[Resolved]  Mittal Builders, Pune — Inferior Quality

We purchased a flat from Mittal Builders in the project Sun Satellite, Sun City road, Pune. We got the possession couple of months back (builder had delayed the possession by several months than what said at the time of booking).

The bad experience started even before taking the possession. The vitrified tiles used are of cheap quality, imported from China. Several of the tiles have cuts on them. About 8-9 tiles had black color on it which wasn't going even post cleaning with acid. I couldn't see this before as immediately after the tiles were laid, POP was put on entire floor. Later, I had no choice but to ask builder to replace them. They were hesitant a bit but later agreed to change 4-5 tiles, but all this was shattered when I came to know that as builder brings unbranded, cheap Chinese tiles from China, the new batch was not the same as before. Not only the shade was different but even the size was different!! Ridiculous. I personally then was searching for older tiles in the project (not my job) & found one in adjoining building & other in basement. One of the tile I carried myself (again not my job) while other was bought by contractors' men, who were helpful. For remaining tiles of different shade, good part was new lot had bigger tiles so the tiles were cut & replaced. But once laid, because of color, they were looking shabby but still better than black color all across them. But to my horror, when we were doing interiors, the tile broke after my friend walked on that tile. When shown, I was told that the sand + cement quanity was less & due to air inside, the tile came up & cracked. I was fed up by then & had no option to replace it as wardrobes, dressing was already done near to it.
The only option remained was to go for carpet or wooden flooring. We chose wooden flooring & had to spend over 25k for that, for no reason. Had tiles were of good quality, this money could have been saved.

The issue didn't stop here, the wooden flooring people when came to the flat informed that the wooden floor given by the builder was of extremely cheap quality. The thickness of the laminated wooden floor installed by builder was almost 40% less than branded ones!! The locking strips used by builder was of PLASTIC & not WOOD. The builders' wooden flooring didn't have skirting either, I got it done & had to spend another 5k on this. Another shocker was the locking strip used at door (plastic) had nails driven directly in the floor!! What non-sense? The wooden flooring people then removed this strip, inserted a steel plate in the floor & then locked the flooring in this steel plate with the help of wooden locking strip.

The builder has done coba below wooden flooing which is not in level, so even today we hear 'kuch, kuch' sound when we walk on it.

Therefore, I ended up not only doing wooden flooring in one bedroom but had to repair the wooden flooring in master bedroom provided by the builder (again, this was not supposed to be done by buyers). Later came to know that some 2-3 people too have done this in their flat as the wooden flooring came off as nails gave in.

The story now heads to bathroom:-

Here too the tiles got broken & as these tiles too were Chinese of cheap quality brought in lots, these are not available in open market. Therefore, for not to let the bathroom look shabby, had to re-do the entire bathroom flooring. Spent another few thousand bucks on tiles & labor.

To save cost even further, the builder did not use single laminate sheet from inside for bathroom & dry terrace/utility area of kitchen (door size is 7x3 while sheet size is 8x4). To use this left-over material, the builder made groove & stuck 2 pieces together. Our carpenters informed that the gap in the 2 sheets will let water in (the adhesive wasn't enough) which will swell the door & damage it completely. So, the doors were taken down, the laminate pieces of builder were removed & new ones in single sheet were put. Again wasted money here, just becuase builder wanted to save some by providing crap.

And as if this was still not enough, the slope of dry terrace was partially towards door so large part of water rather than going towards drain hole comes towards door and by now I had no patience left to redo the flooring here.

As the flat has concealed wiring (which is good), I asked for wiring plan several times, but no one knew where it was. One of my neighbor managed to get for his flat but threw it away as the plan was far different than actual. The excuse given was some 3 different wiring contractors worked on site so it may have got changed !! Don't know whether to laugh or get angry with such statements.

