Hi, I am a victim of Dreamz infra like many others in Bangalore. I had booked a flat in Dreamz Swadesh last dec and after seeing issues with their commitments and fake promised, I cancelled my booking in Feb 2014. I received a PDC cheque amounting 3Lakhs after 15 days of cancellation and the check date is 5th Jun. When I produced the cheque in my bank, it got bounced on 7th Jun. After contacting Finance person (Amarnath) he asked me to reproduce the checque again, so I reproduced it on 14th -which again got bounced on 17th Jun. This time I visited their office personally and Atiya/Athiya (I don't know how to spell) told that they will have fund by 19th Jun so requested me to reproduce the same cheque again. So I did reproduced it again and it got bounced for 3rd time -with insufficient balance! Now I am not able to catch hold of them and not even picking my calls! This is a clear case of cheating. I am in big trouble as I had to pay this money to someone and I am having sleepless night. PLEASE HELP ME IN GETTING MY MONEY. Requesting all innocent buyers to get rid of Dreamz Infra and don't fall for their false promises (even it is written on paper) and false reviews on web.

We booked a flat in Dreamz Sakar in Jun 2012 and it was promised to us that the flat will be constructed and handed over within Dec 2013 itself. But till date, we have witnessed no single progress made. We keep hearing the same update that the approval for construction is still under process. We are completely agitate and frustrated as of now.

I had gone to book 2flats but the 2nd borrower was not present and hence I was asked to swipe my card for 1lack and they would adjust it with both flats for time being. when asked what if we are not able to go ahead and has to cancel. was advised that the amount will be returned immediately and we should not worry. I was expecting funds next day from buyer of my house but unfortunately the buyer turned back and I have to cancel the deal. I did it very next day by going to CRM office of Dreams GK. that's when i got to know that they will be giving a PDC cheque that too in 10 days. This happened on 228th of April 2014 and I am still waiting for the PDC cheque.

I had plans of booking my flat again after getting my house sold but with this such horrible experience I have lost interest in any relation with your company.
I want refund immedialty or I will file a case in consumer court because your company is doing things against the Mastercard and Visa rule by making cash refund. Please see the clause below which clearly states if transaction is made electronically then even refund should be performed through electronically on the same card. you wish to chose differnent card but you can not do cash refund.

If Merchant accepts any goods for return, any services are terminated or canceled, or
Merchant allows any price adjustment (other than involuntary refunds
required by applicable airline or other tariffs or otherwise by law), then
Merchant shall not make any cash refund. Instead, Merchant shall
electronically complete and transmit promptly to Bank the credit data
evidencing the refund or adjustment, and deliver to the Cardholder a true
and complete copy of the credit draft at the time the refund or adjustment
is made, together with the date and amount of the credit, in sufficient
detail to identify the transaction. Merchant shall imprint or legibly
reproduce on each credit draft the embossed information from the Card
and from Merchant’s imprinter. The amount of the credit draft may not
exceed the amount of the original transaction as reflected on the sales

Had booked a flat in their Samatha-A project located in Hormavu, Bangalore in the month of Nov 2013. Their sales manager at Bangalore North office showing company AD in Times of India and Brochure had impressed me about company saying the company will refund the amount back with interest in case of cancelling booking at any stage. I after arranging money by seling my old property and from other sources booked a flat by paying 15.75 Lacs which is 50% of total cost of the flat. But without intimation they changed the location of project to some other location and asked to either stay in new location/ switch-over to their other projects which they said will be coming up in different parts of bangalore. I informed them that I am very much particular about location and asked to cancel the booking and return back all my amount immediately with interest. Their project CRM sitting at Silk board office while taking cancellation request also took original booking receipts, Agreements, etc.. and after discussing with somebody asked to come after 1 week. When I went after a week she said she cannot pay back the amount at one go but I have to wait 6 months as per her company policy to get back amount. When I insisted about immediate settlement, she said she will send the cheque to bangalore north office where I had booked the flat within 3 days. But when after a week I approached Bangalore North office, SAles Manager handed me 6 PDCs amounting a total of 15.75 lacs but split into arbitrary amounts. I insisted about immediate settlement for which he asked me to take the PDCs then and he will speak to his management about the issue and he will try to resolve the issue. He even assured to get interest for amount due to delay involved as per his promise at the time of booking. After repeated calls to Sales Manager, CRM, Accounts person, Chatting on their website for about 1 month, only thing I got from them are false assurances and excuses without any body taking responsibility. On March 31 and 3rd Apr 2014 I presented the PDCs issued by company MD to the bank. I got shock of my life when both the cheques valued 1, 75, 000 rupees and 2, 00, 000 rupees bounced. When I tried to contact Sales manager he started avoiding me saying he dont have any knowledge about accounts and asked me to contact Customer Relation Manager ( CRM) sitting at Silk Board office. When I talked to CRM she only utters the words " Call Accounts people " and hangs the phone. When I tried contacting accounts person his phone will be busy or will be answered by some other person who simply assures that he will ask to call back which he never does. Once in a while even if accounts person answers, he tells some non-sense reason such they are not operating the account/ He will arrange money and call/ He will issue DD/ etc.., After pursuing the case with these people for about a week, they asked me to re-present the cheuqes again. when re-presented the cheques, 1 cheque has cleared but again 2Lac cheque has bounced. Till now company people are not in a position to tell when they will clear the amount. Every body is avoiding by telling some reason. I am worried about my remaining amout cheques that are to be presented in the month of May 5th onwards. The cheques are bouncing even after presenting the cheques by informing them over phone, sms, email( MD and official ID on website), chatting, etc.., I have sent a registered post to Company MD explaining the pain and agony caused by their action and loss I am suffering but have not received any reply.

