Dear sir,

In wake of demonetisation, builder such as Ajnara have started default on their financial obligations.

First few days they kept on assuring but now their customer care has stopped taking calls and responding emails.

It is becoming a big headache for us to get the money back.

If you could highlight this as pain of citizens, will be helpful. At least government pressurise these builders and take effective measures to avoid such defaults by builder community.

Hoping for some help.

    Hi,
    I am dharmendra jain
    I booked a flat in ajnara le garden in noida extension in a-306. However, due to personal reasons i had to cancel the booking in the month of march.2016 and all relevant cancellation document handed over to ajnara office on 13-may-2016. Ajnara was to return back the invested amount of 1575717 inr within 30 days, however refund of bank loan cheque was given on 10-sep-2016 of inr 1154484 after 120 days by gm mr. Anand & asked bank no dues, i submitted no dues along with all documents on 30. Sep.2016, now even after passing of 161days of cancellation request, there is no response from ajnara le garden customer care & gm it seems they are in no mood to refund my balance money 421233 inr even after total 161 days passed after cancellation request. Every time i enquire but not picking phone also, they are not giving me any assurance for refund of my money or not picking my phone by gm mr. Anand, i don’t know when actual day of refund will appear appeared in their calendar, i was paying to bank higher interest on loan amount even after cancellation of my booking. Builder can deduct cancellation charges but what about interest part which was paid to bank after cancellation request and now also i am paying for delay from ajnara.
    Please suggest how to proceed. I am in a mental stress i have to return my all borrow taken from third parties.
    Please suggest me mail id of higher authority to be contacted and taken help in this matter.

      I am very much disappointed with Ajnara Sales employees. I wanted to purchase a flat in Ajnara Grand heritage (Klock tower 1495 sqft).At first I initiated the booking procedure with an agency named PropShop. But I got a better rate through Goldmine. So, I told Ajnara to do not process my booking with Propshop, I want to do it with Goldmine. When I visited Ajnara office in sector 63, and tried to book the flat through Goldmine, they denied to book it.I came to know that they will not book any flat on my or my wive's name. I don't understand what is their problem. I am an individual buyer and I have right to go for any agency. Any buyer wil go for the agency who gives you the best rate. Then what is Ajnara's problem in it. Why they are not taking my booking.I have alreay done another boking in Ajnara, almost 5 years back.Being an existing customer, I was not expecting this kind of behaviour from Ajnara.There is no shortage of property in the market. I can easily go for any other project. But I choose Ajnara because of my faith on it, which is now lost.Some unprofessional employee of Ajnara is basically helping to loose the customer base of Ajnara.

        This is to inform you that i booked a flat no b1-801 in your project ajnara homes in december 2015. an amount of rs. 100000.00 was paid on 28/12/2015. due to lack of documents on your part required for the disbursement of the loan such as permission to mortgage from greater noida authority to the builder (latest noc). after being misled by ms. neha yajurvedi and mr. sudhir regarding the documents for 4 months, i had no choice but to apply for cancellation. documents related to which were submitted on 13/05/2016 at your noida sector 63 office with your customer care executive ms. tanzeel. since then there has been no update regarding the same. its been told to me that it usually takes 3 months to process a cancellation, may i know what exactly takes 3 months. please don't spoil your reputation for life in my eyes and please return me my money. else i will have no choice but to file a legal suit against the company.

        Yes really. ...when we don't want to proceed then they should return our money. ...maximum in 1 week time...they take no time to get our money. ..but to return it takes time...it will make builders reputation bad in front of customers. ..and it ll lead to go business down. ..be sincere with customers. ...don't cheat anyone. ...God ll bless you.

          Ajnara is a team of cheats. If you don't want a nightmare for the rest of your life, done buy in ajnara...

          1. Late payment charges they are paying upto sept'14 only. No explanation why they are not paying till time of offer of possession.
          2. Maintenance charges are very high~rs.2.5 per sq ft.
          3. Club maintenance charges are not part of maintenance charges, asking separately. Surprise to all who booked flat there
          4. Highly unsupportive staff, do not pick-up the phone many times.

