Who is culprit .. Builder Ittina, Banks who already given loans by mortgaging property, Banks who gave loans to buy even though they might know that it is all mortgaged, customers who spend their hard earned money and bought this flats, ... may be to God who gave this thought to buy from Ittina..

Ittina resolved my NOC. It was a mistake from KVB's part and I spoke to their general manager as my cousin is a bank manager at KVB. THose who havent recieved their NOC please contact Ittina again.
This issue is still existing. In Ittina Anu 2 apartments got NOC after this issue came up. Still lot more people are under mental tension, after paying so much of their hard earned money, for buying this apartment.
36 techies conned, rendered homeless by ITTINA CHEATERS

36 software engineers had taken housing loans running into crores of rupees to pay builders for their dream flats in ITPL, Whitefield. But they later discovered to their collective horror that the flats had been mortgaged much earlier.
Gautam Datta, a Bangalore-based techie was happy to realise his dream of owning a house in the City when he purchased a flat in January. But the dream lay shattered when a private bank recently served him a notice to vacate the house, since the entire building had been hypothecated to them.
Datta and 35 other software engineers had taken housing loans running into crores of rupees to pay builders for their dream flats in ITPL, Whitefield. But they later discovered to their collective horror that the flats had been mortgaged much earlier. Already reeling under the threats of the global economic downturn, the hapless victims have now approached the courts to seek justice.

“I left my home town for a bright future, but here I am virtually helpless as after another few months, we will be rendered homeless, ” says Datta.
Datta had come to the City from Orissa three years ago. He had spent all his earnings to purchase the flat like his friends, from a reputed private real estate group. Mahabaleswarappa, the group’s Managing Director, had sold them the flats claiming there was no litigation neither on the land nor on the building. CMC khata No 211/6, 211/7, 211/8, 211/9, and 211/10 of Pattandur Agrahara Village, within the limits of Mahadevapura City Municipal Corporation, the land on which the apartment has been situated.
“But a publication dated August 5, 2008 by Karur Vysya bank was a bolt from the blue for us as it stated that the building has been mortgaged to them and cautioned the public not enter into sale, lease or any transactions with the real estate company. When we approached the MD, he gave us lame excuses and assured the safety of our money, but now every hope seems to have been lost, ” says M H Prasad another resident here.
Prasad, a techie from Kerala, says that all his neighbours and friends have lost their sleep over this. “We have bought loan of over 30 lakhs and spent at least five lakh rupees on furnishing the houses. Now we do not know what next, all o[censored]s have family and children, ” he lamented.
The victims have now lodged a complaint with the Chief Judicial Magistrate. Siji Malayil, Counsel for the techies said that the owner of the apartment had taken a loan of Rs 15 crore on the building and had concealed the facts from the buyers.
“When the techies got the notice from the banks they approached the builder who just gave them assurance. So far, nine cases have been filed against the builder and ten are pending, while the remaining flat owners are abroad on assignments, ” he said .
Following the complaint, the court has ordered an inquiry which will be taken up by the Kadugodi Police.

Ittina extremely is honest with regard to the posession process of my flat, in giving me the estimated cost, and in the adjustment of the pre EMI payback.
I especially remember the efforts during the parking lot allotment for the ittina buyers, and I know that they did the best to be fair to all the occupants of ittina akkala.
Pls keep up your happy go lucky attitude, not many people have it. You show how to be calm in stressful conditions and do the job.

I had initially wanted to buy a property in with other builder, then moved on to ittina Akkala when we realised that there were some unresolved legal issues with other builders.
I highly appreciate the help rendered in the process, especially by the management & employees @ ittina to enable this smooth transition.
It is a pleasure for us to stay in Akkala now - we enjoy the ambiance and facilities. My parents are especially very emotionally attached to this house now.
In all, we are glad that we decided to buy this property and we are one very happy customer for Ittina now!