I humbly request all people all over bangalore and all over india not to book any flats with dreamz infra india private limited and please don’t loose your hard earned money. If you still want to book a flat with them, please proceed with only executed projects with necessary approvals in place and where they started construction. Also please ensure to register agreement to sale immediately without fail. Get the construction agreement also signed and registered. Do not book any flats with them in the name of pre-launch offers, which they never execute in their life time. Most of them are not registered flats in their name or the documents which they are showing all are fake only.
Also note most of the banks in bangalore black listed dreamz infra private limited for funding and you will end up in paying your own funds or end up in loosing the flats by withdrawing your amount with posted dated cheques which always getting bounced due to insufficient funds.
I also came to know from these not handing over the flats to customers even after flats getting registered they are not handing over the keys and keep on telling that it is management decision to handover the keys only after inauguration, which never takes place. They keep keys with them to show to other customers to book the same flat twice or register the same flat to multiple times to many people and booking same flats to more than 3 people minimum. All their flats booked same flat to multiple people.
I have booked a flat at dreamz infra pvt limited, bangalore by making a down payment of rs.12, 50, 000 in the month of december 2012 in shloka-2 hsr layout with pre-launch offer with a commitment to execute the project by march 2013. However, till date (27.03.2014) this builder not even registered the property in their name and keep on postponing. With lot of difficulties and manhandling i got my money back. This builder also launching too many projects 75+ and keep on grabbing lakhs and crores of money from middle class customers in the name of pre-launch offers with fake brochures and documents without having land registered in their name, without having approvals in place and without executing the projects. Till date they have not executed and completed any of the project except two very small project near silk board, which they are claiming they achieved very big projects. Even in these projects their quality of construction is very poor, installed very poor quality bathroom fittings and doors. They use poorest quality of filter sand / almost like mud only, poor quality of cement, poorest quality of tiles etc. We need to put a full stop for this developer as i feel they may cheat all the customers with biggest real estate scam. They are just selling dreams not flats with higher discounts which are not in existence in the market. They are just keeping north indian half sleeve, half skirt, half middy wearing girls to attract the customers with lot frootee, juce, lace and lemon chocolates, small gifts to children, small kitchen items to ladies and displaying purchased prized in the shops by claiming they got these prizes to cheat the customers, false reviews from their own employees or paid reviews from customers to trap the customers in the name of pre launch offers. Please do not book any flats with these frauds as they are not executing any project. Just for eye wash they will execute 2 -3 small projects and they will vanish with your hard earned money. If you look at the faces of the people in dreamz they are un-educated but carrying designations like, vice president, president, director, general manager, deputy general manager and all are above manager level only even without passing 10th or +2 standard.
They are intentionally delaying the projects to grab the money and refund this money with post dated cheques of six months and most of the times these cheques are not getting honored due to insufficient funds in their account. Again they will sell the same flat to other people and trapping them to the same well. Once they take your money no one will take responsibility and no proper answer will be given. They keep referring us to contact multiple people every time. There will be no single person stay in touch for more than one month.

