# Still the township dirty and will remain the same for next 4 years.
# The customer care doesn't simply care for any of your woes.
# Too complex rules that u wont feel that you are staying in a home, its more like staying in a hotel.
# They will make your life hell

I came down to India about four months ago with family. I chose to stay in Amanora to see how the place actually delivers on promises. Thank God I rented an apartment here before I bought one.

Here are pros and cons:

Security: Good

Water, gas, electricity: Very Good

Attitude of administration: Pathetic

(their own state of mind largely affects the administration. I have no real hope of India shining ever. We do not value humans specially the low class workers)

Currently fire sprinkler installation is going on as per Govt norms. Amanora is doing it good but see how:

Lot of drilling work, piping and POP patch up work is required. They will create lot of dust and debris. Administration has contracted out the work. Two or three sweepers with brooms will throw the dust from the floor to your walls, sofa and other furniture. I requested the administration staff to supply Vacuum cleaners to the sweepers. I really hope they know what are the vacuum cleaners. No affect on the staff on this issue, the work will be done but the traditional way. When I raised the issue: simple answer: this is what it is.

I hope the corporations of the size of amanora bring a positive change in work culture. Do not use and abuse work force as slaves. Provide them tools to do the work safely and properly. Contracting out do not take away the responsibility. I dont want to make too much hue and cry as i heard there could be repurcursions.

There is dog pooh on the side walks and the roads. They will get in it cleaned in a day or two after the fact but wont control entrances and exits by means of simple animal traps installation.
Good luck to future residents.
Overall: Good place to live but don't expects a clean and smoothly managed township as of now.
Pathetic, poor, rude staff, local gundas as security guards and staff, overpriced, 1-2 kms away from main road. Stay elsewhere.
Worst Society ever, no seniors would come and talk to you they would make a phone call or either send the guard, who was literally chased by me every time, poor finishing inside, 6 inches of powder in the walls, do not use a drill machine and nails just bring some thin pins and use a wooden bat to hit it in. After 3 months do not be surprised if the wall falls off. No attention to detail bad bathroom fittings bought from a scrap dealer. Check your electrical box all the wiring are loosely left. Cant paste more than two images or else would have given you a glimpse of the interiors.

Most of the other points are already covered by people above.

I am staying there for last 5 months and i strongly feel that this is not a society where people can live peacefully. Township is created by business minded people and do not have any support team to attend resident issues.
With so many flats, i am really shocked to know that..
(1) Only one electrician supporting entire township
(2) No broadband connectivity. Service providers allowed so far are unprofessional and 3rd grade. Since last 5 months i do not have stable connectivity and living there at the mercy of 3rd grade local service providers.
(3) Only one person to attend service issues. 99% of the time its not attended and you will end up visiting their govt office. In fact, government offices are better than these jokers. They will not even look at you when you go and request them something. Too much of attitude.
(4) Pre-paid system sucks big time as one has to visit govt office and request the staff for top up. You have to pray most of the time to top up the balance/recharge. Most of the time they will be cracking jokes between them self ignoring your requests.
(5) I have not seen anyone cleaning or sweeping inside the campus. I really doubt there is any as all the junk i can see in a same condition since last 5 months. Govt quarters are much better than Amanora park town.
What is your review of Amanora Park Town?
I have already invested in one of the upcoming buildings in Amanora Park Town. Possession of my unit is still awaited and until last news from Amanora team the possession will be given sometime in the last quarter of 2018.

Following are the Pros and cons of Amanora Park town:

PROS:

Expected to be a well maintained township with good infrastructure and maintained landscaped areas. The project is still in progress and many buildings aer yet to come up; having said that the current level of infrastructure seems very impressive.
Has all the basic necessities of any city built-in (self sufficient i mean) including Fire station, shopping mall, offices, Waste management, electricity back-up arrangements for the entire township, reliable water supply arrangements (though it is not yet put to test as the occupancy is very less with respect to the township once it is entirely built and occupied)
Smart technology used optimally such as prepaid Electricity, prepaid Gas supply, smart locks, etc.
Pune Municipal corporation’s property tax waived off.
Iconic towers (Getway / future towers) provides an excellent skyline adding to the metropolitan charm to the township.
Less travelling distances to work (provided you work in/ around Magarpatta)
Quality schools with good extra curricular facilities inside the township.
Choice of 2 malls (Amanora as well Magarpatta seasons mall) covering most of the brands.
CONS:

Access: this needs a serious thought as entering the township at weekends is a nightmare. Magarpatta city and Amanora township both open p on a tiny road and both malls are located just opposite each other…causing huge traffic and congestion.
Accessibilty to towers deep inside the township: Uber/ Ola has solved most of these issues, however try ‘convincing’ a Auto wala to take you to Aspire tower, for example. Some of the towers are really deep into the township and walking to these buildings is not an option. You will end up walking 3–4 KMs just to reach your building.
Infrastructure charges (yearly)/ Cluster Fund (one time): Whatever that means… :( Though Property tax is waived off… you are still charged for yearly infrastructure charges. Also with Amanora single-handedly managing the funds, you never know how much it will be increased each year.
These issues are the ones i could think of quickly. Will add more in the coming days.

Hello! If you look for a luxurious lifestyle in Pune, is your place to be. I heard a lot but when I personally visited I was disappointed.
1. 35% loading in Pune is too much.
2. You are not land owner, its 999 years lease.
3. Future Towers are really bad. You feel like you are in old chawl in Mumbai. If you are in corner flat then you have to walk a lot from lift. From outside the look amazing but if you planning to live its a bad idea. Open sky balconies has inclined bars, that reduces balcony space.
4. One time 400 or 500 Rs per Sq ft maintenance and 1.5% charges when you sell property should not be there.
5. Has lot of amenities but compared to flats these are less.
6. Gateway towers unnecessarily expensive.

Amanora Park Town is India's 1st real township project. It is planned as a model for evolved urban life, integrating modern aspirations with traditional community values. It will be self-sufficient in all civic amenities and infrastructure like schools, hospitals, markets, entertainment zones. I have heard a lot about this project and one of my friends is also investing in the same. I think it is a great project. Heard only good reviews from my friends..so wrote whatever I knew about this project, hope this was useful :)

You are not allowed to welcome any guest after 11 pm if your surname doesn't match your guest surname. Firstly, they security stops your guest(even if they have travelled from you hometown just to meet you) and security will take around half hours only for checking your and guest ID cards. If your surname matches guest surname, then only they will allow guest to enter otherwise you and guest know where to let then go and stay even after having your own home in this posh area either you are married or single. If you have to call your guest, even relatives, they should have your surname only, security don't even allow your wife or their family if her surname is different.

I am living in Amanora at the moment. The huge propaganda is nothing but a sham. Buildings with n number of flats seem like a concrete chawal. Maintenance in terms of cleanliness is a big issue and constant reminders to admn about the same don't do any help. Every where new buildings are being erected hence constant noise and air pollution is there. So much lighting is used during eve/night time that it has become another kind of pollution. Most imp thing now - recently there had been a complete stop on pmc water in the city for a few days and as a result it had a very bad impact in Amanora. Hardly any water was available to residents. It seems pmc water is their main source amd whatever borewell they have cannot even sustain current population for a few hours let alone 24hours supply. In contrast so many society blocks near around city successfully managed to do that. Bearing all this mind how can one say that this place will have 24*7 water supply. We all know how erratic pmc water supply can be during summers or in event of scarce monsoon. Also bearing in mind so many buildings are being erected the land area for parks and walking area is going to be very minimal which is another big indicator that this is just another huge and mis managed concrete jungle.
