[Resolved]  SMR Builders/Flat — Very poor construction/response

I purchased a flat from SMR builders. The flat is located at SMR Vinay City, Miyapur, Hyderabad. As per the agreement, they should have handed over the flat on June 2007. But they handed over the flat on October 2007 with poor condition. All the inside walls of the flat is snacky and none of the corner finishing was straight, it was zig-zag. Tiles flooring was dancing and marbles had a cracks. We have been asking them to make the flat to a livable condition since December 5, 2007. They have been delaying the work like anything. Until now the work is not complete. Moreover, there are no safty grills in my flat and we are living in 10th floor with 2 year old kid. The builder is not at all bothered how much pain, suffering we are undergiong. No flat owners in SMR vinay city is satisfied with SMR's construction and the way how they behave towards the customers.

We have contacted the MD, GM, PM, engineers and superviser. No use.

Any suggestions are welcome.

Purchasing a property with SMR is a punishment. If you have questions just come to SMR Vinay city. The residents will tell the stories about their poor quality construction and response. I never experienced worst builder like this in the past. They boast many things in their brochures but the realty is different.

Now you can decide.
For people who have confusions in making a decision about SMR, please make a visit to SMR Vinay City and look at the state of affairs there. Although from outside everything will look good, but you need to talk to residents to understand the problems. Personally I have not bought a house and never ever will from SMR at least after seeing the quality of house where I currently reside in SMR Vinay city. Apart from that there is seepage problems in huge number of apartments, security issues and moreover constant pollution from near by industrial area causing unbearable stench in evening times few times in a month. I think if somebody was selling to me for 1800 per sqft (incl amenities) I will still decide not to put in my money there. People, so talk to others before considering anything by SMR.
I understand that there are lot of complaints from Vinay city and technopolis residents. Can anyone let me know the quality of other ventures of SMR like Acropolis, Prangan etc. I have visited these projects from outside and found the quality pretty good.

I am looking for investing in Symphony project at Gachibowli. After going through these blogs, I am again double minded. Please let me know if anyone has booked a flat in SMR Symphony.

What are the views of residents from Acropolis and Prangan?

builder's flat — poor construction

i had purchased a floor at d-185, swarn jayanti puram, ghaziabad only 17 months before from smt, manju jain. the quality of construction is very poor. the building has developed several cracks. sanitary and electrical work is broken. The seller is not ready to repair the same. Kindly get me compensation of rs.2.5 lac to get the repair work done at my end.

Local builders — Shade / cover of construction site

Dear Sir / Madan,

This is in reference to constuction happening in localities. Pls instruct the respective authorities to make following thing compulsory for builders

--- covering of all sides of construction site by polisheet or anyother thing which can retain the spreading of dust -- because due to this the surrounding becomes very dusty and also causes health related problems especially for kids and old age citizens eg. asthama.

SMR buider is the junk builder i have ever seen. Their MD not only give poor construction, also takeover the maintenace and don't give control to the residents. He want to make mony from the residents. Worst fellow.

Many people purchased in SMR Vinay City in Hyderabad based on their reputation. But may few was not happy with their construction quality so smr has really very good construction quality as well as customer response. In Vinay city may be 1 or 2 customer given complaint abt quality but smr team has rectify their problem and make them comfortable

There might be some mistakes i agree but they are know improving a lot than in smr vinay city in other projects.. once go nd see vinay city know... everyone are happy with it.. SMR is better than other top builders in the city..go nd see it practically..
Looks like this is the case with most "Corporate" builders ... Indu was no different with my Villa in fortune fields and for that matter with the appartments they are constructing ... Poor quality of supervisiors and in some cases poor materials used too ... we had to get so much stuff redone to get it to a livable state ... which was the case with a bunch of other villa owners we talked to. However the post delivery maintenance and facilities @ indu fortune field villas rock ... almost forgot all the pain we had to endure last year
SMR builders are the worst builders in hyderabad. They never respect customers. Don't take flat in any SMR projects. They are very bad in delevering.
Poor construction... bad maintanance. They don't even give you the corpus to the apartment management.

They sell the flats by just saying some thing and fool the customers later.

Don't waste your hard earned money.

I want to give suggestion if any body want to take a flat, take in a already completed project. So that you can analyze the quality and if you feel good you can take even you are paying little high.

Don't beleave the SMR kind of builders
I read all comments favoring as well as againist SMR Holdings.

Is this the same kind of quality they are providing in SMR Vinay Galaxy, Bangalore?

Any one who has already faced problem or taken apt in vinay galaxy can comment?

I am planning to purchase a flat in SMR Fountain head, Hydernagar..after seeing these complaints in vinay city we are in double mind whether to proceed furthur or not...so if anyone o[censored] purchased flat in fountain head, hydernagar please advise..and approx ..price for sqft..

