May 2023 we went to see the venture of janapriya unnati and a sale person showed us everything and talked sweetly and said over all your flat will be handovered upto december 2023 and wrote on paper that dec 2023 your flat will be handovered so by trusting this guys and that builders flase promises we took loan and paid booking amount there it self and this is 2025 in 2024 september they called me and said flat is completed and you can take handover and we after going there we found there is no wall and just the flat is cleaned as prevoius some equipment is there and painted and tiled thats it and in nov 2024 said wall is repaired and some walls got leakege so from there they got repaired for 4times upto the repairing of it not stopped this 2025 as we are paying bloody pre emis because of your false behaviour and false promises and these guys came up with a great solution of painting it again. Now we asked them for 1 month inspection trial to check it as they didnt aggred and saying pay full amount and take handover so my question because of your false promises we paid pre emis for 2yrs and rents for our rented home and now we have to take this bloody patched new flat? Even the quality of structure is not good even a small crane or some heavy load came near means the whole walls will vibrate and if we want to hang something by making hole then here for this structure we dont need a drill bit also just a pen and pencil is enough to make hole.
Thank you for your bloody project and bloody false ideas never do this type of constructions again.

Yes, We purchased 2 flats from Janapriya Metropolis, Motinagar, Erragadda.
in second floor and 3rd floor. Both the flats are leakage from the date of gruhapravesham. Not only ours there are near about 300 flats are under leakage out of 1400 flats. poor construction but took good amt. from us. & even 10 years of occupy, no Occupency Cert. given, No community hall & not provided any amenity so far.

Sir, we booked a flat(Arcadia-A-123) on 30.8.19 at Janapriya, Kowkoor. As per the layout (photo attached) given in the brochure, there were two balconies in the said flat. But when we visited the site, we found only one balcony being constructed(utility area). To our astonishment the proposed balcony was not constructed and was walled without informing us!

We have booked the falt in Jan 2019 and they promised us to handover the flat by Aug 2019 and in worst case by Dec 2019 end later.
We have completely paid the payment and neither the flat is in living conditions as they dont meet any rera criteria such as flat is not completed and whenever we ask they say its completed and snag is inprogress, new flat has cracks and dampness in child bedroom nor the grills or doors are painted, no...

I booked 1 BHK flat by giving 10000rupees as told by one the agent that this amount is refundable if there is a cancellation. I trusted and paid the amount through my credit card, hope that i get a new home. But due to some issues i cancelled it. As said the amount to be refunded right? But no. Its been 1month, they made me wander to your office multiple times, i requested, i begged . Seriously the answer i got is, its your money and your are tend to beg for it. Seriously, is this what i get customer service. Still still i didnt get my money back and still still they dont care me. What if i want to book new home, sorry i lost trust in you guys. Literally.

We have lots of stray dogs in our residential complex in madinaguda. Their population is on the rise with every month pass by. We would urge you to send the team and have them picked and relocate them to animal shelter. There are more than 600 apartments in the society and with small kids around, this becomes a serious security and health issue.

There has been incidents where dogs jumped on kids and got escaped barely. Littering is everywhere and dogs climb till the top floor of the community in order to search for potential meal. Kids play around and parents may not be vigilant always to see the coming danger.

Janapriya engineers having its reputation and fame treats its employees with the least respect. The senior officials behave very rudely and even the payments are not released on time. If the official are questioned for any wrong doing they do not bother and respond back to the employees like as if they are doing some kind of a favour to the employees. Moreover what i have noticed is that my husband works for almost 16 hours every day and even he works on sundays. It's not a one day issue and it's not only with my husband but with all other smaller category employees. The higher post engineers take holiday, leave early and mostly just sit in a place (In the site where i have noticed not all) but the smaller post ones should sweat and toil with no proper lunch hour, no proper working hours, no holiday and no respect too. Even after so much of work no compensation or no extra payment is given.

In reference letter dated 10-may-2019 regarding cancellation of flat no a4-503, stara at sainikpuri

I did not receive any communication through letter or mail regarding this cancellation 2 or 3 times i received pohone call regarding the paymemt but no body explained that how much i need to pay and due date for the cancellation

I dont understand that without any priour communication to the claint how your people did cancellation

Kindly give me a conclusion
And conform that revoke the flat or not
Then will move further...

The building quality of janapriya is very poor. After few months of moving in i've done several repairs and when asked to after sales person about issue. They plainly refused to repair anything. They did not provide mantaince of building even after collecting maintaince charge for one year. The building construction is substandard it looks like government made building with rough edges all over place. They not even completed the facilities such as playground even when it is showed during apartment purchase.

My flat no. Is c2-216, janapriya lake front. It is getting badly water leakage from top floor bathroom (Flat no 316) for last five months.
Complained to maintenance team to mr srinivas (Crm) but they did not resolve it. I have visited twice for the same purpose they have given verbal assurance of repairing soon but not even turned back. My tenant left due to leakage and it is beyond staying. Electrical appliances burnt due to short circuit. Very low quality materials are used. Doors fitted are made of paper moulded board instead of teak wood but still i didn't complained.

Several mail with reminders and whats app etc given. Also informed to mr. Nandan reddy (Project director) but not resolved.

I am bearing a huge loss for it.

