yes i agree with mr. arjun singh gupta . SANJEEVANI BUILDCON RANCHI is a big fraud. they do the following : 1. book others plots without registry. 2. do illegal registery with govement. 3. bribe the registrar. ( Rumours are that, the accident of Maruti SX4 in which the wife and kids of ranchi registrar got killed was given to them by Sanjeevani as bribe) 3. Register the same plot to many people and create disputed. 4. Dont give posession to the plots that are registered. 5. MOST IMPORTANT: the location of plot in the registery is unclear, so you cannot SELL PLOTS BOUGHT FROM SANJEEVANI & CANNOT FILE A PROPER LAWSUIT AGAINST THEM SINCE THE LOCATION OF THE PLOT IS NOT CLEAR ON THE PAPERS. 6. They call their sales man DIRECTOR. 7. People who used to sell mobile schmes door to door like Shyam Gupta are now make mass fooling of people of ranchi. 8. Nowhere in their website, a proper profile of company and its MD is given. 9. They say they operate from Mumbai, but there is no office of sanjeevani in Mumbai. 10. their website has just 1 year registration. 11. they never tell who are the real Directors(not salesmen, but Shareholders) of the company. I AM SHOCKED, AS HOW THIS KIND OF FRAUD IS TAKING PLACE WITHOUT GOVERNMENT AWARE OF IT.

all mr arjun, r. mishra, mr anuj is a person of competitor company so they want to spread rumour about sanjeevani buildcon company, it is a good company if anybody have any doubt go to RISHABH NAGAR all resident are happy with current motation paper and registry with good park, road, and timely handover so please dont do business on internet to copetitors company i have also bought 1 duplex at sanjeevani and i know it is a really best real estate company in jharkhand.
Shayam gupta is a god who is providing home for homeless people, kindly dont say he is liar, i know him because he helped me to book in his project. i am happy with sanjeevani

they never handover the plot on time n the quality of the work is so poor, there supervision is also very poor, they hidden all things and not mentioning clearly. i m totally agreed with mr arjun that they are booking flat to one and registering same to other. i m suffering from this company they are still not completed my house. i hav booked in this company and totally got trapped. mr qyam6r is man of sanjeevani thats why he is not agreed. please do not book in sanjeevani its totaly group of froud peoples.
1. Sanjeevani so called Directors Mr. R.P.Tripathi, Mr. Lala has left company after committing fraud
2. Sanjeevani will give false promises while booking Plot but will never fulfill all those claims
4. After registry of plot they will never give you Original registry documents and will give you photo copy and keep the original document with them.
5. Mutation will be given after 1-2 years if the land is free from dispute.
6. The entire system has been so planned that in name of Rishav Nagar they are selling plots at 10 projects but will never let the buyer to take possession of the land. Buyer will have a photo copy of the registry deed that too with lots of mistakes purposefully done at the time of registry.
7. Most of their projects paper are not clear and are litigated.
8. Without any development work they will charge you hefty development cost.
9. Who is the owner of the company is known to none and has been kept secret purposefully.
10. People of doubtful credentials use to represent this company publically on all forums and buy rewards for them on monthly basis.
11. The days are not far when they will run away with people money and their office will be closed.
12. Court, CBI enquiry should have been done for all such companies operating in Jharkhand.
13. If this company is genuine its owner should make themselves publically known and physical possession of all registered plots should be given to the buyers immediately. Give original registry papers to the purchaser of plot instead of giving photo copy. Demark the plots clearly and boundary it once it’s sold with name of the person who has purchased it. Employ educated youths with good salary to create good image. Do not buy awards, even President Abdul Kalam has not been awarded with so many recognitions. Issue public notice regarding the persons who have left the organization and state that company has got no business to do with these persons. Don’t keep people in office who by their look itself shake the confidence of the prospective customers. Advertise less, sale and construct more. Construction will advertise more than any thing else.

I am again the live example for sufferer from sanjeevani buildcon. I bought plot in sanjeevani park 2 year back, in last 2 years they changed 2 time map and plots. The plot which we had purchased at the time of booking, after 6 month, they re-arrange the plot and given which we were not wanting at all. this is completly illegal n illlogical.
again they dont keep the promise and changed again n given back side of the plot and forcing me to buy front side. in order to resolve this alll this, i personally called many times to their sale agent and so called mr director Shyam but they dont pick the phone. but when i called them using new number, they pick the phone thinking they have new customer to make it fool. I am very disturb from all this incident and planning to file legal and informing concern body of govt to keep watch and action against them for proud and running away from their responsibility as a builder and land developer.
if you are facing same kind of issues with sanjeevani buildcon, please lets be together and fight against cheating / fraud / false commitment. I have talked to my legal. we all be together, it will be very bad time for sanjeevani buildcon and force to provide good services else everyone will have to leave with sanjeevani dictatorship.

I personally would not recommend sanjeevani buildcon but each company may have some negative and positive point. so before buying any plot in any of the project, please must do things.
1. Dont trust sales agent of sanjeevani buildcon blindly
2. Talk to the person who has already bought a land / plot their, Ask the minimum 5 existing customer phone number from sales agent, if they dont give you, think something fishy about this project.
3. verify real owner of the project and talk to them.
4. Always involve you lawyer for you any documentation as i find their documentation is very weak, ( i made a mistake here as i was out of town)
5. lots of things which is already shared by other users up in this thread so i dont have to write again. please listen to them.
6. and MoST IMPORTANT - DONT TRUST ANY BUILDER AND DO YOUR HOME WORK YOUR TO VERIFY THE PROPERTY AND DOCUMENTATION.( I made a mistake in this as i was having limited time but now i wanna fix this)

two years ago, my father has booked a plot at Ranchi in sanjeevani. After 1 year, it turned out to be government land. they have already done the registry. And after that we have cancelled the contract and told them to return the money...but they are only giving one date after another...
Now we are planning for legal action...What else can be done...
