[Resolved]  Real estate agent — Om radianz noida- Completely untrustworthy

Me and my friend were interested in booking two plots in one of the JP project in noida. We met one of om radianz agent, but he expressed his inability to provide smaller size plots. He was pushing us to buy big size plots, but we refused his advice and left the office. When we reached midway to our home, we got a call from their agent that two smaller size plots are available. He made the story that someone's cheque got bounced and that's the reason for surprise availability. We asked him that we need two adjacent plots, and he said yes the plots are adjacent.

We went back to the site office, and enquired about payment and other details. He quoted us the price as 15k per sq yard for the plot, and we were ok with his offer. While filling the forms we found out that plots were not adjacent, and we raised our question. Agent told us that there was some mistake on phone, and unfortunately plots are not adjacent. Although we were a bit annoyed by this thing, but still we decided to go forward with the booking. We filled the forms, and handed over the cheques to him. While we were filling up the forms, he blocked the plots by dialing to his head office, and told us that plots are blocked in our name. At the end, he got a call from his office and we could sense something fishy from his talk. After the call, he told us that there is some bad news, and now rates have increased by 3k!!!

We were completely out of our minds after hearing that. We strongly asked him to get in touch with his bosses again, and told them we have already handed over the cheques to him. He acted to work on our behalf and called up his head office but with negative results. We told him to take us to his head office so that we could have a chat with his boss. Although he was not willing for this but later he agreed to take us there.

In the office, we met one guy with surname chaturvedi. He told us that rates are now revised and he would not be able to allot the plot in 15k rate. We were angry and already created some scene in their office, but it was of no use. He told us that he would help us by finding some plot which has marginal premium on it, but we refused his offer. We were very disappointed by their unprofessional, unethical and rude behavior.

Next day, we contacted one other dealer, and booked the plots on same 15k rate!

Entire episode raised below questions:
1) Why the rates were revised for one dealer and not for another from JP?
2) Why the change in rates was disclosed after we filled out the forms. Agent was constantly in touch with his head office over the phone.
3) Was it a trap to force us to buy plot at higher premium?

My advice to fellow buyers: stay away from om radianz as these guys are NOT trustworthy.
