We are staying at Green Park Complex Chs, Gandhi Nagar, Dombivli - East for last several years, the builing is about 29 years old. Every Rain our terrace get leakage. To prevent that we request society to apply solutions. Last year they ignored to do the same. We flat owners applied (A-301/302 and 203) the same. Charges of about Rs.12, 000/- we made from our own pocket.
We had written about four letters to the society but no answers. More and above, they are asking from us interest.
Attached herewith letters issued to the society for your perusal.

    This refers to my flat the detailed address of which is given below.

    Nyati Evita
    Flat No 302, Building Brisa,
    Dhanori Road,
    Lohegaon,
    Pune 411047.

    The complaint is about construction of shades by the owners of Flat No 202 which is directly below ours. One of the shades has been constructed by attaching the same on our balcony which is beside our hall and the second one is outside our master bed room window. Plus a shade has been constructed below our kitchen window. This has resulted in the following:

    1) Invasion of our privacy and also the fact that it is encroaching on our property.
    2) Anyone can enter our flat directly from the shades – In fact a couple of days ago when my children were alone at home someone had climbed the shade beside our hall.
    3) The one which is outside our master bedroom had disturbed our sleep when ever it rains with rain water falling on it and preventing us especially the children from sleeping.
    4) The one below our kitchen window has pigeons coming and building their nest. This has resulted in dead pigeons on the ledge which beside being filthy can be a serious health hazard.
    5) The pigeons come at 3.30 am / 4.00 am which further disturbs the sleep of my family
    6) We have complained about the same to our society office but nothing has been done about it. In short it has fallen on deaf ears.

    We have in the past told the managing committee to get these removed as despite being a health hazard are also a security threat to my family who are staying alone as I am working in Bahrain. Some of the photos are attached along with this letter. Hence I appeal to you to take necessary action with regard to the same.

      Hello sir,
      I am kunal bhati, My flat in shubh nilaya society opposite to park Vista society dy patil road lohegoan pune in first floar. My building member covers there parking illegal that are not mention in building map and its very close to my bedroom . So all days pigeons beat on it and othed meber thowing waste material like bannana slack, sigeate etc this coverd. So this waste material Smail is spreading in my house, causing bad health effects to me and my family . Also this society member doing illegally covered the service duct with shed .
      I have discussed with them but they guys not understand to me and told me the not remove this . Many flat member doing same inligal contrustion in my society and we guys are facing lots of issue because of them.
      So can please help us for solving this problem.

        Society members don't pay the maintainance and society isn't doing anything for the same and water bill exceed over 2lacs .Please take strict action over society as soon as possible.As we are struggling to make society pay the bill.

          Hi team, I'm here to give a suggestion, a main unique topic to be discussed. Why don't you discuss about the parents having daughters(only daughters and no son) struggling all through the life for wellness of girl child educating them, spending all their life earning on the daughter and getting them married, spending a huge amount on them and for the family their daughter getting married. But in turn they don't expect any finance from daughter as she belongs to other family after marriage whereas parents of the son demands expects support financially, emotionally and all. But parents with only daughters live their full life for her without no finance and spending for daughter husband family in the name of so call "seeru" till the end of their life. But they are left alone life long with no expectations and the loneliness faced during all festival missing the daughter, being alone. Why this much partiality? Now a days son and daughters are treated equally. But parents having son enjoy and mostly depends on son but parents with daughters spend on the child life long without expectations. Need to discuss on this on priority. I really wonder why no one discuss on this. But if neeya naana start this it will go viral for sure which may bring some change in society.

              Hi I am residing in a Pune society.

              My car was parked in society on 8th September 2021 and during some point at night my car was damaged and dented.

              Damage is clearly from a heavy object and multiple dents are made, this is clearly a case of human action by a unknown person.

              I don't seek revenge from the unknown person I only seek my repair amount for the dent's

              Please help, any inputs much appreciated

                I am writing to you after waiting and bearing this sound level since one week, I am facing so much disturbed and i have elderly parents above 70years who suffers a lot with this continuous non stop mike sounds since 9 am and kids below 3 years . my kids are crying with such unbearable sounds which are above audible limits. we stay near nallapochamagudi near to mohini function hall, ramsinghpura, karwan, 500006. i kindly request you to please take an appropriate action and help us

                    Respected sir,
                    I live in tughlakabad village near sarda mohalla new delhi 110044
                    Gurudwara is situated in my neighborhood.. They started speaker by 4:30am and play it in full volume. We are so much disturbed. We have health problems. There are loudspeakers in every direction.
                    We requested the granthi and gurudwara management committee to stop loudspeakers but they are not agree to do so.
                    Sir i m not against any religion, but it should not be at the sake of other people health.
                    So i want to register complaint against it.
                    And i hope you will take action about this. I am requested
                    You to do something, please.

