I have booked a flat in the project named omaxe heights, gomti nagar, lucknow. following complaints are
submitted but no action has been taken .
1. The super area booked was 1532 sq ft but now they are asking money for 1577 sq ft super area even the flat build up area is not increased by even a feet.
2. The building is not constructed as per national building code 2005
3. They promised piped gas line now they not providing it & not reducing any money for above.
4. They promised POP cornices in all rooms but they are not providing it neither they are reducing money
for the same.
5. They are not providing the construction delay compensation as agreed in there agreement clause 27(d)
6. They are not providing covered parking for next 6 months after possession but they are charging for the
7. The behavior of Lucknow commercial manager Mr. Kishore Goel is very rude & non cooperative
I have also booked a flat in Omaxe Heights Lucknow. The possession date has already been extended 3-4 times and as of now, the possession date that they are telling is March, 2010. I request people who have booked flats in Omaxe heights to come forward through this thread and form an association because only then will we be able to convey our views in a stronger voice and ask for the facilities that had been promised to us when we booked the flats. It would be very difficult for us to put any sort of pressure on Omaxe individually.
I agree with you. The project is delayed by 20 months. Many promises have not been fulfilled beside asking extra money for increased super area and other charges. We have tao take up these issues collectively with the builder. Please provide your contact no.
Hi, I also got the letter from Omaxe on possession. Following are some remarks.
a) for 3 BHK, they said the actual area is increased by 40-50 odd sq feet, which is verifiable at the time of posession, before that. I read the Papers/sell Terms and conditions and it states that actual area might vary at final possession... so we can't do much.. infact this is a standard clause in most builder apts... and i find it logical, as one can never make a flat right to last digit.. on 1500 sq foot, 50 represents 3% variation... so no complaints
b) can somebody highlight on national building law and omaxe agreement to it's compliance... is it "must" for all buildings... what are the benefits/ issues
c) Does lucknow already have piped gas? Is piped gas pipeline coming to individual flats.. was this promised in our contract?
d) construction delay compensation is subject to 30 months post buying (not flat construction start) and builder getting 6 months grace period... in my case, no additional rentla compensation.. i bought in Jan 2007
e) Can you provide more details on car park part...
30 days starts from signing of agreement as per cluse 27 a.What is 30 month post buying.6 month grace period will be given provided condition mentioned in 27 (b) exists.In this case none of the condition omaxe can claim that existed.How this sudden increase in area? Why they did not inform earlier.I think this is time to unite and fight the case unitedly.Such injustice can not be tolerated.This is cheating.They also promised in house club, swimming pool and wave pool.tennis court, basket ball court, community hall.squash court, steam room, gym etc, they are asking for cover parking what is status of all these facility, can any one comment.
Omaxe Height Lucknow is taking single point electric supply at 11 kv.Those who are from UPPCL how can take supply because deparmental consmer takes unmetered supply&bill are paid through salary.It is advised to omaxe please another 63 kva transformer from which all LT connection will be given to UPPCL EMPLOYEE.Hence problum will be solved.All concened employee are requested to touch with with me.
Thank God, I was trying to gather information about the Omaxe heights constructions..but seems like they are not the right people to go with...thanks a lot to all of you for posting your concerns that will definitely save a lot other sufferings...
My son has also booked a flat in millenium tower in Gomtinagar in year 2005.The flat was promised to be handed over in 30 months.For last two years they are intimating on query of readiness in coming month and now they have stopped replying totally.As per agreement they have promised to pay for delays.Now denial of interest payment is gross violation and there is need to form a joint forum for redres80967al.