Now comes fixtures, entire lighting fixtures are Chinese, including the CFLs inside & foot lamps. I have replaced all the CFLs in just few months, some were not working on 2nd day after we took possession. Fortunately, we had removed all the tube-lights initially. The builder installed Wipro lights on first floor & in some flats in 2nd floor, so no one complained, but from 3rd floor upto 11th floor, entire units were of Chinese.

The footlamps have been replaced thrice till date. I had bought Anchor Roma footlamp, but the electrician is so stupid that he has taken not only the lamp wiring but even TV cable wire, telephone wire & remaining wires of fans etc. from inside the metal box inserted in the wall rather than behind it. If I need to replace this cheap Chinese lighting fixture alongwith the metal box, the electrician will need to cut all the wires, including that of telephone, hence had no option but continue using this cheap fixture (the anchor roma lamp went waste). Fortunately, this Chinese model is available in local market, so it can be replaced for Rs.100/- but is a headache of removing wires, replacing new fixture, use insulation tape & fixing it back in wall. In all this process, some paint has been damaged.

The basins are Chinese, unbranded & rejected lot. Can say this as the basin in our flat is not in one line, is uneven & one side has a bump on top. When seen sideways, this can be clearly seen. The attached napkin holder with the basin has already started to rust, and many people are facing same issues. The pipe of the basin is very cheap, thin MS & just steel plated to give a stainless steel look. The attached mirror is so thin, that it has been placed on a glass, which looks cheap. Some flats mirrors have already been broken. Though this issue is minor, it is now a headache of finding a basin which will fit in the current dimensions, especially regarding the plumbing.

We were told that we will be getting sliding glass partition in master bathroom just like Sun Orbit, but we never got this.

Next comes the doors, even the main entrance door frame is on low quality plywood (not even water-proof) & not wood which is recommended. If not teak wood, he could have given atleast some normal wood. What can the strength of the door be if on plywood, that also main door?? Not only this, even this ply frame is hollow, 2 plys have been joint with gap in between to give thick/wide look.

The eye-peice has been installed at a height of 4.5 feet & to look through it, one needs to bend everytime. The standard norm is 5 feet, doesn't he know basics ?? The video door phone in Sun Orbit is of Commax, good quality & Korean make but in Sun Satellite, it is Chinese & I got my replaced twice.

The locks used throughout the flat, including entrance door are cheap Chinese. 2 locks, both of bedrooms failed before taking the possession, so replaced it. But didn't want to take any chances, so replaced the lock of few doors, entrance & bedroom terrace with Godrej locks. Spent another few thousand bucks on these locks (over 11k to be precise).

Besides this, the issues which are common in general are:-

Seepages, & hardly anyone is competent enough to locate the source & stop the seepages.

The streetlights within the project have failed, all are Chinese & builder is not able to find suitable lights which can be fixed in them. Large part of the project on backside is in complete darkness at night. The builder hasn't given sufficient lighting even in the parking, only light points are made with no tubes in place.

The rods from the RCC structure have come out at several places which looks very shabby. The builder simply has painted this rods. The pergola at top of building is not in straight line, tilted. The external plastering is of shabby quality, even a kid will plaster in better way.

Not a single wall is in 90 degrees. It can be seen how walls & the RCC frame is tilted by standing near a duct. I personally experienced this thrice:-

a.) While doing flooring of bathroom, a small additional piece of tile was required at one end, which means wall was not straight,

b.) While installing safety door, the difference between bottom & top was a whopping 1.8 inches. The safety door maker was professional, he installed a metal plate from side so as to hide this gap & secure the door from side.

c.) The carpenters while doing furniture had informed us about this issue as they had to use plywood on wall in some cases before doing wardrobes so as to make them straight. They faced major issues while making loft & their doors as the height was different from one end of the ceiling to another.

The builder has not used cement plaster internally, but over 1.5 inch gypsum + POP directly on wall. Atleast 5 flats curtains have fallen down & this material being non-waterproof, those who have leakage issues near bathroom & basins have water clogged in the walls. Once person made a hole in the wall due to seepage & lot of water drained out & entire paint was destroyed. There are some who have already repainted part of their flats, including ourself & those who repainted entire flat where seepage was high have paid atleast 80+k for this work, there are 2 such persons in my building, there are others in remaining wings also.

