I recently invested in a 2 BHK flat through Investor Clinic. Shortly after i made the purchase, I realized how these guys are cheating buyers in broad daylight. Once I shared my inclination towards the preferred option and we went into negotiation mode, the executives suddenly created panic around shortage of inventory and only one unit available that needs to be blocked by end of the day with token/registration amount.
Due to lack of time provided, I could not explore alternatives and went ahead with the proposed rates in good faith. Later they went back n forth with changes in PLC/floor charges (as calculation error) and made me pay higher than original proposal. I was verbally offered 2% through Credit note to accept these changes. Now, after booking they have declined to provide Credit note stating that builder is not allowing it. Btw, credit note has nothing to do with builders and it is part of commission (5%-10% earned by Investor Clinic) that they should pass on to buyers to match offers from other dealers like Finlace.
Also, all the information shared by Investor Clinic crook executives (Jitendra and Shirish) regarding number of floors, inventory availability, timelines of completion, distance from City center etc. were all fake - I found the correct info directly from the builders. There is no escalation mechanism as Investor Clinic's GM/Director were unapproachable after sale for hearing any complaints.
So, please take care, explore buying property directly from builders and beware of cheats like Investor clinic. Was this information helpful? |
