[Resolved]  Subhagruha Projects (India) Pvt. Ltd — Regarding plot

I was curious about the rates since they offered higher rates and I see that plots are even being sold at 1500/Sq. yd. Are the complaints above true? I've already made booking. Is Subhagruha a good project or not

I am one of the victims of trap by subhagruha projects . I recently paid advance for plot in Shankarpally, Hyderabad with this company .One of the Agent (Naresh) visited our home on july 2012 with the brouchers, all venture details and insisted us to visit the site to have a look. I had been for site visit at Shankarpally, Hyderabad on july 29, 2012. 
We had a discussion with Mr.Purnachander rao & Mr.Satyanarayana and offered some discount on that day and asked us to book a plot. We did not agree to it as we did not have time to discuss with our family members.Mr.Purnachander rao & Mr. Satyanarayana was insisting us to book a plot as the discounts were available only for that day.
Mr. Satyanarayana then informed us that we go ahead with the booking paying 10500/- as a token amount and give a post dated cheque (for the remaining amount) so that we get enough time to decide. In case, if we are not interested we can cancel the booking and the cheque would be returned back and the amount.
after 1 week from the booking i requested to mr. Naresh & Purnachander rao to cancel the plot .Since 45 days, I'm trying to call the Agent and the office and asking to return the amount but, we are getting calls from different person(Srinivas Rao) convincing us to go for the booking. It seems that these are not interested in returning back my money. I've requested them So many time (by Phone & directly) about my 10500/-. 
When I tried to call their office, I got to know that they do not accept booking cancellation and the amount refund. We were given a wrong information from the sales agent and were cheated. These people just allow to book the plot for 10500/- and then refuse to cancel the booking. Even 10500 is a big amount for us.
I requested Mr. Purnchander Rao so many times but no response from their side, So my humble request to Subhagruha Projects, kindly return our money otherwise we vl take serious action

What is the per sq yard price at Sukruti Royal ? I am interested to buy one. They said it can be offerred at 3500 per sq yard. Is it a reasonable price in that area? It is 15 kms off outer ring road (exit 14). Nearly 12 kms from hardware park, fabcity etc..

Please keep in internet o[censored]r new approved VUDA approval plan with plot numbers because you people said some changes in Final approved plane, I am also the member in subha gruha Plot No - 213

Hello Sir, I want know about new approved layout plan, but till date you are not updated, whenever my uncle asking you people are says we are busy. No of complaints i am seems in your website, Now I want know about that VUDA approved or not because we are paid more than 40 percent of plot cost, please give the details where we are go for asking and verifying these all I am mentioned above.

I recently booked a plot in Subha Gruha, Sukhriti Royal. I paid Rs. 50500/- as the booking token amount. But due to some personal problems I don't want to proceed with the plot so I requested a cancellation and refund of my amount. These people are saying that the money cannot be refunded. It is my hard earned money how can they eat up simply like that ?

Guys, Whoever are in such a situation please let us unite together and lodge an FIR against Subha Gruha, we will take help of Media and internet also. These people have no business ethics, they are cheaters. And not refunding money shows very clearly that there projects are not attracting buyers otherwise they should not have any problem in returning the booking amount. Genuine victims please respond, we must unite to stop these cheaters from sucking the blood of common men.

I am a victim of Subha Gruha too. I recently booked a 200 sq. yds plot in Sukhriti Royal and paid Rs. 50500/- as token for booking. But now due to some personal problems I want to cancel my booking and want my money back. These people are saying that money cannot be refunded becoz its against organizational rules. I am amazed to hear this, any decent builder should return the booking amount, if at all required just deduct Rs. 500. What kinda company is this guys ? This shows following things:

1) Subha Gruha's business ethics is ZERO
2) Sukhriti Royal plots are not actually getting sold that easily as they are projecting.
3) Subha Gruha management is full of cheaters who can even cheat you for Rs. 100/-

Its like a grocery shop where once the money enters the BOX it cannot be taken out. Genuine guys who a are also cheated by Subha Gruha, let us unite together and file a case/FIR against the company or chairman. We may also approach local media to undress them. Let us stop these cheaters from sucking the blood of common men who work so hard to earn and save even single penny. My all bad wishes and curse is upon you Mr. Chairman and other cheater employees who cheat buyers. You cheaters will never be happy in ur life...its my curse from heart.

