[Resolved] Apple A day Properties Private Ltd — Failure to handover the project-BIG APPLE | |||
Dear Concerned, I would like to express my deepest grievance against the builder in Kerala named Apple a Day Properties situated at Cochin. Iam one of the unfortunate customer who had invested in their so called project “BIG APPLE” in Palarivattam, Cochin. The builder announced the project in 2006 and the handover date was supposed to be in 2008. But nothing has happened as mentioned and the building remains incomplete till now. We had several meetings and discussions with the Directors of Apple a Day and they promised us to complete the project by this year April. But nothing really happened as promised and the project remains stand still. We are doing regular site visits and there was no developments happening and moreover the work is stopped always because of numerous reason which is only well known to the management of Apple A Day. All the people who had invested with this builder are really depressed mentally and physically as major portion of their income are going towards the repayment of the loan by paying an high interest rate of 12%.They have already taken around 85% of the project value and no major developments has been done to the project. According to the evaluation from our last site visit this project is not going to complete this year also if the circumstances and their approach is like this. The management really lacks responsibility and commitment towards the customers, instead of completing the existing projects within the stipulated period they are busy marketing for the new projects and taking money from the people by giving them exciting and unreal offers. But according to our knowledge none of their projects are completed in time and the completed projects are very few. Still they are very vigorous in to marketing launching new projects and advertising it even abroad. They travel frequently to abroad to promote their new projects, but at the same time failing to deliver the promises they made to the customers in completing the projects in time. Its our hard-earned money they are spending lavishly and making us suffer as we had invested in this project. It’s the dream of every person to own a house and there are lot of sentiments attached to this but because of builders like this every common people dream of owning a house will never come true. According to the latest information all their projects are stand still for the last two months.Upon inquiry we were told that there is a problem with their contractor and again non-availability of river sand also.We no longer trust their promises as it keep on changes from time to time. There are so many other unfortunate customers also like me who had invested in this project and long waiting for the handover. But nothing seems to be going in a positive manner and the management of Apple a Day properties is misutilising and taking advantage of our patience and trust towards them. I have also lodged the complaint against them with Chief Minister Grievance Cell and Cochin City Police Commisioner and all of you must do the same so that we get a favourable result. Interested customers of all projects of Apple A Day Properties can lodge complaints to Chief Minister Grievance Cell ([protected]@kerala.gov.in),Cochin City Police Commissioner (http://www.kochicitypolice.org/) for speedy resolution. . My personal experience with Apple A Day Properties Private Limited is the same as descríbed above. Am in touch with at least 25 other customers of Apple A Day who are now knocking on the doors of consumer organizations to get some relief from the erring builder.

I have also booked a flat at Apple a Properties. The work is stopped is
since last few months.
In the mean time, i got a call from them saying they are in contract with TCL
and the project will be completed with in few months...
Yesterday i have visited the premises, i found no work is going on and
the supervisor told the construction resume in the first week of Jun 2010...
I heard this company is facing lots of problems from customers for not being
able to provide the delivery of the booked flats in the promised time. Major
people saying FUND is the problem.
Some of the customers have already been registered complaint agianst
them in Police station and in Consumer Court.
At this stage, the company is trying to manage the customers who are going agianst them
in courts and police station, giving a PROMISE saying it will be completed in MARCH 2011.
They are in the process of making customers signing in papers agreeing this condition,
so that no complaint is risen agianst them at least up to MARCH 2010...
BEWARE ALL CUSTOMERS... HOW CAN WE MAKE SURE THAT THEY WILL KEEP
THEIR PROMISE???
We all do not want to lose our hard earned money...
Below are few suggestions.

(They should give a small notice in newspaper inviting all AAD customers to the auditorium)
* In the meeting, the TCL should convince the work shedule, contract etc to the customers.
* If it fails to deliver in time, they should give us the PENALITY.
Also i suggest some people may manage a group/community in this issue. If possible, this issue can
made in to the attention of the public with the help of TV channels/medias, if things are going bad.

Me also a customer of Apple a Day Properties. I have visited them last week and heard stories from them. Almost all builders in Cochin facing the same situation, I have booked one in Confident and Jewel Homes and those projects are also got delayed by more than 1 year. My suggestion is instead making panic in customers we should make a direct communication with responsible persons in Apple and go for a practical solution. Troubling the project means troubling our hard earned money. In such an economic slow down condition we should think a practical way than making panic among investors in Apple.

I am also a customer whos is been fooled by the builder. I cant believe the kerala govt is tolerating such business houses in the state inspite of complaints from the consumers for the last two years. Unfortunately we are the customers who will be left to face the music with the banks as they will try their best to squeeze money out the of the customers and not the builder. As usual all the big sharks will get way without a sweat.
I wish the govt took urgent steps to arrange money to taken from the builder which was paid by the customers and the banks so that the customers do not get harassed for no fault of theirs.
Welcome to Independent and free India. You can loot the common man as much as you like. Apple a day properties is a perfect example.

wat i understand is that most o[censored]s stay out of kerala and we get to go and visit the site only once in a while. so using this forum we can share with everyone watever information we got.

But if you ask about that company, they won’t reveal it. Hope this is also a trick to escape from their responsibility.

Whenever I call the people who appointed for nano villa was always changed and new guy will informed me that the company formed as Public Limited Company and company is approved by reserve bank of India and loan is sanctioned to them and will start the project soon and finish the project in 20 month.
Note : Please inform me if any forum will start by the customers of apple a day properties, I very much gratefull to you all.

I also booked a flat in Apple Ice and paid nearly 50% of the total cost.In the begining they used 2 send detailed information along with the photos of the site where the work was being carried, but that was just the early phase.Once i did get their executive or some representative on line, i asked them if they cant give me the flat i need my money back, they replied that they will soon continue with the work.Its been a year or more now, they never responded to my call after that.Its hard earned money that they are playing with.

Dear All,Today I came to know apple day properties office police raided and arested their manager. I also paid 12 Lakh rupees for their project at apple Ice. Initial stage i was not calling there, but i started to enquire about developments of my project since last year. As per the deal, flat should be available august 2011. (24 months). Every time i was getting the information it will be okay, but little bit delay due to the fund problem. I never unbelieve them. today i became very much sad about my fate to decision to deposit my hard earned money.