                      Hi, our society is registered under co. Op. Service housing society. I bought my flat from one of investor science i took this property i am chasing to get my share certificate.

                      Initially builder was managing the society and he asked me to pay 2 lac if i want to transfer so i denied and asked him to take as per society law but he refuse to do transfer below 2 lac.

                      After society took charge i am following my chairman and secretory to transfer the property and provide me share certificate but they are not responding and initially they asked to similar amount for transfer but after one year follow-up now in society agm it decided to transfer without any charges but now they are giving me new excuse that they didn’t have my certificate and its with builder.

                      Pls help me what should i do, this is complete harassment with me.

                      Can society issue me new or duplicate share certificate? If now pls suggest where i can go and file legal complaint against this and get support.

                        We are staying in anjana society, our society have an common plot where committee members are giving common plot for the usage of functions, but they are not taking care of parking and the guest of functions park their vehicles where they find place, some times the main door of my house become block and we complaint to our committee members of society they are not taking action because we are the only one house who face this problem so please help us out from this problem.

                              There are many societies where we dont get ration properly. This is due to black marketing and the society people say so rudely amd they evmen say volgurly. They sell karosene rice sugar etc to hotels. And they earn money by taking the rice of poor and those deserved. Is this right. Are these things legal. Do you agree.

                                We have being staying in this CHS since 5 years, but since last 2-3 year we are facing lot of ceiling leakage & Wall leakage problem, from the flat above us. we have complained about this in writing many letters to the society, but the society has not at all taken up the matter with the owner above, and not even made him aware. So I went and personally spoke to the flat owner above us that the leakage is from his bathrooms after he renovated the same.


                                The society members are not paying heed to it & the last time when I wrote a complaint letter they assured me that they will look into it as the building would be under going repairs and painting and the same would be done in April - May this year. But nothing has been done so far. The leakage has worsened and the water from the the ceiling is gone very bad & literally the water drips from it, Please help me as to how do I complain to the society registrar, as I am loosing my patience with the Flat owner and the Society.

                                  Dear Sir, I am the Chairman of my Society, where people are irresponsible, careless and dirty. The Secretary of my Society is mild and docile. Some members have kept plants near the window which is exactly above the gate of the building. Every time they water their plants we get wet. The other member is doing the renovation work inside the house without informing the Society and has messed up the entire building. Kept all the materials like cement, debris and other items from the house right from the compound to the passage and the steps. Totally misused the lift by carrying heavy loads of cement and brick etc. It is difficut to climb the steps of the building as there is no space at all. They also park their car right at the entrance of the gate. Some members have kept tenants without obtaining NOC from the Society. No meetings are held on time as they make themselves unable at that time.
                                  My wife is unwell for past 2 years and all the noise of breaking inside the house is making her more sick. Please guide me as to bring this situation under control. Thank you

                                    my question is, my grandmother has transfered her named office to his son in laws name , the process of transfer has been started from 2009 by the society and till date 22nd march 2013 the transfer is still pending , i dont know whats the matter with society whenever we ask the reason that y did u'll stop the tranfer they gave us many reasons and asked many documents we submittied in time to the society but still they havent done , past a year they dont even reply to our letters ! i am mentally tired of this transfer please help me what should i do , shuld i go to RTI or what to do please help !

                                      I dont know whether i would be heard or not. but what i thought i should try and try over it. now let me describe what problem we are facing.

                                      As Citizen of India, i should think for My Family & Society in which i reside. what our problem here is, society in which i stay there has been prepared RCC Road before 1 year. At the time of preparing this road, it was told that there should be speed breaker in RCC Road. But they ignored and intentionaly rejected our societian plea made Road without Speed Breaker.

                                      Now the situation is, people from society riding their vehicle very fast even in society road, so it create danger for our children and for us also.
                                      so, i request you please intervene in this matter and do the needful.

                                      Even regarding this matter our society pramukh also careless. they even dont take any responsibility for society.

                                        My car got damaged by some unknown person under society premises.car parked in society designated parking slot only and society manages the
                                        parking place.
                                        I have insurance but i can not get whole amount and get only partly compensation.