Please don't go with SMR its really a waster of your money. They have launched two new projects in Bangalore SMR Vinay Meenakshi and SMR Vinay Endeavour, please beware. They would promise you the delivery within 2 years and this would take alteast 4-5 years. Have a look at the way they are delaying their SMR Vinay Galaxy project, this project has been in construction for more than 3 years and it would atleast take 1more year for completion. When you contact their marketing guys Mr.Ayub and Mr.Selva they would do a lot of sweet talking till you buy the flat and do most of you payments. Once you have released 75% these guys stop responding to you and do not even pickup the phones.
completely agree there are not only the worst the are big cheaters and goondas also, my flat is ready to occupy totally finished but my keys are not being handed over to me because they say they need there MD's approval... the MD is a big cheat... all those who see this please advice people around you not to deal with SMR builders... they are big time cheats... the response in there office is worst than government departments...
While booking a flat they will promise u all refunds, rent and stuff and when it comes to paying you... they will make you go around n around n around and fine day they will say.. no we will not pay... and if you pay they will send rowdies & goondas to your place... pls advice all around not to buy flats with SMR... It is a real waste of money...
They promised to deliver my flat in 6 months its now more that 2 years i cant fight with them in the court as they take all wrong steps and even thearten your life...
While booking the flat the MD Ram Reddy ( the biggest cheat, goonda, rowdy of hyderabad) & his team vijay raghavan, hanumanth reddy, srinivas, chnadramohan.. all of them speak so sweetly.. and once you have paid to reach them you have to call form diffrent nos as they will not answer ur no ever, not only that if you call the landline, they will tell they are not available...
at the end to all please dont invest with these dirty builders its is absolute waste of money.. and please spread it to as many people as possible... if Ram Reddy thinks he can send goodas and do all his dadagiri... let us do what the powerful internet can do spraed the message all over and lets finish SMR builders.. all pls post your experiences and lets make sure that we save other innocent people from buying with these builders... lets teach these cheaters a lesson
I do not understand few things listed below.

1) The SMR Vinay city looks very healthy, after 5 years also the city looks good/ attractive ?
2) The people living on rent paying premium amout as rent i.e. 15000 for three BHK why if the city is so bad and there is too much dissatisfaction and problems still existing ? If evrything is poor and bad why the complete project is occupied ?

3) There may be serious issues of sepages do they still exist ? May be people suffered lot initially and had great pain but does this pain still exist ?

4) I find all utilities and ammenities are worth and being maintained then why negative comments ?

5) I feel lack of experience among buyers also, may be most of them are youngsters and those also from sofesticated side like not seen much world and spending the whole life in software companies without knowing the world ? Why I am writing this that I have gone through all dialogs and found that cracks in the wall are discussed so seriously, the uneven floorings or any little damage in tiling is too much made as an issue ? Dear young friends go to your parents and you will find that the cracks in walls is a very common phenomenon and exist in almost all houses and even in palaces.

6) I request all residents to discuss about present status as on today. Most of the issues were of 2008 and 2009, hopefully these issues do not exist any more and if shall be shared again.
If you have come out from those issues you should discuss.

7) Ultimately you all are cutting your own legs, why because the property which is from your hard earned money would not get appreciated any more because of your negativity which is registered here for forever and whoever goes through the same will not buy the flat which you would like to sell in future and this loss would be multiple times higher than the cost which you can spend on your flat and can get the things rectified in order.

8) Now somebody will again doubt that I belong to the builder but for the God sake please beleive that I do not belong to Hyderabad or even to A.P and like you I have also invested my hard earned money at far higher amount than any of you and I do not find any big issues in my flat or with ammenities.

9) Note that this place is a very prime location and the MOC is very good, how please understand : When I have to get a provision for a chimaney in kitchen then a neutral person answered that it would be charged as 400 Rs ? We asked why this much for a small hole ? The answer was the wall/ MOC is so strong that drilling is a very difficult task. This gives a neutral angle to think that the MOC is of excellent quality. How many of you can put a neal on the flat wall without drill ???

10) I request the residents to come up and share good things about the locality, property and ammenities rather than giving and reading only negative comments.

11) The only issue which as per my knowledge used to be sepages mainly due to plumbers fittings error during construction work that also in some particular flats of particular blocks and NOT to each and every flat of SMR vinay city, except this all other issues were very minor and they do come initially untill the project is completely closed.

12) It is a PARAM SATYA (truth) that almost all the flats are sold and the city is alive with thousands of smiling faces. Please feel good and make this place as the best of Hyderabad. There is no such place available with this many features.
