I purchased a flat in 2008 at Ittina Mahaveer, Electronics City. I paid full amount in 2007 but even after 3 years they have not given me my flat. We are a group of 125 customers who are running from pillars to posts to get their flat. About 300 other court cases are pending against Ittina group for various reasons. Several NBW (Non-bailable warrants) have been issued against them. They are the worst kind of builders in Bangalore. Don't ever trust their customer care. Till the point you have not given money they will agree whatever you want. After you paid, they will simply not deliver or ask for more and more money. Some body has said it right in Hindi - "Sasta Roye baar baar...". DON'T EVER BUY FROM ITTINA. I DiDN'T LISTEN TO OTHER PEOPLE AND I PURCHASED MY FLAT, NOW MY LIFE IS MISERABLE. THERE ARE MORE THAN 500 PEOPLE IN SIMILAR SITUATION IN MULTIPLE ITTINA PROJECTS.

You can call lawyer Raghavendra in Bangalore (I can't give his contact without his permission, search in Google for the contact) who has helped 45 customers and 40 out of them have won the case. DON'T TRUST ITTINA, THEY ARE THE MODERN-TIME FAST-TRACK GET-RICH TYPE. THEY ARE MASTERS OF NON-DELIVERY, NON-QUALITY, NON-ADHERENCE, NON-COMPLIANCE AND SO ON. ITTINA HAS MORTGADGED ALL THEIR PROPERTIES, INCLUDING THE 5-STORY KORAMANGALA OFFICE (YOU CAN SEE THE BANK'S NOTICE ON THE RIGHT SIDE AS YOU ENTER THE RECEPTION AT THE OFFICE). THEY HAVE DEPOSITED MONEY IN FOREIGN BANK ACCOUNTS. THEY ARE PLANNING TO FLEE FROM THE COUNTRY AS SOON AS THEY DECLARE BANKRUPT. THEY ONLY KNOW HOW TO COLLECT MONEY FROM THE CUSTOMERS. THEY ARE THE MASTER CHEATERS.

Thank you for posting all this information. It is really helpful to a novice like me to the city. I was almost ready to take a flat in Ittina Akkala and thought of searching for resident opinions and landed on this page. This is real eye opener.

I agree with all this post.ittina Manu/mona or their father maha-bala-appa are a big threat to civil law. not follow any rule of law.cheat people is their hobby and their blood.not folllow the court.drag cases or not obey verdict them. very dirty cheats still out in society to spoil the peaceful life of their customers.b mindful of these anywhere in bangalore or india. I bought thier flat 4 years and never kept any thing in agreement and spoiled my peace and i did not get any possession or they not complete the flat properly.b careful big threat to a just society.
I got my NOC! It seems everything is all right..
Can anyone suggest a lawyer who has contested against Ittina and has finallly got the NOC from the bank after ensuring that Ittina has paid off the bank. Please spread the word around to see the doom of Ittina who has been cheaitng on thousand for years.
I have seen one 2 BHK apartment in Ittina Akkala today at the 9th Floor in B Block. i liked the apartment and thinking to finalise. However, when i read all the above comments i am bit scared. People who are residing in the Akkala apartments, could you please let me know whether all the legal issues been resolved? Or do you think i should reject this? Can anyone of you please help?

Dear All friends, I do understand the fact that you all were in trouble with the builder some way or the other. It is indeed noteworthy in the point of view of a customer who needs to get what they pays for...which is quite natural...On the other hand, I myself is trying to purchase an appartment of my choice and the complaints and concerns will be consiered but that only will not stop considering purchasing a property from Ittina builders as I personally has to be convinced everything before I purchase about the facts. It will be also on the humanitarian aspects as I know how important it is if we write something here which may affect the purchasing decision of a customer...In the shoes of the builder, yes indeed there might be some issues but I dont know how many o[censored]s will be able to sustain with a company in an industry with this much responsibility can survive if issues happens like this??? Be very honest and think many times and ask your conscience????? I personally has faced many issues in my family business though we encountered in lacs, here it is a matter which is much bigger...and I can understand how difficult is to handle and overcome such a situation...So, I guess it is quite natural to have issues in any business and we should give enough time to overcome than we stamp them as a fraud...Please try to be in their shoes and think as it is going to affect a whole company itself and we are creating such a perception in mind among the people that no one will consider Ittina and that is going to aggravate the issues for existing clients and who have already booked. I understand that they have almost overcome from the challenges to an extend and the young leadership is taking things much positiviely and am going to consider Ittina if I am convinced on all the aspects including the documents due to multiple reasons!!! We have enough negative comments here and please help me in sharing some good positive comments aswell which help boost my decision...Thanks...

My name is Mahesh Burukule, owns a flat in Ittina Anu Apartments, near Hope Farm Circle, Whitefield main road, Bangalore, staying in this place since 2006.
With lot effort from all o[censored]s i.e., both flat owners and Ittina Properties Pvt Ltd represented by Shri Manu Ittina, problem of NOC from KVB (Karur Vysya Bank) has been resolved. All affected flat owners have started registering discharge deed in Sub registrar office. As on today 5 flat owners have registered the discharge deed. Remaining affected flats owners will do the same according to mutual convenience. There are few affected owners owes money to Ittina Properties Pvt Ltd, hope they will pay the dues soon to Ittina and get the NOC, along with discharge deed registered.

Seems like problems have been resolved now. I can say with full honesty, please deal with Ittina they are few ethical builders left in Bangalore.