This is a public service announcement for anybody planning to invest or affiliate in any form with janapriya engineers syndicate. There is truth to every complaint above that talked about them making threats to customers and investors. They get bank loans with benaami names and find innocent investors. They live from one loan to another and from 1 investment to another. The money is used to fund their luxuries but not to do the promised work. Owners and staff behave the same way. They don;t even need goondas. The staff and owners themselves will call and threaten families and if need be, even stalk people to scare them. For the safety of your money and actually your life, stay away.

I booked a 3 BR 1250 sft flat (no. 6137&38, first floor, vi block) in Janapriya Metropolis - Motinagar, Hyderabad in 2013 and waited 3 years for completion and handing over. I made 100% payments on time and the recent / last payment was in Aug 2016 with interest for 3 years adjusted as agreed.

The flat needs finishing touches inside which I have been insisting for the last 2 months. Also the outside lobbied, parking areas are not complete and other amenities need to be completed for handing over. My repeated requests are not being addressed.

I Have also been requesting scheduling of registration of the property and provided the details (names, adhaar cards etc) for registration. I asked for a draft sale deed to be sent to my e-mail for verification. There is no response whatsoever.

I have been calling their office a number of times but to no proper response. I am fed up with all this. The builders do not care after full payment is done. Only the registration amount is to be paid at the time of registration. Please help.

I booked a flat in Janapriya Metropolis (which is now called as Janapriya Classic Holmes) under 10-90% scheme which has PRE-EMI in 2011 year. I paid 10% when booked the flat and also disbursed another 40% through bank loan at the same time with the condition that Janapriya would pay the interest amount until the flat is handed over to me. They have been always non compliant at payments. They used to pay once in 2 to 6 months. Last year in 2015 without any progress in the flat construction they started torturing me to pay more from my pocket. My bank doesn't disburse additional amount unless they clear the pending dues of PRE-EMIs.

Now they have stopped paying PRE-EMIs completely from past 6 to 7 months. I was never at peace after booking the flat with them. I don't know how many more years it take for them to complete and hand over the flat to me.

Could you please guide me how can I file a compliant against Janapriya in this regard.

I bought flat in janapriya nilevalley (2a), madinaguda, hyderabad on nov'14.
By the time i booked they had completed almost 70% of the work as per their schedule given in the agreement copy. since then they haven't worked/have worked very negligible percent further (as per my experience). every time i approach them individually or group i was being informed that they will soon start the work.in the beginning of july 2016 they started working again. but i have observed that less than 10 people are working on the site to get 120 flats ready by next year february (this has also been confirmed by the janapriya sales manager).

God knows when i will get the possession of my house.

My sincere request to buyers to check each and every clause while buying house and ask for concrete promises.

And my sincere request to janapriya team, if anyone from this team is reading, to speed up the work in order to do achieve the deadline (second one)...

sir, I have booked one flat in janapriya arcadia, hyd in 2013.The construction is not yet completed.you can say not yet started other then basement.Every time i ask them the answer is same that it will be completed. It seems builders don't have the moral responsibility to even inform through mail or phone about the progress.Only when you ask then they will say work is going to start soon.I have taken loan from ICICI also.It seems that the builder are least bothered .When inquired about refund, they are telling that amount will be refunded after deducting cancellation charges.Instead of giving interest for my amount paid for the delay caused they are telling that cancellation charges will be deducted and the amount will be refunded.What about the EMI which I am paying.It seems I had made mistake in believing in their project.

I had booked a flat in Janapriya Lakefront in Dec 2011. Till date the work has not been started and the builder also not able to tell me when it is going to be completed. As per agreement they should hand over the flat by June 2103. Please help

I have one flat No. 7521, in Janapriya Nile Valley and facing a peculiar type of problem, in bath rooms there are two water connections one for flush and other for normal taps, here in one bathroom the connections have been interchanged, when both connections are operative then no problem but when flush water is closed and other is open then we are getting water in flush not in taps, when asked to maintenance people, the plumber is asking huge money, I heard that waste water treatment plant is going to be set up and after that this water will be supplied in flush connection, then we will get better water in flush and waste treated water in taps, how we will use that bathroom. The water supply has been resorted and we are getting water in flush connection. I request the Janapriya authorities to rectify this problem. The construction work in Nile Valley is in progress and the working force is available to rectify this problem.

I had brought a Flat at Janapriya Greenwood in Bangalore. The initial experience was good with builder showing us good constructions of A Blocks which were built initially and then got me into booking a flat. Now three years since my Registration and occupying my Flat in B Block, He still has provided Occupancy certificate. Lots of seepage issues, Building damaged due to adjacent Block building construction but builder has been least bothered, No generator, No Swimming pool as promised and in brochure, All window panes damaged, Electricals improper and painting not done . Parking allotted is still occupied by his store materials. Tiles loose and almost 20 tiles are cracked due to loose fitting.
I have raised these issues way back in 2011 december, but till date builder has not rectified even a single issue. Worst Builder i have ever come across. I request buyers not to but with Janapriya either at Bangalore or at hyderabad. Not a Honest builder by any angle.

Hi, I'm the owner of a flat in Janapriya Nile Valley. We Flat residents are not getting water in Flush since end of June. It is close to 03 months now and no water in flush. After using loo we have to lift heavy buckets to flush water in commode. We have requested the builder many times that there are Pregnant women, aged people in flats, who cannot and should lift heavy buckets. Hence, requested them to provide water in Flush. But seem builder is hardly listening. Not sure, whom to reach on this issue. Can someone give some solution.