          There are many other points that i do not want to go into details. Still if someone goes for ajnara then best of luck

          Also the late payment charges they are paying is 2% per year whereas charging 18% per year in case of default by buyer. This means that they have borrowed money from us at 2% per year and utilizing that money elsewhere in their business expansion...and thereby doing business from our money...

          This also means that unless there is enough pressure and compulsion, there is no need for them to complete the project ...

          Not only that, they are charging for usage of common area facility, which is created by the money charged from buyers...

          They are also charging club usage fee...when the club itself is funded many times over by the charges from the buyers...

          They have leased almost 80% of club to various service providers who are charging arbitrary fee for club usage..

          And when the residents refused to use these facilities as a protest...they made it compulsory to pay annual charges to every resident...

          the list is endless and there seems to be no one to control this loot...by Ajanara India

            Ajnara grand heritage

            I have been following up for my flat possession but all efforts in vain.

            1. Project delayed already
            2. Final demand letter issued in 2015 year end but with penalty adjusted only till feb 2015
            3.In jan end 2016, i paid all amount required by builder for possession
            4. Last month i have even got registry done because of which they were delaying the possession

            Still after each and every single...

            I am an owner of flat number c - 712 of ajnara integrity, raj nagar extension, ghaziabad. Possession of flat taken on feb. 12th, while registry of flat to my name took place on 31st dec. 2015 and enter into flat with bag and baggage on 25 th of march, 2016.This is 2 bhk flat, also provided one kid's room.Out of two bathroom, one attached with main bed room has problems of water logging because of defective flooring of bathroom, as water instead of going to the drainage system, accumulates in opposite side.Second bathroom also gives great headache as either plastic pipe line, used is broken somewhere or flooring is improper and not upto the mark, resulting dampness/ seepage to the other side of wall of main bed room, wall of bedroom is completely water soaked, resulting considerable threats of damages to wall/ wooden flooring/ painting.I am sorry to say staff of project as well as maintenance divisions are not co operating to resolve the problems. It would not be out of context to mention that i had to run piller to post despite of my advancing age, as i am sr. Citizen of 68 years age . To resolve my problems i met to mr. Robinson as well as contacted number of times with mr. Mukul but no use. Though, mr. Mukul. Promised to pay visit on site, but proven to be a fake promise. Maintenance division too did not responded in this matter. Seeking, no other option, i am too use this forum to raise my voice, with the hope, seniors/ high handed management, will surely pay attention to get my problems resolved at an earliest.               Booked a 1625 sq ft flat in A-Tower in May 2012...Possession was in December 2013 + Grace Period of 6 months i.e. up to June 2014...Now it is March 2016...NO POSSESSION TILL DATE...Blunder from my side for choosing this project in NCR..highly disappointed & feel cheated...Already paid around 44 lacs to these people...in a great fix due to the payment of home loan installment as well as rent for my present place of residing in Delhi.Still in DARK and no consolidate communication regarding the offer of possession.

                Falsh promises greedy, probally the worst builder i have ever seen. They have taken 18 mont maintenance but no facilty no grass on park no banches. When you enterd in lift you feel like going in battle for 30 second so muc jerk. No cleaning on basement pathetic quality of construction. They are not allowing any other dish other than airtel. Charging penalty on residents.

                  मेरा नाम शिव किशोर गौड़ हैं | मैं अभी राजनगर एक्सटेंशन स्तिथ अजनारा इंटीग्रिटी में
                  'जी -008 ' में अपने परिवार सहित जिसमे दो छोटे बच्चे भी हैं, रहता हूँ | मैंने अपनी यह प्रॉपर्टी सन २००९ मैं अजनारा में बुक करायी थी और जो हमे २०१३ में रहने के लिए दी गयी थी | जैसा की आप भी जानते होंगे की एक नौकरी करने वाले को फ्लैट खरीदने में कितनी मेहनत लगती हैं... उधार पैसा लिया, बैंक से लोन किया... रोजमर्रा के बहुत सारे कोम्प्रोमाईज़ किये तब कही जाकर मैं अपना सपनो का मकान ले पाया.

