Going through your comments and i personally visited the place its impressive par with other properties surroundings in terms quality construction. After that i had a discussion with Mr. Kangeyan MD of Abinaya Constructions the agreement what you said i discuss they are clear with what they said.
Hi Ramesh, you meant to say that, they are very clear on their docs.
This is not fair talking here and forgot. Shall all the owners form an association and solve these issues with construction guys.

2. The reasons for others not being sold is if you visit the site you will find it really difficult to reach there.
3. The road from NH 45 till ABINAYA Enclave is full of pot holes and I tell you even with a MUV/SUV you will find it very difficult to reach there.
4. If at all you manage to reach there, you will not be able to take your vehicle inside as just infornt of the apartment the road is even worst. If you are driving a car, I advise you not to do that as you will spoil the shocks as well as the running board of your car.
5. The parking being provided by ABINAYA CONSTRUCTION is really cramped. You will really find it difficult to park as well as you will have difficulty while taking it out.
6. Just next to Abinaya constructions there is a leather factory(chodhury leathers) and you can check with them as well as any other local folks over there that the road is worst since past 10 years. Neither town panchayat nor Govt is bothered to repair the road.
7. Abinaya Enclave comes under panchayat and I bet you the road work is not going to be done in the near future as well.
8. Thoese who have bought the flats are not able to rent it out as there are literally no takers beacuse it is not accessible. Though ABINAYA claims that it is 700 meteres from main road, they do not tell in there advertisement that there are 700 pot holes before you reach abinaya.
9. The materials being used in the flat are sub standard and there are lot of deviations in their plan. Lot in the sense really a lot of deviations. This is their first project and the owner is just busy finding customers over internet.
10. The customers buying would not have bought if he would have seen the approad road now.
12. At present only people that occupy the flat are a group of nigerian peoples. Why they got the flat is because they can not choose. All of you planning to buy will not get non-indians.

After you buy and once registation is over and there is no payment from your side, their answer will change drstically. They will tell road has to be built by Govt. we are not responsible for the road. We had a agreement to only build the flat...thats it...
Damn good cheters...promises are made to be broken...and if you have got a promise from a Builder like Abinay Constructions...you only will suffer...
Currently if you go to the flat andd see the door handles, they are all worse than third grade and if you dont use it properly chances are there you will cut your hand/palms.
The wiring inside is sub standard wires and worse part is not even a single falt has AC provision.
The quarefeet calculations are also wrong. if you take your own person and see you will be surprised to see that built up area and carpet areas are 10-20% less than what they say to you.
You are just paying for SQ. Ft. which is not at all there. Just think if you are paying for 100 Sq.ft extra which is not in your flat how much goes into their pockets?
If you do proper calculations, UDS might be wrong as well...
If you coat a crow with white paint it will not be a swan.

Hi, why don't you give your details (your name, contact no) if whatever you are saying is true?I discussed and visited the property also.Yes the roads are very bad - Even in Prime locality in Anna nagar/Mugappair/Madipakkam roads are like that only.Locks - they have changed now and I m getting enquiries for a decent rental. the quote which they have committed and finalised is also the same and leather factory - it's a leather stitching unit and u can't feel that there is a stitching unit..

There is 2 Hour power failure in this area where the flat is located. So be ready to buy an inverter/genset after moving into your new flat.

Kangeyan Murugeshan and all others in ABINAYA CONSTRUCTION are a group of real . Thats all I can say lookaing at all the above comments. Everything is very true.
Buying a flat in Abinaya Enclave or from ABINAYA CONSTRUCTON you will suffer.

This is Nithya here from US. Some days back I was looking for a flat in and around Urapakkam and before finalizing something I asked my friends to see how the things are. They were really frustrated to see the things in and around Abinaya Constructions.
1. All The doors including the main door and door handles in all the flats are sub standard.
2. If you pull up using your nails the wood(to be more precise the compressed wood) comes out.
3. The tiles being used in the balcony/flooring and the bath are the worst quality tiles.
4. The so called vitrified tile flooring is not proper. I mean to say it is not symmetrical.
5. They were not able to park a WagonR in the parking space provided by these people.
6. The day my friends went, electtrical work for the surrounding was going on and if you look at the fittings/CFL tubes he has provided, you will know what it is. Atleast the CFL should be from good brand, but all are CHINA products.
7. The walls have developed cracks and the explanation from Bulder is that they are due to air bubbles.
From my previous experience I am telling you, the first time builders like ABINAYA can go to any level to sell their products and once SOLD!, you will not be able to catch them. They are just in a hurry to finish the registration ASAP so that you will be trapped for years. Also I heard, the have taken another site nearby and going to start the work for the new project very soon.

Dear All,Never go by the sweet words of Mr. Kangeyan Murugeshan or his team if you are in the processof buying a flat from Abinaya Construction which is a part of Chennai Corporate Club. These people are none other than a gang of cheaters waiting to do a robbery by selling the flats to customers.
These people will tell you one price while selling and once you have made a payment you will be listing about various other payments which you would not have heard before. So I request you all to avoid buying from Abinaya Construction and getting trapped in theirt net as they have done with me.
While buying they will promise you everything, but before handing over, they will never do what they would have promised showing various silly reaons like labor/man power/resource unavailable andy many such stories which you can never think of. tehy cheat from the core of their heat and you will be chated like me.
Stay away from these people and look for something else. I am serious about what I am telling.
Do please refrain from entering into any kind of agreement with these people as agreement is null and void after you have made a payment.
