Case of missing 25.14 sq mtrs build up area from a plot of 163.88 sq. Mtrs. At bptp astaire’s gardens, sector 70-a, gurgaon in e block

• m/s bptp ltd. Had launched a project ‘astaire gardens ’monnet floors, sector 70- a gurgaon in sector 70a during first quarter of 2011. I had applied for a buildup floor on a plot 196 sq. Yards plot (163.88 sq mtrs.) with buildup area of 1090 sq. Feet (101.3 sq mtrs.) with a provision that the construction would be completed within three years.
• on23, sep 2017, the company sent a brochure apparently showing that everything is complete for e block comprising of 196 sq. Yard plots, but on close scrutiny of picture showed that there were as many as 40-50 floors, which were still at construction stage and were camouflaged, while taking photograph to mislead the customer even after more than nearly 7 years.
• on 25th the company has raised a demand note on the basis of super area of 106.74 sq mts. And on the basis of oc issued by town planning department. Over the period of seven years during various communications plot size disappeared and build up area became super area. We are not sure at what stage the buildup area has become the super area. On close scrutiny and with persistent efforts, the company has been stone walling and not willing to share the details of the following facts:
• as per huda rules and initial understanding, 196 sq yard plot would result into 1058.4 sq. Feet build up area, whereas the copy of oc from the department no 9299 dated 19/09/2017 shows the buildup area of 81.6 sq. M would mean build up area of 878 sq feet? If we do the backward calculations of taking 60% build up area, then this plot area comes out to be 161.66 square yards against 196sq yards as promised. As per huda rules floors registry on plot less than 180 sq. Yards is not permitted.
• by implications, the buyer’s had been kept in dark all along. The close scrutiny and walking along time lines with documents may also un - earth fraudulent and vigilance angle in clearing this project at inception as well as at a later date.
• the area of block-e has remained constant, no o[censored]nits built are also same, then company has no justification for giving even more figure of approximately 1149sq. Ft. (106.74 sq. Mtrs). Now company is talking of super area. At the time of project, they talked of build-up area. We asked company to demonstrate that they should show the plot area as 196 sq yds as, promised as well as build up area of 1090 sq. Ft as mentioned during promotional period. So where is the remaining 25.16 sq. Mtrs of buildup area.
• similarly, increase in area from 101.3 to 106.74 sq. Mtrs., cannot be justified, when the actual buildup area as per oc is 81.6sq. Mtrs.
• as per the promotional brochure the plot size and build up area of 196 sq. Yds and 1090 sq. Feet was sold, but the accompanied drawing of the floor was only of 878 sq. Feet or 81.6 sq. Mtrs of buildup area.
This seems to have vigilance as well as fraudulent angle, as to how a project was passed as 196 sq. Yards with a buildup are of 878 sq. Feet. Further, how a floor with 161.66 sq. Yards can be registered against the minimum stipulated area of 180 sq. Yds?

My customer code is 147057 and documents were submitted in OCT 2017. Every time I call them they ask for 7-10 Days but not doing. Seems like dealing with govt agency not a private company.