                  समस्या यह हैं श्रीमान जब हमने अपनी प्रॉपर्टी बुक की थी तब हमारा फ्लैट दिए हुए मैप के हिसाब से कार्नर, ग्राउंड में और बिलकुल लास्ट में पड़ता था. मतलब मेरे घर के सामने एक 7-8 फ़ीट की ग्रीन बेल्ट फिर 25 -30 फ़ीट की सड़क और सामने सोसाइटी की लास्ट दिवार | यह सोचकर मैंने फ्लैट वहा लिया था की पीछे की तरफ फ्लैट हैं तो ज्यादा भीड़ भाड़ नहीं होगी, जिंदगी सुकून से कटेगी |

                  लेकिन जब मैं 2013 मैं अपने घर में रहना सुरु किया तब धीरे धीरे पता चला की अजनारा ने फेज-२ मैं अपना फ्लैट बनाने का काम सुरु कर दिया हैं. सामने की दिवार गिरा दी गयी और सुरु हो गया सुबह 8:30 से रात्रि 12, 1, 2, बजे तक चलने वाले निर्माण कार्य मैं लगी बड़ी बड़ी मशीनो का शोर और धुल का आना. अब क्योकि सामने फेज २ का निर्माण हो रहा हैं, उस से होने वाली परेशानी से हम लोग काफी समय से जूझ रहे हैं बल्कि काफी समय तक झूझना भी होगा जब तक वह बनकर पूरा तयार नहीं हो जाता.

                  जो सड़क मेरे फ्लैट के सामने थी उस सड़क को मुख्य सड़क बना दिया यानि किसी को भी सोसाइटी में आना जाना हैं तो उसी सड़क से जायेगा. अब सुबह से रात्रि तक जो भी आएगा या जायेगा वो उसी सड़क से हॉर्न बजता हुआ, म्यूजिक चलता हुआ... कुल मिलकर मानसिक परेशानी | मेरे फ्लैट के लगभग सामने ही एक टर्न भी बनाया गया हैं जिस वजह से वहा से गुजरने वाले सभी वहां हॉर्न बजा कर ही गुजरते हैं. आप लोग सोच सकते हैं कि देर रात बजते हॉर्न की वजह से बच्चे व् मेरा परिवार सही से सो नहीं पाता |

                  • अब सोसाइटी में किसी से कुछ कहो तो वो नहीं सुनाता |
                  • डवलपर्स के नुमाईंदों से कुछ कहो तो वो नहीं सुनते |
                  • मेंटेनेंस डिपार्टमेंट से कहो तो वो कहते हैं की हम क्या कर सकते हैं |
                  • लड़ाई करो तो लोकल गुंडों का डर |

                  और जो ग्रीन बेल्ट मेरे घर के सामने दो थी उसे हटा कर open पार्किंग के लिए जगह मार्क कर दी हैं | अब वह हर समय कार, स्कूटर, ट्रेक्टर, कबाड़ी वाले का ऑटो, गैस सिलिंडर उतरने वाले का ऑटो कुछ ना कुछ हमेशा खड़े रहते हों | फ्लैट की ग्रिल और वहा खड़ी होने वाली गाडिओं के बोनट में स्पेस केवल २ फ़ीट हैं | जबकि मेरे दो बैडरूम से यह दुरी सिर्फ 5 फ़ीट हैं | जो की क़ानूनी तोर पर भी सही नहीं हैं |

                  क्या आप लोगो को नहीं लगता कि यह 5 फ़ीट का फासला बहुत ही कम हैं. रात में उस जगह कोई भी कार आती हैं तो उसके इंजन के आवाज, उसकी हेड लाइट कि रौशनी सीधी मेरे बैडरूम में आती हों जिससे बार बार बच्चो की नींद खुलती हैं, उसके आटोमेटिक कार लॉक में होने वाली आवाज और उसके कार बैक करने पर बजने वाले हॉर्न कि आवाज |

                  अजनारा इंटीग्रिटी में बने सभी मकानो में बेडरूम की दीवारो में कांच के स्लाइडर दिए हैं. देर रात आने वाली गाड़ी के लोग गलत इरादे से मेरे घर के अंदर झांकते हैं. इससे मेरे घर कि सिक्योरिटी और पारिवारिक सम्बन्धो पर भी असर पड़ रहा हैं और मुझे अपने ही घर में छिप कर रहना पड़ रहा हैं.

