Just opp. Carlton estate IV, acorss the road, there is a sewer system, full of pigs and totally unhygienic which is not open to public view on roads and is covered by iron sheets. People living on the upper floors get that as the first view in morning which is disgusting. What is DLF doing here ? You just build good buildings and then forget about the nearby beautification and cleanliness maintenance !
This is to bring to the notice of DLF Phase 5 in Gurgaon, that it is utterly horrendous to see such a poor management on part of DLF.

This is regarding complain launch my many resident regarding sewer water in s48 street for the last two days, however all complain made by resident in vain, no action taken till now.

No one can go anywhere due to sewer water in all street, and if anyone has to go he / she has to cross all sewer water without anychoice. In street family stays with child, and if any diseases due to sewer water, will any official of dlf be responsible for that, who are not taking any action after so many complains by residents.

Please suggest, if dlf can't provide services let us know we all resident will rectify the same.

Even after paying all the dues, DLF is not giving posession of my flat. Their quality is not same as what they show at the time of purchase. Overall cheap quality, customer service poor and dealing is not fair. I wouldn't recommend this builder to anyone.

          Hello sir,

I have invested in dlf express greens manesar project and i am supposed to be a owner of a townhouse which all today seems to be virtual reality. I am quite aware of the explanations from your end as the case is pending in the court or the investigating agency has yet to submit the report. Not interested in the explanations...
My reason to write this mail is the sense of responsibility and coperation between investor and the company that should always hold primary in good or bad times. Since the unexpected acceptance of the case in supreme court and the lockdown of the project, all the information one can get is from social media groups. There has been no formality from your end to let me know about the current status of the ordeal or even information about the next date of hearing.
This in turn is taking off investors confidence from the company for any future investments.
Kindly help yourself out of this mess and give all o[censored]s some updates regarding the current position and the expected timeline for the project completion.
          Thanks for your time...

Hi, i am a resident of t block. I moved here 3 years back. I would like to complain about the irregular water supply to t block of dlf phase 3. Every other 3-4 days, we have to order a tanker as the water supply is either irregular or insufficient. We have a small family and the water uses are very less. But still the supply is so low (Or no supply mostly) that tankers become our only solution.

I would also like to raise the point, how come tanker people have so much or water and dlf doesnt? All the residents pay maintenance + water charges regularly, then why dlf is not ensuring the regular supply?

I have purchased a unit in DLF express greens 4 yrs back i have paid fully and on time and since have been waiting to get my house.

We as a family has been very supportive of their situation and legal tangle. After a long wait finally i got my unit registered and paid DLF their final demand.

However after registration also i am without my house and the situation stands still while i continue to pay rent and EMI.

As i completely understand that DLF at the moment is helpless but i fail to understand that why cant they re-locate their clients of Express Greens to another project which is clear in terms of clearances?

As a buyer i cannot wait for another 5 years to get my house? We all know what has happened with Exotica ( Project located on Golf Course Road )

I have been patient enough and have decided to move to court if DLF doesn't come up with a resolution from their end. They cannot leave it on the legalities and sit back.

Either they pay me back in full as per the current rate so that i can buy another property for my family or shift my allotment to another of their own project.

Hoping for a revert from DLF.

              In Anticipation

We have been patiently trying to reach the customer care department of dlf for past 3 days and the only thing we have been able to achieve so far is knowledge of how long we are put on hold before we are disconnected.
We have a property with dlf and we have some queries related to that, however their concern and care towards their customers is worse than the worst.
It is sad that we even invested our money there, and woudl not recommend it to anyone.

