Dear Sir/Madam,

I have purchased villa at Golden County, Rampally from Modi Builders in 2019. Their sales team till date projects this Golden County project as Gated Community, still you can see that on their website. I have attached a picture from their website for your perusal.

We came to know recently by an govt official working in Rampally Daira panchayat that this project is not a approved Gated Community....

Me (Devendra - flat number 509ad) bought flats in emerald heights 2 month back and registration was also done on july 9th 2017. While making deal there was a commitment to deliver flats within 2 month but till date i could not see much progress in my flats. Most of the work is pending. Every time i call customer care getting same reply like flooring work is going on and material is not available.

I just wanted to know in bullet...

We are the resident of Lotus Homes, AhmedGuda Village, Block-D, Flat 305. We have got our possession on 24th of January 2016 and since our possession, it has been told by the office personnel and the customer care for any unsolved issues which they do not have enough authority to take decision with, particularly in that matter, customer of the Lotus Homes can talk directly with Mr. Modi, MD, regarding their grievances when Mr. Modi arrives...

We are residents of splendour apartment Gajularamaram, Hyderababd constructed by Modi bulilders hyderabad. As per the sale deed with the builder we will automatically become members of Splensor Owners association ( SOA ). We are paying maintenance to SOA. SOA is currently run by the builder himself. He does this because he is yet to sell 40% of the a balance flats for the past so many years. TIll date the builder has not conducted any general...

Modi Builders did not provide basic and other listed amenities to its owners of flats in Splendor Luxury Apartments in Gajularamaram, Hyderabad. The builder failed to provide even the basic amenities (even after taking payments both for maintenance and the flat cost): 1. 24/7 water supply was promised but not provided 2. 24/7 full power backup not provided as promised 3. non-operational swimming pool, 4. non-operational gym 5....

We have purchased a villa-48 in Golden county venture of Modi builders and we are residing in this house since the past 18 months. We are facing issues like water problem, seepage, improper alignment of tiles and cracks on walls etc and they not providing any immediate resolution and its very difficult to stay and survive in this house.

Dear Sir/Madam,

I have purchased a villa at Golden County in 2019 and informed me that all the amenities will be ready by the villa handover time. Modi builders told the same to all villa owners. When we raised the question that in Sales Deed you have mentioned 2028 as a date to complete the project with amenities in a phased manner. They told that it is only for document purpose, they have that date as they have Phase 1 & 2 developments at the site. We believed their words and trusted them looking at their 30+years of experience at that time.

I have taken my villa in January 2022. To date we don't have ANY amenities in the community.

Even after two years of handover date, there are no amenities at all.

When we raised the issues with them, now they are saying that it is mentioned as 2028 in the sales deed for completion of amenities.

Just try to understand our situation of being in remote area, literally in jungle without amenities.

For your information they have promised to provide the following as per their marketing and promises and advertised on their website.

1. ClubHouse
2. Sports Facilities
3. Swimming Pool
4. Super Market
5. Pharmacy
6. Cafeteria
7. Coffee Shop
8. Laundry
9. Banquet Hall
10. T.V. Room
11. Business Center
12. Conference
13. Gym
14. Indoor Games / Pool Room

As of today, we don't even have ONE from the above listed amenities.

Hereby I request new customers not to get fooled by their words. Ask them to provide anything that they promise in writing, so you will have something to fight for if they don't deliver according their promises.

Dear Sir/Madam

I have been forced to write this complaint as it has been two years since I have taken the possession of my unit at Golden County, Rampally Daira.

I have been chasing the modi builders customer care team, site admins, Customer Care managers at Golden county site all this while to resolve my villa issues.

The problems that I have highlighted to them are because of their below par construction standards.

Yet they don't respond to our emails that we send to their Customer Care with any stipulated timeline.

They don't realize their mistakes and resolve the issues immediately and with permanent solutions.

They may respond to your mails after few months. After getting the response from customer care, the team at site too start the work with snail speed without any proper work schedule to resolve your issues.

Once they start attending to your issues, they stop for many cases saying again they need permission to rectify them and they won't revert to you for months as they take things for granted. You will be chasing them for months and yet you get reply from the site team and customer team that waiting for approval. End of the day, your issues will be on hold...

They don't have dedicated team/staff/labour for maintenance of the handed over villas. They only assign the work on availability of the team/staff/labour as bits and pieces without proper timeline or work schedule.

I'm feeling ashamed to list all my villa issues here. I'll try to summarise the issues so that they take serious note of my issues and resolve my unit issues with stipulated timeline and with proper work schedule. Hope Modi Builders with 35+ years of experience in construction industry show respect to customers issues and resolve them as soon as possible.