                  मेरे घर के सामने पार्किंग कि समस्या मेरे लिए सबसे बड़ी समस्या हैं | श्री मान जी मैं बहुत सहने और परेशानी झेलने के बाद आपको बहुत आशा और विश्वास के साथ यह लिख रहा हूँ | क्योकि न मैं इस मकान को बेच सकता हूँ क्यों लोन अभी चुकाना हैं और ना दूसरा खरीद सकता हूँ.

                  आपसे सनिवेदन यह अनुरोध हैं कि कृपया मेरी इन परेशानी का समाधान कराये | मुझे कानून पर पूरा भरोसा हैं | आप इन्साफ करके दिखा दे की बिल्डर की मनमानी नहीं चल सकती चाहे वो कोई भी हो |


                  समस्याएं
                  १. मेरे फ्लैट के सामने पार्किंग की समस्या |
                  २. मेरे फ्लैट के सामने ग्रीन बेल्ट नहीं हैं जभी सोसाइटी में लगभग सभी फ्लैट के सामने ग्रीन बेल्ट हैं |

                    We booked a flat in F tower of Ajnara Amborsia 803. Propshop dealer filled another for of 203 flat and submitted to the ajnara.Now forcefully we have to book the flat 804. I request you to take strict action with the dealership with Anurag of Propshop. He gave us compensation of 36K. But i request you to cancel dealership with such a fraud company.

                      I have booked a unit in ajnara daffodil with park facing as my preference. During my last visit in august 2015 i figured it out that my unit has became a parking facing unit as they constructed a podium parking in front. More over they offered me a possession letter in april 2015 but the construction was still going on during my last visit. Possession date as per agreement is nov 2013. Now i feel cheated by the builder. I had a talk with ms. Jhui regarding the issue, but she was unable to provide me with any solution. I have invested all my earning to get my dream home. I think i should get compensated for the same plus the mental trauma i have suffered .

                        Dear sir, i received demand latter in Aug-12 but you company charge interest from January 12, on Rs 139884, i ask for details but never provide by your office, when i vent to collect cheque from your office, i ask for calculation sheet, juhi given to me & in that sheet i seen interest charge charge by your office is wrong & i shown demand letter to your manager in this last date for payment was 16 august & Paid by NEFT on 18th august for the same your office charging interest from january for 211 days, i reported to your manager & they told me they will check & revert back, when i called after some time they told file has been closed, even i called juhi senior Mr. sudhir almost 200 times, he not lift my phone.                           My wife had booked a flat in Block-D, Tower Daizy, Flat No: 12A05, 13th Floor, Ajnara Integrity, Raj Nagar Extn: NH-58, Ghaziabad- 201009, Uttarpradesh. We have received the statement of account(Balance payments) from Ajnara for the offer of possession. We had some doubts regarding the statement of account received from Ajnara and in the same connection had a discussion with Sonu Kashyap pf Ajnara(Mob: [protected]).The conclusion of the meeting was not satisfactory at all and we wat to highlight the following two points: 1. In the calculation sheet, interest of Rs.22327/- has been charged for the delayed payment.The payment of Rs.2349103/- was delayed (Date of receipt: 16-Dec-2013 while the due date was 27-Nov-2013).This payment was delayed as Ajnara had submitted us the wrong information.Daisy tower was named as tower D.D tower can never be understood as Daisy.The Axis bank had an objection on this and the calrifications took time to process the payment.Thus the late payment cannot be imposed on us as this fault is attributable to Ajnara only. 2.The second point is very interesting.Ajnara has informed rather directed us that unless and until we make the stamp duty and registration payments now, they will not start the finishing activities of the said flat.Now what is this.This is a threat to the customer.Totally illegal.How is stamp duty and registration related to the finishing activities of the flat.We are ready to make the balance payments(Apart from the payment mentioned in point no:1).But we will materialize stamp duty and registration activities once flat is handed over to us.                             This is in reference with Flat no E-710, Ajnara Integrity, Raj Nagar Extension, NH-58, Ghaziabad, UP. I got the possession in April'15 and since then I am complaining about the termite infected door frame but no action is being taken by your team. All other wooden items will get damaged and the management is not listening about it. I talked to Mr. Robin who is responsible for possessions but he always delays the issue and now its about 3 months, so i am forced to write a compliant.                               WHILE TAKING THE POCESSION OF MY SAID FLAT I HAD SHOWN THE THEN MANAGER MAINTENANCE MR. NAGENDRA ABOUT THE HOLE AVAILBLE FROM OUSIDE ON THE WALL ON ONE OF MY BEDROOMS. HE ASSURED ME THAT THE SAME WILL BE FILLED FROM OUTSIDE AT THE TIME OF PAINTING OF BUILDING. BUT TILL TODAY THE SAME HAS NOT BEEN DONE EVEN AFTER 9 MONTHS OF REGISTRATION OF MY FLAT. I HAD BEEN CONSTANTLY FOLLOWING UP THE MATTER WITH PROJECT MANAGER MR. SUNIL TYAGI TOO BUT EVEN AFTER HIS ASSURANCE NOTHING HAS BEEN DONE. THERE IS AN ELECTRICAL CONNECTION JUST OPPOSITE TO HOLE FROM INSIDE AND I FEAR OF MISHAPPENING DURING RAIN AS THERE ARE CHANCES OF WATER ENTRY INTO THE ELECTRIC JUNCTION. HENCE THE SAME HAS TO BE TAKEN ON PRIORITY AND CONFIRM THE SAME.