Please do not book any flats with Dreamz Infra . They are biggest frauds. They will show beautiful north indian girls with half skirt, half middi, half sleevless and naked legs with short middy almost showing everything in their body.
They attract customers with lot of Frootis, Lace, Lemon chocolates etc. They will show false brochers and price lists without having any projects exists in thier hand . No land got registered with their names. simply proving 50% discount 25% discount etc. by showing pricess which are not in existance in the market and grabbing advance of Lakhs and lakhs of Rupees froom innocent customers and cheating them without projecting any flats for them.
They just executed one or two small projects and by showing them they are chearing 1000's of customers and minting crorers of Rupees and they will vanish one fine day after grabbing so much money.

Please do not book any flats with the and avoid loosing your hard earned money.

My struggle with so called Dreamz GK ends on Jan 2014. I have booked a flat with Dreamz Sahavas on July 2012. Till date I enquired there is no approval, no specific plan and months after months same excuse, 'sir we will get the approval this week'…and so on… Even I found one day that the flat I booked it's not available in their drawing plan copy which they shared with me, I got shocked... You will always notice one thing while you will contact their CRM, they won't keep (never) a same CRM for more than one or two weeks. I spoke with more that 15 CRM in last one year. So always there will be an excuse that 'sir, she is not working with us anymore, so I don't know what she promised you'. They are a big fraud, their business is just to hold the money of the middle class people and get the interest profit out of that. For God's grace I have got back my money after cancellation on January, although it took almost three months to get the same.

Hi Guys, Beware of Dreamz GK ( Dreamz Infra India PVT LTD) I have booked in “Saakar project” paying 30% advance, They told They will get BBMP approval by Mid of Feb-2014. But till Now no approval. I booked the flet almost 2 years back, but i havn't got anything. Not clear about the next plan . CRM will not take responsibility of anything . Surprisingly one day i will come to know, my flet is cancelled and given to someone as i was defaulter in paymnet which is not true. They target middle class people...
After paying booking amount of1lakh, they will send you MOU and Legal documents of Land
But MOU not reflect what discussed with Sales executive.
They not clear in MOU, what...

Beware of Dreamz Infra. They advertise almost everyday in Bangalore news papers luring only middle class- flats in the range of 22lakhs to 27 lakhs. They dont have a single site where the construction has started. They just show land which is full of grass and shrubs. God knows whether the land belongs to them or not. Only one or two people in the organisation knows the location of these "lands". Do not give them any advance you will be ruined.

My husband and I were relocating to Bangalore from Haryana. We knew that we wanted to purchase a home, but did not even know where to begin since we were first time home buyers. I saw about Dreamz GK Infra in the newspaper and decided to contact them because of the outstanding reviews I heard about them from my friends who had already booked a flat with them. They responded very quickly and put us in contact with a sales manager right away. He started showing us the flats within our specified budget. We picked a few we liked and when we made our site visits across their projects. He was friendly and very approachable throughout the entire process. Being first time home buyers and from the North West, we had a lot of questions. He answered everything very thoroughly. He also went above and beyond and explained things to us that I didn't even know to ask, which was very helpful. Finally we were convinced enough and have booked a flat with Dreamz GK Infra and very satisfied and thankful to them for the wonderful experience.

My struggle with Dreamz Gk got over on 13th May 2013. I had booked flat with them on 5th August 2012.
In these 9 months , they could not get the land registered. At the time of Booking, I was promised that by August 2012 end,
Property will get registered and construction will start.

Since August 2012, I have been calling to Dreamz team to know when property will get registered. They were giving fake responses.
Like by 15th September 2012 for sure, then 1st week of october 2012 then by October 2012 end , By December , by Jan 2nd week of 2013 .......... .

I spoke to their CEO ( Sujit ) : He said, please trust on my words for last time, we will get land registered by April 2013 or we will give you your money back. He had promised may things in the past which never fulfilled, so I spoke to Sachin Nair ( [protected] ).

Sachin Nair : He is all in all in this company, He is Big Boss of this Show. He promised to return my money with 18 % interest and within 15 mins of my cancellation request, If land does not get registered by April 2013.

April fill month passed, I tried to call him on 7th May 2013 in the morning. He requested me to speak to his customer care representative , Angel. When I spoke to her, she told either Anil (COO of this company ) or Sujit ( CEO of this company ) can update you in the details. She message me Ram's Cell number. Mr Anil said, You have just paid Rs 5 lakhs as booking amount but have disturbed all o[censored]s. His tone was rude and he disconnected the call by saying contact Sachin or Sujit only. Mr Sujit's cell was switched off , so I dialed again to Mr Sachin.