                                        Is society liable to pay for compensation as this is society's responsibility ?

                                          This is regarding the redevelopment of our residential complex Chandresh Residency Co-operative Housing Society Limited situated in Lodha Complex, Mira Road (East), Thane, 401107 and registered under TNA(TNA)/GNL/C/729/[protected]/ (year 2001 dated 27/12/2001).

                                          We would like to bring to your notice various irregularities by the office bearers of the Federation of the Chandresh Residency Co-operative Housing Society, who have appointed M/s PNK Spaces Redevelopment Pvt. Ltd. for the redevelopment of our residential complex which has 8 buildings and 316 flats, are not following the redevelopment process as per the bye-law of the co-operative housing society and have not taken the consent of the Chairman, Secretary and Treasurer of few buildings in our complex and went ahead and selected and PNK Spaces from start without the consent of the owners of 316 flats.

                                          The office bearers of the federation which looks after the functioning of all the 8 buildings have kept all the owners in dark and did not involve them or informed them about the progress of the redevelopment process keeping them in dark nor did they reverted on the written queries by various societies in the complex.

                                          In the month of ramzan in iftar party,all the secretary and chairman of the sociteyhas given the signing authority to chairman and secretary of federation for conveyance and redevelopment. This authority was given without the approval of members of society.
                                          After the process of conveyance advertisement was given in the news paper of inviting tender.5 developers has purchased the tender and federation had taken the meeting with all the developers. Federation has never opened the offer of any developer and finalized the pnk without the approval of any of the member. Federation has informed about the appointment of pnk as a developer through notice on 2 oct 2011.
                                          The offer which pnk has given was not accepted by any members in the society.
                                          Federation has appointed pnk without the approval of the members.It is also mentioned in the minutes of the society that they are not ready for redevelopment with pnk.
                                          Again on 7th march 2012 federation has distributed circular that pnk has arranged site visit on 11th march. Approval for the same was also not discussed with any of the members.
                                          Again on 22 april 2012 federation has given circular that they have arranged meeting with pnk in GCC club with all the members.on 13may. The approval for the same was also not dicussed with any of the members. Expences for the meeting is being arrange by the federation which includes 632 people lunch .No discussion for the same with any members.
                                          On May 13th 2012, the federation organized a meeting between the owners and the builder at GCC Club where they took past owners and several people from each owner families to show majority and get the allotment letter. While that meeting failed to get the required support from the owners who realize the federation was cheating with them as they were not getting anything from the builder – no corpus fund, no bank guarantee or extra space as per the provision of redevelopment. It was surprising to see the Registrar also attending this meeting who has not bothered to listen to address our complaints filed against the federation about the irregularities in the redevelopment process.

                                          After 13th May 2012 meeting, the federation has started taking sign from all the flat owners on irrevocable consent letter with franking paper of value of Rs. 100, which is illegal. The most shocking is that they are taking signatures by going to each flat and taking signature from housewives who are uneducated and unaware what this document is all about. Once they manage to get signature on this consent letter nobody can stop them from going into redevelopment and hence we would be obliged if you help us in this crucial matter related to our building and save us from falling to our federation who has their own vested interest and taking decisions at the cost of the 316 flat owners.

                                          Most of the owners of 8 buildings in the federation especially ‘E’ and 'H' wings and majority owners of other buildings under Chandresh Residency have been complaining and opposing the redevelopment process due to no clarity and miscommunication from federation who did not bothered to address the same and was very aggressive in their approach and always wanted ‘E’ wing owners to accept their terms and conditions and brainwashing owners to come forward and accept their proposal. Now other wings have also understood their plot and going against them and hence we would like your support in highlighting the same.

                                          The current redevelopment process adopted by the federation has a backing of only 25% of the owners while 75% owners are against it as they are not following the prescribed redevelopment process as per Thane redevelopment Act.

                                          Please find attached all the communications shared between the federation and the registar to help you understand the issue in detail. The attached documents include:

                                          - Advertisement of the redevelopment inviting tenders from builders
                                          - Complaint against federation by few socieities
                                          - Complaint for dissolving the federation
                                          - 3-4 complaints to registrar against the illegal redevelopment process
                                          - Irrevocable consent letter by federation on franking paper for getting signature from all the owners for their consent on going ahead with PNK builder.

                                          We would be happy to provide you with more updated details on the issue and urge you to speak with the owners, builder and the registrar to get dig this another scam by the federation of our society.