Below is only a summary of my issues...
- Seepage on external walls at many places
- Seepage on internal walls
- Uneven terrace tiles with many of them being broken.
- Water logging on terrace as the terrace floor is not constructed with proper slope to drain rain water on terrace.
- Bumpy and uneven internal walls in all rooms (One feels ashamed to view them at night when lights are on)
- Floor tiles, bathroom tiles with hollow inside and ready to break
- Uneven spacing between Floor tiles, bathroom tiles, etc.
- Uneven gaps between door frames and doors in all rooms
- Gate is uneven with large space in-between
... really feeling ashamed to list all the issues here.

Hopefully with the complaint being posted here, modi builders will take note of my villa issues and resolve them to the earliest possible.

If they don't attend to my issues to the earliest, I'll not hesitate to post photos and videos of the villa issues which will help others too to view the actual construction quality and sub-standard construction done at various levels by a company with 35 years of construction experience.

I have booked a flat in modi builders in 2019 year end at that time the construction stage of my block was 4 floor . Now they are able to complete the remaining blocks till 6 th floor but not able to complete the previous one.
there is no response from them via call or email by the management .
We are paying rents and loans its being hard for any middle class people expecting hopes.

After years of waiting something was handed over to us. It was nightmare following up with their labours (So called engineers) who do not even possess the knowledge of slanting and slopes. All patch work.

You can dig holes on the terrace, on the walls which is mostly hollow.

Complained (I dont remember how many times) a number of times but their thick skin is never penetrated.

Next i will share some youtube videos and also will get some customer court uploads, backed by all social media publicity. I just shifted on the 4th of dec, the commode came out. Everything looks like a patch work, done by substandard worker and labours, with the lowest possible standard of the material used.

I purchase flat from m/s. Modi builders in their project named splendour situated near gajularamam during march 2018 and take the possession during august, 2018. My flat no. A414 and block no. A. Since from the beginning seepage problem there and i have been writing to them but there is no response. They have not even completed some of the pending works which requires to be attended before handing over of flat. They have taken 10% amount stating that they will complete but still some of the works incomplete. When i ask now they said they cannot do any works now. Nobody is responding from company's side. I am not a position to stay in the flat and losing rental value due to this.

Hi, today i received a call from quickr job and other side a girl on call and her name (Priya gupta) she informed me about job opportunity for part time and she asked me about my study after that she said you have to pay 29 rs and job work is in bank as passbook updation and my monthly salary will be 10, 000-12, 000 rs
And i agree because of it's part time job and salary. She sent a link and when i clicked on link there is a website and i have done payment with 29 rs but i got message from bank that 4949 rs deduct from my account.
I request her and call her for refund my money but she didn't receive my any calls.
She called from this [protected] number.

We purchased a flat in modi splendour, gajularamaram. Once we moved to the flat, we observed lot of seepage problems in bathrooms, bedrooms and hall. We complained to modi customer care team and qc engineer, but they never responded. I called them multiple times but they never fixed the issue. Even the quality of construction is very poor. Request concern team to look into the issue.

We found dampness on walls through out the flat, dripping of water from roof in bathrooms and the same has been brought to the notice of customer care, thrice work has been done on that but still the situation is same. Several times chipping, applying lappam and painting has been done but as days pass through again dampness is found on the walls through out the flat.in spite of complaining repeatedly it is not addressed properly and now all the damp walls accumulated fungus. If a permanent solution is not provided soon the whole flat will be in a situation where humans cannot live.

As issue is recurring and i have been complaining again and again now the customer care is ignoring and not replying or addressing the issue.

This issue is being going on for about 8 years

Sold seepage flat a block g11 splendour apartment. I already submitted complaint in this portal and modi customer care people started threatening me that to with draw the complaint. Then only they will start working to rectify the seepage. How could i do that, shall i go to police station, kindly assist me with concerned department and legal advocate to issue legal notice. Kindly help me on this sir, i called many times customer care of modi builders and they were not escalating issue to higher authorities. Today there workers mr. Ajay shouted on us. This is very threatening to me and my family sir.

We purchased (H - 24) long back but electrical and plumbing works not completed so far even after a couple of years. Electrical and water facility also not provided so far... Now we want to occupy the house and informed to customer care on multiple mails and calls. None of them responded and neither site in-charge nor builder is taking care in replying to our mails.
Just ignoring since modi have already received the amount. I am following up with concern team since long time but not responding to complete the works.. Electrical wiring, cp fittings, manholes and upstairs stairs also not provided.