This Time Mr Sachin was in Form, He lifted the call started shouting like " Why are you disturbing me again and again, in the morning spoke to you for 22 minutes and asked you to contact Angel. If you disturb be again, I will also cut your call" .

The phone was on speaker and my family was listening it, the way he reacted gave a shock to every one. We felt as if we have lost our money. I was just tryiong to get an update about my Dream Home. When will they start constructing it.

My Brother called to Karnataka police and Media people and we wrote a mail to them and kept Dreamz team in the loop. When Dreamz team, found that mail in their mail box, they gave a call to me immediately and promised to return my money back within 24 hours with 18 % interest. They gave me Rs 65000 as Interest on 5 lakhs in 9months.

What I learnt from my Mistake is :

Neve ever trust on new builders.
Never book a falt with builders, until they do not have completed 2 to 3 projects.
Try to book flat , when construction is in place.
A builder's good support and behavior is very important, when you are going to stay in that apartment or going to sell it or give it for rent. There will be many issue in first few years of occupying the flats and builder shoud take quick action on it. But if Sachin Nair ( The Big boss ) can speak rudely to customers then forget a respect from their employees.


Dreamz is very new in the market and they have come up with more than 45 pre launch projects. Even big builders in india can not afford more than 4 to 5 running projects.
If you talk to their management, they will draw a wonderful story in the air for you and you will be delighted with lots of good dreams.

One thing is very sure, Dreamz team will get exposed very soon.

Please read my experience and go back to ask them to clarify why did they cancelled our flats. I can say that they are cheating all o[censored]s by different ways. Please note down my flat # and project which will help you to raise your voice in front of them. If they have courage and they are not cheating innocent customers then ask them to explain here on which legal points they have cancelled our flat after 1 year and after getting full advantages of our hard earned money.

After visited to their office/project site with their executive "Sehanawaz" and discussion with their Vice President Mr. Nisar, we booked 2 flats on 16th April 2012 which is a prelaunch offer.

At the time of booking the vice president agreed to our below points after taking approval from the senior management.
1. 20 % of the total booking amount shall be paid before 15 days from the date of booking
2. Remaining amount will be paid after the bank loan sanctioned from the concerned bank

These points they have mentioned in our booking form dated 16th April 2012. Also these ware mentioned in the MoU prepared by them with Notary registration dated 14th May 2012.

Hence we paid 20% of the total booking amount in two installments with below dates:
• 16th April 2012: INR.1, 00, 000 /- (One lac) for each flat by bank cheque
• 03rd May 2012: INR. 4, 60, 000 /- (Four lacs sixty thousand) for each flat by bank cheque.

After the land registration and bhoomi puja on 6th Sept 2012 they started asking for the service tax and VAT for the paid amount.

Then we went to their office and after the discussion with the CRM (Mr. Ashis) and the Director (Mr.Pankaj), they said if we fail to pay the service tax at this moment they will cancel our flats.

Hence we agreed to pay the 2.5% service tax of the paid amount. On 26th September 2012 we paid the service tax of INR. 14, 000/- (Fourteen thousand) to them for each flat.

Till 7th March 2013, they have neither started the construction nor received the BBMP approval and the possession date as per the MoU is February-2014.

But they started demanding of more money INR.1, 00, 000/- (One Lac) for each flat since 10th November 2012 by sending SMS and phone calls. Every time we updated the executives to go through the MoU and booking form, if any doubt please contact Vice president but all in vain.
Finally we both decided and went to their office to discuss this with CRM (Mr.Ashish). But he strongly demanded the money and threatens to cancel our flats.

On first week of December -2012, we again went to their office to Met the Director (Mr.Pankaj) but he was not interested to listen our queries and ran away from his cabin. After waiting more than 1-2 Hrs we came back without any answer. At the mean time we updated all the calling executives to go through our MoU and booking form.

On 20th December 2012, they sent a legal notice to my friend but I did not receive any notice. My friend received and accepted the notice.

In the notice they have stated that “as you have failed to pay the further funds to my client, they are put to a great hardship and loss, hence they are constrained to cancel the booking made by you.”

