I have a flat in solitaire and I am not at all happy with the construction quality. There is seepage problem everywhere and main thing is they say they don’t know from where the seepage is coming and they don’t have solution so please wait for another 6 months it will dry.
My sincere suggestion to every one who is planning to buy a property please pay few lakhs more and buy any other property as its not a small investment its your hard earned money Once bought you have to repent latter on your decision.. so at this moment please dont think for few lakhs and check for other property

I am owner in Oakwood Hills Baner Property. The Builder Yash Developers, and its main guy Sharad shende is complete cheat, He asks money for issuing NOC to sell your own flat. He threatens people that if they dont pay he will cut Gas, Electric and water. As per my knowledge one guy has sold the flat without paying him anything for NOC and Sharad has been in mess since then.
Society is OK but builder is lousy and so I suggest that be aware of scammer builder Sharad Shende and dont buy from him as he charges money for everything and he thinks he owns the entire thing even after it is sold to buyers.

almost 90% flat are having seepage which is occupied. Leave seeapge man!! there are several problems like:
• Failures in commitments/false commitments and no support
• Kakre-accountant is like a gunda, he blackmail indirectly in case of delay in payment
• No sales person is there to tell you the correct things.
• No educated engineer is available to show you right things in flats before buying, all are saying just lie
• Attendant works as an engineer and they don’t even know the technical things, if you complain builder then builder will ask from them only, you will have to survive since you invested lot of money in that.
• If you are not a builder’s person and having same problem then I can understand you pain because you must not want to let price down of your property by saying actual things.
• But I will tell you no need to worry about it because these problems has been faced by the people who have booked the flat 1-2 years back, those who will buy it latter will not face any problem, things will resolve once society formed. Anyways you are praising but I am writing it for you and others as well.
• 3rd grade quality of construction
• Extra money taken forcefully for maintenance and LPG without nay reason
• Builder is saving 10-10/50-50 rupees in each and everyplace of deliverable (like iron frames on windows are almost stick to the sliding, it was just a matter of 50-100 ruppes only to make it comfortable)
• No doorbell and security socket
• No main door handle inside, no door lance, no lace on main door, no name plate or flat number plate on main door (it also matter of 10-50 rupees only)
• Plastic's pipes have been used in plumbing works, sewerage and every pipeline.
• Low quality pop used and paint is also started falling within 2 months of stay
• Third quality electric wires (very thin) and fittings
• Shower height is too low and water proofing is done improperly (as all bathrooms walls are having fungus and seepage)
• No exhaust fan provision in bathrooms, third quality floating window fixed (fitter also agreed on this)
• No exhaust fan in kitchen (as per agreement it should be there)
• No counter basin provided as per committed to all and shown in sample flat too
• No jet provided in bathrooms as per committed and shown in sample flat too
• Local quality (china made) tiles used in floor
• Pop has started cracking also (you can see the flats which are occupied and don’t see the sample flat or office flat as it is made good)
• Due to bad quality of pop and inexperienced workers damping surface of walls can be observed very quickly once you slightly rub your hand on any wall of any flat
• No alignments on roofs (edges of roof are not straight), I saw this type of work in villages only
• All door frames are cemented and broken too
• Swimming pool quality is too bad, just look it and compare with worst swimming pool in Pune itself.
• No signs of senior citizen Park in amenities
• No Jogging track which has been committed by builder (Dr. Raj)
• Amphitheater has been shifted from its original place as per map and the same place is being used to make row houses which is not at all in plan
• I am sure no amenities should be shared to people who will stay in row houses.
• No parking allotted till now
• Doing all type delay in every type of work done or not yet done
• No document or papers provided during possession (blue print of map, no due certificate, earth quake resistance certificate etc)
• Builder says that possession latter will be given once completion latter provided by corporation.
• No gassed pipe line work itself started but money has been taken already, builder is committing the same since 1 year
• List does not seems at end since many of you want to add issues from your side too.
• Finally from my side I appreciate Dr. Raj (builder) who is doing all of this at age of 60+. Can’t she do a single good quality work at this stage of life? Why she is cheating others? Why she is appointing less educated and gundas on building site? Since they only do the fraud with her and earning lacs of money (you can say it “tit for tat”). I am not happy to say this because we have a mercy for her but she don’t have any time to think instead doing cheating. No one can see this amazing human being who is busiest cheater in this world because if you ask a favor she is busy and if she ask a favor then you know gundas are helping her to get her work done any way she deserves detailed complain to the consumer court and latter on proper punishment in term of returned money for incomple/improper product given to the customers.