There are severe seepage issues in basement parkings, at one place, the sewer water is over-flowing inside the basement parking, which stinks & basement has several mosquitoes due to this. The debris, broken tiles, iron rods, waste materials, paint boxes etc. are still lying in the basement & despite repeated complaints, no one is bothered to clean up the mess.

For many people, it has been over 7 months since they are staying here but parking allotments are still not done. We get same excuse that it will be done in 2 days.

Service Tax-

Builder earlier said that he will only take cheque but will not deposit it but in reality deposited them without buyers' consent. The builder till date has not issued Service tax receipts despite taking the full amount. I too haven't got the receipt. The builder asked for 100% payment even when the basis, taps etc. were not installed & I was promptly told that remaining work of the flat will be done only after 100% payment is made (95% payment was already done as mentioned in contract).

There are many, many other issues, enough to make a book of it, but I would now stop here as major issues are mentioned.

I am writing this out of sheer pain which I & several others are experiencing day in & day out, despite paying Rs.60 lacs, others who purchased later have paid Rs.70 lacs or more.

I would strongly recommend not to fall for fancy things of this builder which can be seen from outside as the quality is very poor, after sales service is non-existent and the builder goes back on his own words once agreement is done. The builder will screw you once you sign the agreement. If you value your money and peace of mind, never ever buy from Mittal Builders.

same thing can be said against you ... that you are one of those competitor /employee who is jealous with Mittal's success, if you are staying in one of the buildings why are you so afraid of the builder .. you have paid in full and he cannot do anything against you ... unless otherwise you are lying

I am also a planet buyer.I am an NRI.I am confused now what to do with this flat.as we can't rent it nor sell it.I don't think I can live in that too.Shall we form a group.But then with group what options we are left with?

First, let me inform that I am not new member here. I changed my company few months back hence lost my email ID (forgot my password for this website) & so can't log-in. The situation from 2011 to now has changed a lot. As months went by, I came across many bad experiences with the builder. At time of possesion issue was only with service tax but now its lot more than that :/ .

A register is kept at sun satellite hall where sales office is placed. All complaints with flat number, comments of owners, date and other details is mentioned. Have a look at it and you will see that heavy seepages, peeling of paint, moving/broken tiles, poor plumbing, plaster coming out, basin falling are common complaints. Maintenance is nil even when builder has taken collectively in crores in maintenance. Showed sun orbit as sample flat and cheated in sun satellite. My car in basement got stains as because of leakages plaster, color fell on it. Stains was severe, got part of car roof painted. I was not given service tax receipt and amount was rounded off to bigger amount. Had no option but pay non-required money as builder was not giving possession even after making full payment :(. I suggest you see sun satellite basement, full of leakages and rust from iron rods coming out...you can take a shower under it :/ . There is fungus on wall of many flats internally and furniture damaged due to water leaking from walls. Complaints were made even at Mittals office at soba tower but no use. Big cracks on wall (sun planet is no different but cracks covered with paint for now). And one more thing is sun satellite D building does not have sanction above 4th floor though builder has constructed higher floors. Mittal is taking some money but no agreement is done. Terrace for D building is 100%, for other buildings it was 50%. Because of D building society formation not getting done even after 2 years. Speak with any owner, make site visit, read register, see with your own eyes and find truth. He also fooled sun empire owners by giving internal road to PMC and they are fighting in court. The builder is non-reliable and not trustworthy at all - first hand experience. And one of my friend informed that there is crematorium/smashanbhoomi around sun sapphire, Hadapsar. Kindly confirm. You are most welcome to visit the place, sunday is best as you can speak with many owners. All the best for house hunting :)