On 26th December 2012, after consulting with advocate my friend replied to the legal notice both to the advocate and their MD Disha choudhari with all the above points and requested if they have any concern to the points mention in the replied notice they can reply within 15 days from the date of receipt of this notice.

They received the replied notice on 28th December 2012 and the advocate received it on 31st December 2012. But none of them have replied so far.

We continued our communication to the new CRM (Ms. Neela) over the phone and by email. But she did not response to our email but continue to give false promise over the phone.
On 24th Feb 2013, we went to their office again to meet the President (Mr. Nisar) at 14 Hrs after taking an appointment over the phone from him. But due to not feeling well Mr. Nisar left for the day.

Hence we met the CRM (Ms. Neela) and after the conversation she introduced us to another President (Mr. Shashi). After putting all our concerned in front of him, he inquired the flats status in front o[censored]s and confirmed that the flats are not cancelled and requested two days of time to discuss our concern with the senior management and Mr. Nisar.

We sent a reminder email in 27th Feb 2013, but as usual no one has replied to it.
On 3rd March 2013, we again went to their office and Met both the president (Mr. Nisar & Mr. Shashi) but they updated us that the flats have been cancelled and resold to other customers.

When we asked why the flats are canceled without replying to my friend's legal notice and without any communication and we want these flats back, they said they will discuss this in HOD meeting and update the status by 5th March 2013.

On 4th March 2013, we called Mr. Nisar and he said please come to office on 5th March 2013.
On 5th March 2013, we met Mr. Shashi and he said the HOD meeting is not happened and it is reschedule to 5th March 2013.He asked us to call him in the next day morning.

We have handed over the following docs to him to discuss in the HOD meeting.
• Photo copy of booking form
• Photo copy of MoU
• Photo copy of replied Legal Notice of my friend
• Photo copy of both the acknowledgement receipt of the registered post
• Print out of all the email communication to CRM (as he asked why we have not communicate this to them earlier)

On 6th March 2013, we called him again and he updated us that the HOD meeting is not happened again and the final decision is that they have canceled our booked flats.
We have sent an email to both the presidents and informed them over the phone to reply to our email with the reason for the cancellation. But no one has replied so far.

On 5th March 2013, Their New CRM (Ms. Dewanshi) called and updated us that the cancellation cheques are ready and collect the same by submitting the original documents given by them.

On 08th Mar we went their office and asked the final decission. Mr Shashi told your flats have been cancelled and there is no way to continue and gave our cancellation amount of Rs 5, 74, 000/- (Including Ser Tax). We requested them many times to continue our booked flats as per agreed conditions and finally requested them to pay at least some interest as this was not the legal way to cancel our flats after one year and they didn’t keep their promise according to prior agreement. Then Mr Shashi told us to inform after their management discussion regarding this cancellation as this was not legal cancellation.

We got back our money after so many struggles as their given cheques have been bounced initially due to insufficient balance. Now they are not ready to respond us and denying giving interest. They have utilized our money for their business around one year and cancelled our flats without any legal reason. That means they cheated us and took advantages of our money without any interest. We have not signed on cancellation form and not returned any original documents to them as the cancellation happened from their end and which is illegal.

I am taking legal opinion to file complaint against them to recovery my loss. But my choice is GUJARAT’s option first before legal option which is to express my opinion in front of peoples rather than fight against them silently.

I don’t want to be happened same thing for all o[censored]s and for new innocent customers.

I booked 2bhk flat in dream sneha ii and given 25% cash and vat/ service charge again they are asking the money at the time of agreement so i cancelled the flat and i taken back 25% money but they are refusing to give the vat and service tax as they are telling that amount given to government how it is?

Dreamzinfra GK pvt ltd (Squrefoot properties) company are big Frauds and cheating innocent people. It is into Real Estate and selling Flats at very low price in Bangalore. Earlier they were marketing real state agent who sell third party property to cusotmers. Now they started this new cheating business to give flat on very less rate by paying 25% to 100% advance. I am a victim of their project "Dreamz" already in silk board and can tell you their boss Sachin is a big time cheat .

They will run behind you until you are paying money and after that they vanish. I got cancellation after 1 year and they didnt give me any justification for that.

They have made all the arrangements to make us fool. When you step into their office they will try to impress you by offering free snacks, dry fruits, soft drinks etc... They also take you to a site in posh Taxi.
They are posting good reviews/comments all over the Internet and have hired men for it. They have even opened a website names dreaminfrareviews.in for fooling/misleading people by good reviews.