• Anyways this is for other people too who are staying there and invested there saved money and harassed by this cheap builder.

It is just a habit to criticize everybody all the time.I think in the price which I got the flat 3 bedroom was the best decision ever.I went to Mirchandani and Wadhwani and the builders are not to be found.The projects are not yet finished atleast I am living in solitaire in my flat and not paying rent like other acquintances are still paying rent and their EMI.Atleast here you meet the builder and if you talk to her she does talk to you. Unfortunately we expect things to be done now now and now, this is INDIA...I gave her complaints, Kakade the accoutant and Marathe eng. went with me corrected the complaints in 1 week.Again I had an issue with a tap they immd changed the tap without any questions. While I was there with the builder she was very hospitable and courteous.Also people are extremely indecent and want everything for free.When it comes to paying, I myself encountered a man and woman apparently owners of the flat did not want to give her their share, of the cost and then they started galis to mam and they start compaining of overcharging..She is 60 or odd years old, naturally if anybody will talk disrespectfully, she would not tolerate.And again I say I got a flat Rs300-400/sq ft below market value and when it comes to selling I will market my flat as 3 bedroom with swiming pool, club house etc which the rest of the projects have but I bought at lower price.Also then I made 3 more of my friends buy 3 more and they are happy too. Be patient and at the end I look at the project a value for money if not more...
tiles used in every flat: china made, third class, shoaking colors and water, not proper leveling done.
bathroom tiles: no proper cement filling done before sticking up tiles on walls you can measure it by nocking up on those tiles by hand itself.
walls: pop third quality used, cracks are coming in every room, bathrom pop is just like chuna
fittings: i think we need to fire case against jaquar only because as she told that "sumting special" brand is jaquar brand only and all taps started leaking and changable except 1-2.

they take thousand rupees from builder and buying the things for 300-400 rupees only.
builder is also doing cheatings with residents, if you need proof then just go to the customers who have booked there flats 1-2 years back. they are have at least one case when this builder has cheated them.

I am one of the pity buyer in soliatire residency. Please keep yourself away out of the reach of this builder. She (Dr Raj, her accountant Kapde, Engineers Marathe, Pratap, Abhijit and biggest Sunil Shellar) is a true and alive picture of rascals.
Do not buy any flat wherever she or her employees are involved. Although they are the cheapest in rates but they are cheap!!! also. When you can budget 42 Lacs then why not put 2 Lacs more and buy in other project?
Please publish her other project so that we will advise others not to buy a single flat in other project.

Builder is stupid Dr Raj...a stupid lady doesnt have manners to talk with customer. Once u booked the flat she will treat you like a fool. Dr. Raj is not a builder she is a financer who is finance to well known builder Hiranandani, Lokhandwala. She started the Wakad project only few flats are booked she collected the booking amont and use it for her own business. My personal opinion is even she pays you dont book it. Dont spoil your time as well as living. Very soon this project will be cancelled. Cheap cunstruction stupid accountant I will slapped her accountant Kakade. This fellow dosent know who i am and talking wid me like Gundas. Solitair builder is only a financer not a builder so dont waste your time and money.
More or less Similar is the Phinix Multicon Group. He has cheated the customer from Atul Avenue Scheme. I think no one should buy a flat from such a useless builder. Don't go on look they are chraters and BOGUS