When I came for booking few years ago, I was sent to sun planet site visit on tractor because area is full of muddy puddle after which I decided to buy at sun satellite. In last meeting with builder few months ago Mittal had promised us speed-breakers, CCTV cameras in sun satellite after which we allowed 2 wheelers of sun planet thru satellite but I was out of Pune so could not attend it. It is 3 months now but nothing done by builder in this. Several thefts have taken place in satellite as anyone comes as sun planet owner, steals and leaves. Mittal not doing anything about maintenance, water leakages, security...list is endless so sun satellite people are very angry.
By the way I came to know that in sun planet video door phone, lift had failed as water went into these ducts. Is it corrected now ? We in sun satellite just like sun planet faced same problem of water entering lift ducts last year :( .
And planet buyer, I must say that we feel sad for you guys but we cannot allow planet people to pass thru satellite because of security reasons and thefts which have taken place. Mittal is saying one story to us and another to you and fooling us both. He is making us fight amongst ourself. sun planet people should come together and pressure builder else you cant stay properly in sun planet. Also came to know that stay order has been obtained by land owners and environment department so the riverside dp road work will not be completed anytime soon in coming years. Wish you luck and bye.

Me too bought flat from mittal builders in sun planet. Does anyone know what is status of approach road ? There was no road when I visited two months back. Builder keeps saying 1 month...1 month but nothing is happening.
Has anyone paid VAT in sun planet to mittal builders ? I got demand letter and VAT amount is coming more than 1.9 lacs.Called mittal builders office and no one is ready to give calculations as how this amount came from and builder refusing giving possession of flat till I make this payment :-(
I have given full payment as per agreement, infact few thousand more but 1.9 lacs that also without any calculations is wrong.The letter is not in prescribed format, no VAT number mentioned and no escrow account has been opened by mittal builders as required but amount to be transfered in builders name.Tomorrow he will say he took money for some extra work, what to do then ? No refund clause is mentioned, no calculations, no escrow account, and no proper receipts. sun satellite till date not got receipts for VAT, service tax.I am now in a fix, paid 100% amount of flat and know that 1.9 lacs demand is open loot but mittal not giving possession then :-( Completely fed up and frustrated with this attitude of mittal builders.Money sucking builders.Can we sun planet buyers form some group as 'Planet buyer' said ? Will be useful.

Was at the site last week. Situation is still same as it was many months back. No apporoach road to sun planet.Now thinking not take possession as I cannot use flat and I not need to pay 1.9 lacs immediately.The road will not complete in next several years it seems, mittal guys lied to us and we are trapped.I feel like hitting brick in my head because of my stupid decision to buy here.
I just happened to come across this page while checking for more details of a project by this builder in Hadapsar.

I am an investor. Been investing with many builders in the city since the last 10 years. And trust me, this is one of the best builders from the city. I can say this because i have dealt with so many other builders in the city.

I have also checked for his Hadapsar project, Sun Sapphire. There is no 'smashan bhoomi' around.

Brief story of my of house hunt in this area :

I am originally from Mumbai and work at Hinjewadi and my wife works at Kothrud. We were looking for flat which would be more near to Kothrud and good access to Mumbai-Bangalore highway. Suncity road became our choice because of this. I did some internet search about projects in this area and knew about this link in advance, which helped me a lot.

We saw Shivsagar residency, some resale options were there, location is good and project is descent but all are 2BHK and we wanted 3BHK. Sai Virat looks as if it is 10 year old, poor elevation and design. Sun satellite D building of mittal group was next but I saw they are using different types of bricks for different flats, lot of seepage in basement below ready buildings A, B, C and drainage water was falling from pipes in ready buildings. Some people have put tin roof even in their covered car park because drainage water was falling on their cars in A building. Pathetic quality. Some water was flowing on internal road between these buildings, cement of podium had come out and had many small ditches with small stones below used for foundation exposed. I spoke with couple of sun satellite residents and was told maintenance of gym, lights, security is almost non-existent. The piped LPG is having ample of issues with service and payments and many have disconnected LPG piped connection from Dolphin gas. Mittal builders guys turn blind eye to all the problem. Water seepage problem is common in flats.