I have purchased one 2 bedroom apartment from ITTINA's largest project in 2005 . There are wide spread structural & Construction defects leading to the leakages in H1 Block have been accepted by their GM in early 2005. Then the construction of the project was not even 50% completed. H1 Block was the highest quality 'Model' block! Till now there is no let up in the situation. If you complain, goons of Ittina will be at your door step any time! Ittina Neela project is not even listed in the completed projects details on their official website. ITTINA is indeed a Con-builder in Bangalore, please keep away from them!

I agree with Jai, in our building also we have 30+ cases against ITTINA, they will solve your problems only when you go to consumer court, so do it asap as builder warranty may expire, so you have to take steps fast.Every lawyer will come forward to fight case against ITTINA as everybody has won 100%

Ittina Maha is the biggest cheater born on this earth so far and has been successfully fooling people for many years.
He has not yet paid salary and PF to all employees who left in disgust. He has no money and he is just fooling customers with various promises to get some money. He has a post corporate office on main koramangala and a posh bungalow with many luxury cars but no money to pay his employees.
He has >500 consumer court cases against him and also got a non-baliable warrant issued and to avoid arrest he got himself hospitalized.
His kids : Mona and Manu are also hand in glove with their father.
Some custromers are also putting criminal case agaisnt him and also requesting authorities to attach his and his relatives personal propoperty.
Beware of this great cheater who will go to HELL.

Good that you guys have highlighted all these. I have seen a flat in Ittina Akkala & was talking to my wife to almost decide on it buy it. I had seen many complains against ittina but what you guys have posted is a real eye opener. I think some good fortune prevailed on me that I have got away with it.
When myself & my wife saw some flats in Ittina Akkala, we were really impressed. And then we went on internet to check what people have to say about Ittitna. After reading on internet we found that, just like any other builder they do have some complaints against. And also, we thought even if there is some problem, there are so many people living in the apartment, nobody can so many people so many homeless. But after reading, I am shocked. THESE GUYS ARE CHEATERS. DO NO BUY ANYTHING FROM THEM EVEN IF THEY ARE GIVING IT FOR THROW AWAY PRICES. Please be careful.

We are from Ittina ARNI, another fraud project and some o[censored]s are pursuing criminal case in civil court for cheque bounce and some in consumer forum. Has anyone ever got the money back from ittina via the consumer forum verdict? They lose 100% cases in consumer forum, but what about force them to pay money???
I might think of running parallel case in consumer forum as well, if I can find someone who actually got the money back. Cases are won I know, but never saw getting money back, no one posted anywhere.

I also heard about citicon engineers doing fraud real estate business in orissa govt must scan such blady corrupted company who used to spoiling poor peoples money and doing nation's remarks I agree with the comments
We bought a duplex from Citicon Engineers, Orissa 2 years back that was expected to be delivered in a year (Price tag was 40 lacs) from contract signing. They took money in time but are playing to deliver the house for the last 1 year. Neither are they picking up the phone, nor are they giving any suitable response. Stay away from these cheats (Antaryami Badu, A J Pattnaik and all their companions). I pray that all these crooks go to hell for enjoying our hard earned money.
I have supplied construction material like cement, steel etc. to Ittina properties in 2006 worth 10 lakhs. Some how i managed to get the payment of 8.5 lakhs in 2 years but the remaining 1.5 lakhs is still pending. They issue post dated cheques which will be bounced every time. Please dont deal with them at any cost. At the you will be in loss only. I file a criminal case against them but still no decision has been taken by court.
my parents have paid a good bit of money for a flat by ittina group.It is called ittina arni in whitefield.The transaction occured some years ago.The project is abandoned.When we contacted them they said they encountered some legal problems and needed some more time to settle stuff.My parents have waited and tried to negotiate with ittina --------well nothing came of it .My father was a very strong person who has now taken very ill .This has taken a very big toll on him.To make the story short now my parents have taken ittina to court to resolve this.I am writing this so people will know about the company and their underhanded ways of doing business