                                            My name is Hema. i stay in mumbai in goregaon in mhada society. when we rebuilt our home after that we put our shoe box out of our wall which was in our home because our home is very small. area is 180. before we put the shoe box out the wall 2 people already were put shoe box outside their wall from the many years. when we put it outside shoe box society member who were on committee, those took action against us. all member has permission to put any things cycle, boxes, cupboard, wall stand of clothes. even now last many months who stays on rent those people also put their heavy cupboard outside the wall (in premises), now days 3.-4 people put shoe box out side their wall still. (society's) committee people is also not take action against them only they harass us and put on society board charges(penalty) from 2 yrs now its now nearby 45000 written in front of our name. when they first come to our home and fight to us and tried to remove our shoe box. thus we said to them don't fight with us we will remove our shoe box , but first show minutes book of society . till they didn't show us it. we had sent notice trough lawyer also to them but they didn't reply it. even we had given in written letter complaint against society committee to register no response from them.same people are on committee from last 10-15 years. one people who are not owner of room he is also on committee from last 10-15 yrs.
                                            (one thing in our colony so many people put their shoe box out )

                                              our society has put mandatory cultural charges on all residents which is being collected every month....is this allowed as per the by laws the maintainence charges collected should be used for common floor utilities and salaries of staff . and that funds raised will be spent towards accomplishment of aim and objectives of the society. in aims and objective it says society is to encourage sports and cultural benefits for the member of the association

                                              A few days back i happened to go to a city in another state. I don't know the language of the state. Even on buses too I couldn't see the link language, English. I really felt horrible and got rattled where I was going. I felt whether I was in my country or in other country. As India has several regional languages, only English is being used as a link language. But regional feelings make every one irritated and the prospects of the tourism is also depressed. So Indian govt should take necessary action by forcing the state govts to give priority to the link language, english, . We also see the boards of the shops without street names. So It is horrible to locate the area also. So state and central governments should take necessary action in this regard and make public happy while they travelling in other states so that people feel that we don't come to other country.

                                                In above premises total 36 Flats & 12 shops available, In that 7 to 8 members are not paying Maintainance Charges from last so many years & Outstanding is in Laks (4 to 5 laks each ), But till date they r not ready to pay & secretary & chairman both are sleeping & no action taken.

                                                and one more thing the above default member using parking for park Car , Bike etc

                                                  I have a flat in mumbai, at the time of booking the flat from the builders I did not purchase the car parking. The builder has yet to transfer the car-parking to my society. When the builder handsover the carparking rights to the society. I want to know if I am eligible for obtaining a carparking from the society. Currently my flat is given on lease for which i pay the non-occupation charges to the society.

                                                  The society members say that since I give my flat on lease, I do not get first preference. And the first preference will be given to those living in the building. Is this as per the law. I am already paying NOC charges, just because I do not live there does that mean that I do not get car-parking as per all the owners rights.

                                                      We live in a co-operative housing society with 6 shops at ground floor and 12 flats starting from 1st floor. We never had any sort of issues with the shops but back in 2004 one of the grocccery shop owners sold the shop to another person resident of our society. This person without any one's concerned started carrom house which was not liked by anybody and we started complaining about it. But as usual he had the corporates contacts and also did not listen to us comparing with other shops. As silent residents no one was interested in getting too much involved in the issue. But as time procceeded it became more worse. The irritant guys and public that came for playing carrom are becoming nuissance. The parking lots were filled by the carromers and they used to spit around making the place filthy. The fights that used to happen in carroms became a daily habbit for us. The situation is more troublesome then can be written. Please could someone help us out from here.

                                                          Dear Sir/Madam

                                                          We bought a flat from a builder for which we have a sale agreement signed by both parties. This transaction was completed by my father who deceased in 2003. The flat was build on a land which we owned and the flat was exchanged in return of land and development rights of the building. But due to sudden death of my father and inappropriate financial clarity in the whole transaction from the builder resulted in we being no longer in good terms with the builder.

                                                          The flat was registered under Amnesty scheme last year and all amounts paid but the Society which formed 3 years ago is not issuing the share certificate as they deem that we still owe money to the builder when it is in fact vice versa. The sale agreement does not state when the amounts were paid and we do not have any records regarding the same. The society is demanding to prove that all necessary amounts were paid.

                                                          Could you please advise whether under the society act, the society has the right to demand such documents before issuing the share certificate? Also please provide any references of the Act.
