[Resolved]  Abhyudaya Developers — Delay in returning the advance amount paid

Hello Sir,
1- 1.5 year back i have invested in a Villa plot by making an agreement with the Abyudaya Developer for 2 plots in Abhyudaya residency Phase 1 layout (60X40 and 40X80), At the time of the booking we were promised that the DC conversion will be done and the khata + Registration will be done within 3 months and the booking amount was taken,

After which they have issued a Forged DC conversion copy, we have not verified but 75% of the total amount was paid to him, Once the documents were checked and had some issue's we requested to return complete amount,
After delay of 1.5 years, Rajanna the MD of Abhyudaya Developers has given 3 cheques with 10 lakhs of interest payment, also told us to wait till he inform, after 1 month of delay, as per RBI guidelines, before three months of the cheque date we have to deposit, we informed the builder and deposited the cheques which has bounced with inadequete funds.

I have the agreement copy, RTGS payments proof, Booking amount Paid reciepts from the developer, Cheques with return reciepts. Mail communications, request to cancellation mail to [protected]@gmail.com

Now the MD - RAJANNA is not replying the calls since the cheque bounced, also we have been treated in bad manner when tried to meet him in Indiranagar Office.

Please guide us on this and get our hard work money back. Total Amount is 42 lakhs and including one cheque of 10 lakhs given for the appreciation by 1.5 years.

These instances are happened with so many customer who invested in the Abhyudaya residency and Lotus gardens layout which is from same developer.

All the booking and agreement is made in my father's Name, am the witness.

Mr. Rajanna and his lawyer has called for resolving the matter by settling all the dues with interest payment. This Complaint would be resolved for now, as per their request to close prior settlement. If there is any still continuation of this issue, I would still continue this complaint. Thanks Shyam

Still the accused has not settled single rupee, I would open this complaint again. I should not have resolved this complaint.

Regarding to the above complaint, i have lodged case in the Court.
Now the after so many hearings Abhyudaya developers - MD Rajanna has agreed to pay the complete amount in 15 Installments.
Due to which compromise settlement is filed in the court as to close the original suit.

This comment is to inform the above complaint is finally resolved.

As stated above, the case was lodged by me in the court, now case has been settled and Abhyudaya developer MD Rajanna has agreed to pay back the entire amount.

Chairman and M.D Rajanna has considered to pay back my amount, in emis.

The company advocate Mr.Babu Reddy and Advocate for ourselves Mr V N Kumar have played a pivotal role in resolving this case for which we are sincerely thankful.

This is to bring into the notice of all customers who want to do business with Abhyudaya Builders, that all the projects of the builder could be of clear title and could be purchased.

please ignore the complaint i have written.

complete fraud project ..beware of your hard earned money .
..many people locked and can not get there money back.

Even if you are investigating and taking risk after reading all of the comments ...then see u in hell after some time...
Genuine documentation, hassle free transaction.
I really recommend to purchase propoerty with Abhyudaya Developers.
Dont buy any plot this company sells... He rajanna n his wife Sahanna Gowda only talk but most of time wont fufilled whatever thy promise .

Why did you buy the plot from builder is my first question. Now why are you writing nonsense about them.
Dont ever buy any plots or villa plots, no sufficient documentation and usually most end up in litigation . I f you pay advance you will mot get back your advance in case your lawyer says its problematic plot or no sufficient documents . Some dicuments are also fake . Luckly mine i bought was okay but tk get KHATHA it took almost a year . RAJANNA and his wife SAHANA GOWDA only talk but no action, its best to avoid this developer !!

I am sure the plot you have bought if you resale will have appreciation more than 100%.

One word of advise -- If you cant do good to people dont do bad at least.

Builder is keeping quite, if i was the builder would have created issue for you people

Dont believe Rajanna who is MD of abhyudaya developers.

One of the biggest fraud project in budigere cross is star city layout, Abyudaya developers and all their projects will not have proper documents. If anyone choosing Abhyudaya Developers projects & believing rajanna who is MD of abhyudaya developers to give advance money for booking plot or agreement of plot, then they will make you to experience the hell alive for sure.
I m heading Abhyudaya for almost 6 years, i know some documents are given in good order but dont blame the company Abdhyudaya gets fake documets from uneducated seller, blame the seller, since we just sell plots and our MD is working very hard to make sure all deposits are return if buyer is not satisfied ., at times we delay couple weeks not couple of months, our project do have litigations due to various problem and we overlook due to fake documents submitted by original land seller, all the above buyer are fake buyer do not trust their complaints, we will take action because they are fake people and they could also be the land seller who sent Abhyudaya fake documets . We will take legal action if they keep sending negative message

Hello lakshmi, what about the Abhyudaya Lotus garden, It's been 5 years completed. i have visited around 20 times about the development.
Your MD "Rajanna" is don't commit any of their words. we are still hoping that he will develop the layout.

It's true that Abhyudaya Developers is Fraud company. Beware of Rajana.
Abhyudaya Developers is Gud company and can trust Rajanna,

all the documentations are proper and legal. no issue whatsoever.

I really recommend to purchase propoerty with Abhyudaya Developers.. Rajanna is nice person.

I wanted to purchase a plot in their star city project. can i go ahead
Abhyudaya is a 6 year old company, legal is very transparent. Once the customer is satisfied with legal, then only the cheque provided for booking will be cleared. Then the customer can enter agreement followed by registration.

Abhyudaya Star City and Abhyudaya River Shine are the current running projects which are completely clear title, approved by the Banks (DHFL and LIC).There are more then 50 satisfied customers who have already registered property and happy with appreciation of land price and developments in that projects.

Few of the Registered Customers have already got the Khata in there names. People who are updating that legal is fake, to bring it to there notice if legal is not correct then how will the banks approve project.
Its a challenge from Abhyudaya who are quoting that legal is fake kindly update that fake legal document in this portal and prove us its fake

This is to bring in notice to all the buyers of Abhyudaya Builders and Developers, do not believe the statements published against Mr.Rajanna M.D of the company it is just a effort made to spoil is name.

As we have noticed few people who have left the company are updating bad comments and few brainless people (like Mr.Revi anu) are posting bad things to spoil the reputation of the company and the builder.

We also agree for few customers Khata was delayed in our previous projects i.e Abhyudaya Residency 2 due to panchayat and Zilla Panchayat election which happen in Mandur.There was also local politics happening within panchayat office due to this Khata was not issued on time but after the delay also we have issued the khata and now they are happy with appreciation of the project..

For the current running projects i.e Abhyudaya Star City and Abhyudaya River Shine we have kept the khata ready for registration.

Please go ahead and buy have bought in Aerocity my friend in Rivershine. It has no issue.
Kindly provide the information on Aerocity project whether the legal documents are proper