Dear Sir / Madam I have taken over the Apartment No. C08173 in Garden city OMR Chennai on 6.8.2015. There were hell of problems even before taking over the apartment created by your staff at Chennai Office. I had given fleet of emails to all DLF officials through out country. In spite of having hell of the time we have taken over the apartment. All your staff at different category Mr. Tagore knew about the whole episode before taking over the apartment. Now same type of problems we are facing for registration of the apartment. Your Chennai staff gave some dates which is not auspicious. You know we Hindu families look for auspicious day for such important events. But your staff says that registration can be done only on Fridays of every week. They say that they would not see panchankam for auspicious days. One need not see panchankam. But they can listen to us. They say the customers can not give date for registration. Also we were told that the persons coming for signing during registration are Very High Officials from DLF. So registration can be done only on dates given by those Very High Officials from DLF. Is it not ridiculous? Why DLF is not considering the clients feeling at all in every event right from the date of negotiation for booking the apt? We may not be equal to Very High Officials from DLF. But, we are also important citizens of India. We would like to register on 19th October. So please make arrangement Your staff at Chennai branch sent message that there is no slot for 19th October. What is that slot? If you want slot at Registrar’s Office we will get the slot on 19th October Expecting favorable reply Regards Dr. K. The dlf garden city hyderabad project undertaken by dlf limited was supposed to be completed by the year 2014 and plots handed over to owners more than a year back. This is creating lots of problems to all the customers who booked plots and wnated to build their house as early as possible. Kindly take up the matter with dlf limited, dlf centre, sansad marg new delhi as early as possible. Thanks

No one is caring about the unauthorized constructions of shops being done in the residential areas o[censored] block of DLF Phase 3, Gurgaon. The QRT personnels are just collecting their share (bribe) and closing their eyes. Have a look especially in lane number 8 o[censored] block. What a mess being created; parking problems are just increasing day by day due to the new shops being built. Moreover, people are extending their constructed area to the road, making the road narrower. Just because authorities are careless and being bribed.

                                Address: Gurgaon, Haryana

Facts: 1. I had booked Flat No. M1E103/PE1019#154 in Express Greens, Sector-M1 Sector-1, Manesar, Gurgaon on 27.08.2008 through DLF Home Developers for a total consideration of Rs.53, 15, 999/-. 2. DLF made quick demands and by 16.01.2009 I had already paid Rs.14, 37, 494.55/-. 3. However, soon after booking I got to know through an uncle (one of his friends had inside information of the DLF) that the project was not approved by the Haryana Govt. and that DLF was soon going to scrap the project. Soon enough my fears were confirmed by a newspaper report "DLF stalls 2 of its biggest projects" (New Town Heights and Express Greens) dated 12.02.2009(Business Standard). There were subsequent news in other media too confirming the mess that DLF was in. 4. I stopped paying thereafter and filed a Complaint in the Distt. Forum on 23.02.2009. I did not even sign the buyer-seller agreement/contract. 5. Express Greens was to be completed and handed over within 3 years...but it is 7 years now and possessions were yet to be handed over...delay of at least 4 years! 6. During the pendency of the Complaint, on pressure from the Distt. consumer's Forum, DLF refunded me an amount of Rs.8, 24, 951/- vide interim orders dated 12.05.2010.That Ld. Distt. forum VI vide order dated 16.08.2012 allowed my complaint and directed DLF to pay balance amount of Rs.6, 12, 542.74/- too along with interest @ 6% p.a. on the entire deposited amount of Rs.14, 37, 494.55/- from 16.06.2010 and further amount of Rs.1 lacs was awarded as damages including litigations expenses to me. However, DLF challenged this in State Commission...but lost the case and now have gone to the National Commission. 7. I have been fighting for 7 years with my meagre resources to get back my money. Litigation is expensive and I am financially, mentally and physically exhausted...which is what DLF wants! The Games that DLF plays (and Consumer Courts unintentionally help DLF in it's Game Plan) : Please note the wily spirit with which DLF relentlessly pursues prolonged litigation against aggrieved parties right up to the highest courts for years and decades...even after repeatedly losing in the lower courts: If DLF wins it's a winner in any case BUT... even if it loses the case after a decade or two, DLF is still a big winner...because it will sit pretty on the aggrieved party's money for decades and use it commercially in business to multiply its profits. And in the end even if it loses, the court may ask it to pay just 6% (against the market interest rate of 9-10%) plus a little penalty...as happened in my case (which is yet to be paid by them). Where else will DLF get such cheap "business loan" disguised in litigation? Here endless litigation is used as a tool for making profits on someone else's money. These are truly dirty profits. (Take notice: DLF insists on a very unfair agreement...if you default, you pay DLF 18% interest...but if DLF defaults, they are liable to pay you only 6% interest...totally a win-win situation for DLF!. ...this also explains why they love delaying projects). On the flip side: Even if the petitioner won in the Distt. forum(as I did in 2012)...and DLF lost in both... the Distt Forum and the State Forum, yet the petitioner is still a big loser as DLF has been sitting on his money for the past 7 years (so far)...and he is deprived of even earning the normal bank interest rate of 9-10% on his own money. So litigation spread over decades is "shrewd business strategy" for DLF irrespective of the outcome of the case... Even if DLF knows they don't have merit in a case and will finally lose it...it makes "business sense" to keep litigating and sit on the hapless home buyer's money! In "delay" lies the money for DLF. It has become a side/sidey/shady business for DLF apart from it's main business as a "Builder". I request the Hon'ble Courts to see through this avaricious game plan/ hidden agenda of DLF, if it is to protect the interests of vulnerable consumers like me. Expensive litigation and the whole journey from District Consumer Forum to State Forum to National Forum will tire out and break the backbone, morale and resolve of most aggrieved individuals who may be no match for the power and might of an influential and unscrupulous company like the DLF which has a battery of legal advisors/lawyers to fight to the highest courts till eternity. After this protracted litigation the petitioner is likely to emerge a poorer and defeated man in his quest for justice...irrespective of the final outcome of this case. As a by product, DLF would have vindictively taught a hard lesson to the petty buyer who has gone to court to seek justice and extricate his hard earned money. How dare he challenge their might! Being in a dominant position and as part of it's strategy of "protracted litigation and delayed deliveries", DLF has harassed many other litigants and home buyers in DLF projects like Belaire, Park Place, Magnolia, New Town Heights, Express Greens who know it all too well. In 2010, a group of buyers from the DLF Belaire and Magnolias projects in Gurgaon filed a complaint with "Competition Commission of India" for unfair trade practices, stemming from its position of dominance. The CCI subsequently fined DLF Rs 630 crore. CCI penalized them with another Rs. 2.4 crore in the case of Magnolia demand letter for increase in Super Area. Extortion, harassment and unreasonable/untimely demand letters are routine methodology for DLF. I am just a small fry! Today I am a 61 year old senior citizen. I had cancer in 2005; was treated with operation, chemotherapy and radiotherapy at IRCH, AIIMS; showed the papers to DLF and requested them to refund my money. DLF heartlessly dismissed those grounds too. A cancer patient knows that cancer can re-visit anytime. And yes I am in a hurry to get my hard-earned money back...well within my lifetime! Justice delayed is justice denied...and the courts, unfortunately, have unwittingly helped DLF. Satish Sharma, 21st July 2015 Mob. +91 [protected]

