[Resolved]  SMR Builders/Flat — Very poor construction/response

I purchased a flat from SMR builders. The flat is located at SMR Vinay City, Miyapur, Hyderabad. As per the agreement, they should have handed over the flat on June 2007. But they handed over the flat on October 2007 with poor condition. All the inside walls of the flat is snacky and none of the corner finishing was straight, it was zig-zag. Tiles flooring was dancing and marbles had a cracks. We have been asking them to make the flat to a livable condition since December 5, 2007. They have been delaying the work like anything. Until now the work is not complete. Moreover, there are no safty grills in my flat and we are living in 10th floor with 2 year old kid. The builder is not at all bothered how much pain, suffering we are undergiong. No flat owners in SMR vinay city is satisfied with SMR's construction and the way how they behave towards the customers.

We have contacted the MD, GM, PM, engineers and superviser. No use.

Any suggestions are welcome.

Dear Frenz,
There is no problem with SMRs' construction. There is no water problem and abundant electricity is there. Anytime u want water it is seeping in through the walls. You touch any wall and you will get an electric shock.

We have nearly finalised a deal with SMR Vinay Galaxy, Bangalore with only the agreement to be done. At the last moment, even the MD some Mr. Reddy has refused to provide us with some amenities, which would not make much difference in our lifestyle, but still it is a big deviation from the brochure they had provided. And also they show some correction in the built up.

Please can anyone advise whether we should go forward with the deal when the project is still under construction and promised to be given next year???
I would request for a fast reply since the agreement has to be done within a few days.
See the outer painting done for Vinay city and the one given in the blueprint placed at club house. Small apartments nearby have put better quality of paintingfor exteriors. If this is shown as model, no one will buy from otheer ventures. First SMR should correct the painting here.
In most of the flats including mine there are seepage issues which stayed unresolved for a year. The construction quality is bad though flats are expensive.Location wise it is good as market is close by.You have to follow up umpteen times on each and every issue which is time consuming and troublesome.
Test your flat yourself before buying. Not everything is bad, but also not all things are perfect.
Thanks .friends today i have seen about SMR construction ..i decided i never purchase that like worst constructions..am suggesting ..donot purchase any body..because...already the people who are staying on that flats..they are saying worst...again no single person can not cheat with that builder..Government please wake up and dont give permissons...

I am looking to book flat in SMR Galaxy, Bangalore at Hoody Circle.After reading this block I am little apprehensive. Please guide me whether its good to go with SMR Group. I found another thing. The Board says that SMR is a member of CREDAI but they are not. I have checked this from CREDAI website. Please help.

SMR builders business is fraud. Their MD dont't trust quality & timely deliver. He always belive to cheat the customers & faulty advertisements in the newspapears.

Worst fellow. Don't go with SMR
I had almost purchased a flat there last year, what I actually want to know is the present rate at SMR Vinay near Miyapur those that are ready and if it makes sense as an Investment. Honestly when one visits the place it looks good and so also the surroundings.Thanks

Thanks for providing this information. I was planning to go for SMR Galaxy in Bangalore. But now I'm not interested.

There is no need to waste our hard earned money on such useless apartments.
rami reddy is most the corrupt person ever born on earth.

he has taken huge sums of money for the flats and has given flats full of seepage and what not.I am sure that god will definitely take revenge on him on behalf of residents and will take away all of what he has earned.

Can anyone let me know as to what are the various options for residents against ppor quality of construction?I want to see rami reddy behind bars
SMR builders rami redy is a worst fellow. He promiseed delux flats. But deliverd flats with full of issues lioke seepage. One can estimate the quality in his apartments after seeing the huge seepage issues with in 6 monts of construction completion. I.e their quality.

He always belives in advertisements in news papers. He never rely on quality. He know very well all the middle class people cannot do any thing.

residents should come up & fight with him. Otehrwise others also will fall in his trap.

I am nutral because i don't know about this company.
SMR is very reputed company in building properties . No doubt it is little expensive but affordable to higher middle class. above people are spoiling the name of the company please don't do that convey the information to the concern authorities and complete your work . once again please don't spoil the reputation of the company and also I want to purchase a flate here.

This is to bring to your notice the innumberable complaints and rising rate of dissatisfaction amongst people who have purcvhased flats at SMR Vinay City and due to which people who are thinking of purchasing more at even other locations are bound to take a second thought. I am pasting such comments below. All these are contuinuously being posted i n consumer forums and the like. Are people like Ram Reddy, Purnima - SMR Builders o be precise doing really anything about these issues. Dont you people feel ashamed to publish "magnificient ads" in Tiomes Property - dated - 31rst Oct 09? Don't you know that people who purchase such flats talking huge loans by their hard earned salaries are not fools? Fyi: those who have trusted you already are real fools like us but newcomewrs are not at all fools. Nowadays other builders are also offering same amenities - building tennis, baskeballs courts and solar fence is not what people look at - human beings cannot stay in damp new flats shelling out such a huge amount of money. Our flat is pending for almost a year - SEEPAGE ISSUE. Nobody bothers to listen now, but at the time of purchase you had made loads of promises. PLEASE TRY TO SATISFY A FEW OF YOUR CUSTOMERS FOR SOME GOOD REVIEWS or at least FEAR TO CHEAT PEOPLE coz one fine day most of your newly constructred flats will stay empty.
Today I went to meet SMR Managing director along with many other SMR Vinay City residents and then i realized why so many people in this forum are taking so cheap (rogue, cheater) about him. He is a real goonda and started shouting & abusing us when we raised our voice about pending issues so long. I even heard that in one of the previous meetings (1-2 yrs ago), he threatened to through some of the residents that he was very powerful and throw them out of Hyderabad if they continue to raise thier issues. I feel we are in complete trouble and no one can save us. We had spent our hard earned money on a proposed delux apartment and we have got a very ordinary apartment.
Hi, I am a new Buyer at SMR. Just finalized the deal @ 2200 per SFT. However, I asked all the docs for legal verification @ SMR Vinay Galaxy which they promised to provide in a day. When I go through all these blogs, I dont understand which to belive as there are equal counters. Please suggest is this good to invest in SMR vinay galaxy?
I have paid rupees one lakh as advance.. But seeing the above comments I am a bit concerned. Can anyone who has signed the agreeent recently enlighten me as to the real state of afairs? Is it worth losing Rs one lakh by cancelling the deal?
Please give your honest comments before i release the first instalment of money as required under the draft agreement of the builder?
I am planning to buy a Vinay galaxy property from SMR, can you please suggest
