised in our contract?
d) construction delay compensation is subject to 30 months post buying (not flat construction start) and builder getting 6 months grace period... in my case, no additional rentla compensation.. i bought in Jan 2007
e) Can you provide more details on car park part...
