ok guys lets get in touch with everyone you know who have bought a flat in phase 2 and get them to comment on this site here on this post, then we will have a meeting of all the buyers together. Please consider taking legal advise and sharing the same with others but not here on this site we need to meet up and share our ideas. Please get as many as possible on this site.
Let's come together & jointly go the builder. Its high time, flat owners should get together & fight the file a case / take some action.
We need to get in touch with each other to discuss with the builders about our hardly earned money going as interest on home loans and as rent for those residing on Rent ending up paying huge rents. Its not a matter for month or so now its more than a year from the work been stopped. Adhoc Committee Members and other members decided unanimously to visit the Builders Ground Floor Office to air our grievances and presented a copy of the Minutes of our meeting held on 4th November 2012 . A Minutes copy was duly accepted and acknowledged.
Mr.Ravish & Mr.Kalpesh were present in Builders Office .Society members raised the following concerns.
1. Issue of water leakage from overhead tanks of all wings was raised by members. It is matter of concern to all residents that such serious leakage has already developed in a new building which is only about 6 months old. Water leaking from tanks seeps into lift shaft causing short circuit thereby posing serious threat to safety of the members using the lift. Not to forget the inconvenience because of the non availability of the same! Mr. Kalpesh responded that tank leakage is only due to tank water overflow and not due to any other problem ?
All members present contested this explanation offered by Mr. Kalpesh as it is hard to understand this logic.
Mr. Kalpesh accepted that all cost of repair and water proofing of tanks will be borne by builder and will not be billed as maintenance cost to Society member’s respective accounts.
2. Leakage in kitchen of Flat 507 was raised. Flat owner present in meeting expressed satisfaction that leak has been repaired. Final results of work done will only be known when the family living in Flat 607 returns from vacation. Mr. Kalpesh also agreed to paint the kitchen ceiling of Flat 507 which has been destroyed due to this leakage.
3. Serious leakage problems also reported in Flat-707.Water is seeping thru. Bathroom floor and all walls are damp as there is leak in the walls as well. This problem needs to be attended as fast as possible as this bathroom is unusable in the preset state.
4. Issue of extra tank in Flat Nos: 1 & 2 was raised in the meeting. It is very unfair that these flats are only provided one tank and all other flats have 2 tanks. Mr. Kalpesh response was that it was not possible to give extra tank due to some technical reasons.
But we can confirm that few residents have put extra tank in their flats at their own costs thus nullifying the theory of technical reasons !. Mr.Kalpesh refused to provide the extra/missing tank and said that residents if they wish can install on their own expense.
This statement by him contradicts his earlier statement which says it was not possible to install the tank in the first place?
This is grossly unfair and moreover this point we emphasize, was not told to concerned members at the time of flat sale.
5. Many members also raised concerns of large and long cracks in walls of their flats which are only 6 months old. Members were not satisfied with explanation offered by Mr. Kalpesh. His contention is this is common and that almost all buildings in our area have this problem?
Serious cracks reported in Flat 701, 709, 713, 704.etc. Builder requested to inspect and should attend to this problem.
6. NOC required from builder to members to facilitate change of name on electricity bills. We request Builder office to give members of Ad hoc Committee all pending NOC’s for all flats at the earliest.
7. Mr.Ravish has confirmed that all missing name plates on all wings and parking slots will be fixed in a weeks time.
8. Housekeeping issues were raised by society members. It was agreed that garbage collection on daily basis, sweeping of staircases & lobbies once a week and cleaning with water will be undertaken once a month. The hiring and firing of Staff must be done in consultation with the Committee Members.
9. Prospect of Boring water and also separate tank for Drinking Municipal water & Tanker/Boring water was also discussed. Mr. Kalpesh assured members that this point can be discussed further with appropriate authorities and sorted out. We need to get this very important issue implemented.. We have observed that opposite building VIVAN has already taken steps to get a boring well installed in their compound, and this project has been on for almost a month now.
10. Members also want regular maintenance of garden and watering of garden. Regular maintenance of garden is required to retain its quality.
11. Watchmen should call and inform of any Guests/Visitors coming to members flat via the Intercom. Members observe that security is weak and guards are not available on their Desk/Gate.
12. List of all Flat owners with the respective contact details to be given to Ad hoc committee and arrange for a get together for all members. This is important so that members get acquainted with each other. We wish to keep them in the loop also with the working of the Ad Hoc Committee and the issues raised by the flat owners living in the Society.

Hi People, I booked a Flat at Veena Dynasty in Vasai E by paying booking amount of Rs 45, 000, however due to unavoidable circumstances, I had to cancel my booking, now I informed he developer about the same and one of their rep told no worries you can complete the formality of cancelling and your money would be returned within 1 week, it has been more than amonth and I have been chasing the builder, but now he says that only when your cancelled flat is booked by someone else, we would pay you the money. this is something which was informed.
I would like to know, I have not had any kind of written contract with the builder, is there something that i could do from my end to avoid this
harrasment by the builder, I really need the money urgnet.

We already are suffering with Veena Velocity issues in Vasai (W).
Our advise ...Don't trust the builder and his team. They misguide the consumer.

Its almost 4 years now that the matter is pending.

I also agree with the complaint requested by these member as i had also booked a flat at Veena Velocity PHASE II in February 2011 for which i was informed the possession will be by March 2012 but there are no signs of possession since the work has been stopped from past one year. i had also obtained home loan from India BULLS but bankers are not taking any steps further as only common man like us are suffering. I think we should try to coordinate with all the members who had booked flats over there and facing hardships of paying Rent, Interest on Home loan etc. If should all fight for it together as a single member wont be able to do anything alone. please try if we can all coordinate and solve this issue coming together.