When I saw D building of sun satellite, I could make out builder has cut corners to save cost here and there. He has increased size of terraces and charging full which makes flat area bigger on paper but you end up with comparatively small carpet area of rooms.

From satellite I headed to sun planet of mittal builders. The floor to ceiling height of flat in sun planet is far less than sun satellite. Mittal builders guys present on site did not give reason for height reduction. Overall the construction quality wasn't great and project looked cramped as more buildings than original plan came up.

Most important fact I got to know is there is stay order on this riverside road by national green tribunal, New Delhi which is the only approach road to sun planet. PMC and mittal builders can't do anything about it. What was even bad is this information I got from sun planet resident and not from mittal group workers. I really got angry with this and me and my wife decided not to buy from builder like mittal who speak lies, does not fulfill promises and sales person like Mrs.Vaidya tell you lies. Person like Mr.Deepak doesn't take care of complaints and one mittal guy at sun planet (forgot his name but name sounds like purshottam or pursutram) is more of agent roaming around for commissions.

Does builder like mittal even think how much it goes in buying a house ? Is buying flat is something like vegetables or what ? Poor construction quality, no after sales service and zero professionalism is what I confirmed from people here. Sun planet persons helped me telling more facts than builders. I went home and found information about stay order of vithalwadi-warje road for sun planet on internet. High chances are this road may not get completed at all. And please don't get confused with other order where PMC is building river side road after supreme court gave go ahead. This road is located near mhatre bridge and this has nothing to do with vithalwadi-warje road where work has completely halted. Uploading the news as small contribution from my side.



National Green Tribunal issues notices on January 4, 2013 to PMC, other government bodies to halt work. Private party pulled up for encroaching into the river basin and dumping debris :


In a major setback to the Pune Municipal corporations’ (PMC) ongoing river restoration and the Vitthalwadi riverside road projects, the National Green Tribunal (NGT) recently restrained the civic body and other government agencies from undertaking the work further.

It issued notices to all the respondents, including the civic body, Maharashtra Pollution Control Board (MPCB), Irrigation Department and Jawaharlal Nehru National Urban Renewal Mission (JNNURM). In a different but connected case, the NGT also issued a notice to a private party for dumping debris in the river bed and creating huge reclamation in Mutha river, thereby, narrowing its width near Rajaram Bridge.

The tribunal passed these orders on January 4, 2013, in the three petitions filed by architect-activist Sarang Yadwadkar and others. The petition alleges that the PMC, along with the MPCB and Irrigation Department failed to check huge reclamation in the river bed.

The injunction signed by NGT Chairperson Swatanter Kumar stated that “These matters are connected in the sense that they relate to the dumping of debris and other materials and/or construction on the river bank and causing pollution and changing the course of the river Mutha.
Prima facie, we are satisfied from the averments made in these petitions and documents filed that the action of the respondents in the respective cases is objectionable and, to some extent, is likely to pollute and change the course of the river Mutha.

Consequently, we direct issuance of notice to all the respondents.” The order stated that, “Meanwhile, we hereby restrain by an ex-parte interim injunction to the respondents, in these cases, from putting any debris or construction material or in any way raising construction on the river bed of Mutha.”

In the case of reclamation in the river bed by the private party, the PMC had razed the illegal structure that was built in the green zone. When contacted, the owner of the property, R Datar, said, “We have received the notice. But we don’t understand its content. This plot is owned by us. It is a final plot.

So, there is no question of any encroachment on it. We can show any authority, including the National Green Tribunal that we are not at fault.” In case of the riverside road, the design prepared by the civic body shows that the reclamation for the road has narrowed the width of Mutha river near Vitthalwadi by 55 per cent, which is resulting in flooding of the area, stated the plea.