                                  Hello, I am buyer in Ajnara Grand Heritage. I was one of the initial buyer & it is first home for me. I have taken home in AGH (Ajnara Grand Heritage) in the year 2010, since then there is no positive news from this builder. Initially they booked flats only through property consultant. Later they increased salable SqFt area. Next where villa was planned they made tall towers (i don't know how they got clearance from authority or whether they have got or not). They have taken 95% of money 1.5 years ago approximately, but still posession is far away. No penalty paid by builder to anybody till date. If somebody has done late payment (due to bank reason or any reason as per Ajnara), they will not send any information on penalty while asking next payment. But they will tell you in the last that one payment was delayed by 3 or 10 or any number of days, so this is the interest. You can imagine how much transparent they are. There is no correct update from builder when you will ask abt status. Regards, BuyerAGH

                                    Dear Forum, From this forum, I would like to complain of Ajnara India Ltd for my flat in their project Ajnara Grand Heritage. I have booked a flat (A-103) in Ajnara Grand heritage Sector 74 Noida. The builder intimated me that building is upto 14th Floor and accordingly the contract was signed on January 2011 in which I agreed to pay as per flexi payment plan i.e. 95% payment for construction upto 14th Floor. I had been, made 95% payment on September 2012 and since then waiting for project to complete. Builder has raised towers later upto G+19 and revised the project layout also. I have no objection increasing of floors but builder has delayed the project for more 1.4 year which should have been completed in May 2013. I am attaching herewith picture of Tower A taken 2 year before which shows that tower has been constructed upto 20th floor . The builder is unnecessary delaying the project for making more profit. You can see the current photograph in Ajnara WebSite tower has been painted completely. Ajnara India Ltd. has not paid any penalty to me as per contract and says that it will be given at the time of possession. I have faced bank interest loss of 3.5 lakhs per annum due to delay from builder side. Now after sending me unnecessary demands of interest payment without valid signatory. I have been sent him several letters on 23/07/13, 14/01/2014, 5/08/2014, 16/08/2014 & 16/09/2014, which he do not respond. Today, I have given him final warning to behave as per contract or else ready to face legal action. Ajnara is launching several new project but not fulfilling the current commitments on time.I will suggest everyone to come at common forum and act against false practices by builders so that they behave properly with customers.                                       Dear sir, I am a resident of Ajnara Gen x & my vehicle was parked at parking when the project team of Ajnara started construction near parking without intimating to move vehicle aside due to which all cement material got fixed on my car & damaged all paint of my car.For this I have contacted Mr.Tyagi (GM Project) but no response came from his side.From last 2 months I had been following regarding this.Please look on to in this concern or either it can tarnish the image of the company also.