I have taken a new flat from DLF ( DLF newtown heights @ Newtown Rajarhat), during handover there is a checklist for the items to be handed over to buyer. They did not handover Glass enclosure at bathroom and also they mentioned it in pending list signed by me. The handover date was 15th May, 2015. Initially they told me to provide the same by next 10 days from the date of handover but they didnot. I have sent several reminders to DLF management team but no action has been taken by them, request you to suggest what legal action I can take against them. Regards Bidhan Mukherjee [protected]

It is learnt that you had booked a Commercial Office Space/Shop in DLF’s corporate Green Sector 74 ‘A’ Gurgaon. You might have received a letter from the company to offer possession of the property, complete formalities for its registration in your name and also demanding payments from you on several counts.

                                      2. You might have noticed that office space buyers agreement is one sided in favour of the seller and against the interest of the buyer. The company have unilaterally decided not to pay compensation to flat buyers who had defaulted in payment of installment on more than two occasions for the period of seven days and above. This decision of the company is robbing the buyers for several hundred crores of rupees, since there are ____ flats in three towers.

3.The office space buyers agreement has already been challenged by one of the buyers before Competition Commission of India (CCI) and the same is under investigation and thereafter for decision of the commission.

                                      4. Since all buyers of office space/shops in corporate Greens are affected by one sided clauses of the Agreement, some well intentioned individuals have decided to form an Association and fight for their rights unitedly before the competition commission and thereafter in higher courts if needed. I invite you to join the Association and become its part to fight the injustice.