Yadwadkar said, “The road construction in the river is violation of several environment norms. In such case, there is no other space for the road. So, instead of dumping mud and rubble, the authorities should construct a raised platform for the road which would allow free flow of water and avoid flooding of the area.” Petitioners’ lawyer Asim Sarode said, “These are the first cases from Pune being heard before the NGT.
Earlier, the Lavasa case was heard in the NGT, but it was transferred to the tribunal from the court.” When it was brought to the notice of petitioner’s lawyer that the work under the river restoration programme was going on even after the NGT notices, he said, “It is a clear-cut violation of the NGT notices. We are going to present this fact in the next hearing before the tribunal, which is scheduled on January 23.”

I am really thankful to the creator of this thread and buyers who purchased flats from mittal builders and have posted their complaints here. Saved me from falling prey to such crooked builders. And am I going to buy flat now ? No, because flat rates have started to fall in my home city, Mumbai. Really happy that when Mumbai flat prices are coming down, so will Pune. Sun city, Sun Sattellite, Sun Planet, Syn Grandeour all bogus schemes, as he offeres at lower price later on issues comes when you can not fight with him. I agree with above, never ever buy any property from Mittal builders as the builder, Naresh Mittal is big mouth liar. There was issue about ULC fraud cases against him hence Do not buy property with Mittal Builder
Mittal builders (www.mittalbuilders.com) is very bad builder. Not only construction quality is bad but he is sending letters to pay illegal VAT amount else the agreement will be terminated which is illegal. No calculations are given, flat 3.5% agreement value as VAT all this even when VAT is not mentioned in agreement. All this is illegal and we have replied to mittal builders that we won't pay illegal VAT. Builder has not given receipts to those people who have already paid VAT to builder. Service tax receipt is also not given by mittal builders.

Maintenance of mittal project is absent. Builder has took few crores as combined maintenance but not maintaining anything, not even lights in common area are replaced. Lifts also get out of order now and then. We are suffering a lot in sun planet, situation same in sun satellite, sun orbit. Road is still not there for sun planet, entire flat is leaking with rain water coming from walls. Bathroom slope is bad and basin fell and broke. There's guy called Deepak who doesn't entertain any complaints despite many follow ups. Quality of tiles is very bad, cheap quality non-branded Chinese tiles. Lights in common area, looby, kids play area fail and not replaced by builder though he took 3 years maintenance. Ceiling-floor height is very less in new projects/flats. Mittal is very greedy builder, wants only money, no quality, no service, no fulfilment of promises. My friend who booked flat in sun universe still not got flat possession after 3.5 years. Don't fall prey to marketing gimmicks and fancy websites, catalogues. Mittal will not give even 50% what is promised at time of booking. It is worst decision to buy flat from mittal builders.
mittal builders are not committed to work on given date and in given way. poor construction quality both internally and externally. possession has delayed to almost 2yr from given date.

Absolutely useless mittal builders. They promise you something good and deliver extremely substandard quality. Possession was also delayed by about 1.3 years. Sample flat was shown to us is nowhere even 50% close to actual flat. Have bought flat from mittal group in sun horizon and am at loss due to very very poor construction quality.
Inside my flat, lot of leakages is taking place from bathroom above my flat and also my own flat. Bedroom furniture has been damaged and mittal guys are giving no solution despite giving requests so many times. Mittal is also cutting cost by using poor quality lifts in newer projects.

We have been fooled by mittal by selling flat having cheap, substandard construction material and poor maintenance despite taking lot of maintenance amount. Mittal group other projects like sun planet, sun grandeur and sun universe also have similar very poor construction quality problem. Buyers of sun empire, sun orion have filed cases against mittal group in court and sun planet buyers are also doomed as there is no approach road for it. mittal group is fraud builder using very substandard quality material with non existing after sales service. Don't buy any flat from them. People planning to buy at mittal group new projects in Pune like sun radiant, sun gloria, sun exotica, sun aura should be aware.

This builder is giving ads on radio as 'dil se punekar, hum hain mittal' but actual ad should be 'dil se fraud, hum hain mittal'.