Let us unite together guys and put a case against them, let us demolish them.

If the company is doing fraud, first Siri vennela for acting in ads and bringing trust in people, marketing people who make the customers blind, directors who are least bothered about the customers after recieving money and finally the directors should be kept behind the bars.
There are 2 such projects of shubha gruha in hyderabad - one at shankarpally and one in bachupally.
Let all the victims meet and decide as to what to do.

guys chk this out.. we can get justice if we file a criminal case against subha gruha...

Even I am one of the victims of this shameless subhagruha.We paid 10, 500 towards Sukruti Royal as asked by the marketing manager(Yousuf & Shashi Kiran) where we asked them for time to decide.But they forced us to pay some amount and decide as there was special offer on that day.After consulting my parents, we decided not to buy the plot and asked to refund the money(10, 500).I have called Abdul salaam, Prasad, Mallikarjun, Yousuf..etc to refund my amount.These cheaters(some people even are in Ayyapa deeksha) say that it cannot be refunded.Definitely, this company will never succeed with these type of cheap tricks of bagging money from people.
Ayyapa & Allah will surely punish the cheaters in Ayyapa deeksha, Salaam & yousuf for cheating people.

Please help us how to get the amount 10, 500 from them.As it is very much worth to me.

all the complainte were true. while booking they wont tell about the cancellation. they wont refund

it appears Subhagruha is fake company and they are not into fair business. How to prove my statement? Look at their website. Except one or two clicks, nothing works. Eg: Click on Enquiry, fill it and submit. it doesnot work. it appears some student has developed for fun. :)-

Please dont buy plots which are not ready for registration. I booked plot during starting of shankarpally sukruti nivas, till now plotting is not done, i lost so much interest on my investment. i would have got at least 8.5% interest if i had deposited in a bank. I dont know when they will start the registrations. My sincere advice is plz go for a venture where you get the registration immediately.

Did any body no about the sukrithi delight (Kompally), whether they got HUDA approval or not, I am planing to buy so please give your comments on this

Hi.I am a businessman from Hyderabad. I am interested in Maple Springs. Are there any resale plots.If so what is the cost and provide me HMDA approval number. I am being offered a resale plot and the owner says it is NSR Layout 2 years back. Is it true. If so are the plots same as the current Subagruha plots or the plot number changed.

Hi all, i am planning to buy subha gruha plot near kompally(bachupally) can i buy suggest me plzzzzzzzzz

I am also a victim of this company. When they arranged the site visit, they made lots of marketing tricks and created an illusion that flats are selling out quickly. When I told that I have to consult with my cousin and friend before making decision, they told me that I can pay Rs 11, 000 as an advance which will be refunded (with Rs 500 deduction for some charges) if I do not wish to buy the plot after the next sunday visit. So I paid it for plot no 189, Sukruti Nivas, Kompally

But from my colleagues I understood that it is over-priced for the distance from my office and that I have plenty of options nearer to office itself, I talked to the marketing guy saying that I do not want it on Friday (before the next scheduled visit). He said that I have to approach their office at Banjara Hills for the claim on weekdays between 11 AM and 5 PM. I went there on Tuesday and they told me that the concerned person is on leave. Then I went again on Wednesday (after confirming over phone that he is there) and they said that they do not allow any refund.

His claims are, not all marketing guys are their employees. They don't pay PF etc. I have to bring him personally in front of them. Did I get any written letter that they will refund back?,

Finally they called him and that cheater said that I didn't inform him within a week. When I showed my phone with the call time as Friday evening 7:32 PM and my visit was on previous Sunday, they suddenly changed their words saying that I should have informed before banking hours.

I understood they are making all sorts of cheating not to give back my money. God will give them the punishment for cheating innocent people like us.
